The Villas at Wyndham Lakes

I regret my time living here. I don't recommend these apartments as new management took over. Your lease is locked so they get you there. The units are poorly maintained and even if they fix it, you will have another issue. The landscaping is in terrible shape, and it's clear the complex doesn't prioritize upkeep. The gates are always damaged, compromising security. No control on people cleaning up after their dogs. The trash area is consistently filthy, adding to the overall lack of care. I would not recommend living here.

We had a fantastic tour with Amber. She was super helpful and informative and made the entire tour very enjoyable and easy. The community looked beautiful.

I have been a loyal tenant at Wyndham Lakes, The Villas for 2 years now and have never been late on my payments. However, I am extremely disappointed with the recent decision to raise the rent fees once again. What is particularly frustrating is that new tenants are being offered significant rent discounts of up to $600 lower than the proposed new rent fee for returning tenants like myself. It feels unfair and unjust that loyal tenants are being asked to pay more money than new clients who are receiving such generous incentives. While I understand the need to attract new tenants, it is disheartening to see the lack of consideration for those of us who have been consistently paying our rent on time. Additionally, I find it misleading that the prices listed on the website do not reflect the actual prices being offered to new tenants. I personally referred a family member to The Villas and they were able to secure a substantial discount on their monthly rent. I believe that there should be more transparency and fairness in the pricing structure for all tenants, both new and returning. As a loyal tenant, I would appreciate more recognition and consideration for my commitment to The Villas. I hope that these concerns can be addressed and that there can be more equitable policies put in place for all tenants. To add: However, I recently experienced a troubling incident that has left me extremely disappointed with the management of the property. The landlord hired a roofing company to redo the apartments' roofs, and unfortunately, my vehicle was damaged in December 2023 as a result of their negligence. Upon contacting Wyndham Lakes with clear evidence of the situation, they initially promised to follow up. However, it took close to 6 months for this issue to be resolved, despite numerous phone calls and emails. At one point, the Wyndham office even stated that it was not their problem and that they were doing me a favor by contacting the roofing company and following up. This lack of accountability and delay in resolving the issue was extremely frustrating and time-consuming. Furthermore, when I visited the Wyndham office to address the situation, I was met by their employee Rigo. I found Rigo to be unprofessional, inconsiderate, and uncooperative. Instead of addressing the issue at hand, his only goal seemed to be to pressure us to pay more money or leave the property.

This property was purchased by the Connor group not to long ago. Since then, they have raised the rent by $500. Everyone ended up moving out, now they lowered the rent to get people to rent again and I am stuck paying so much more then I was. They redid the roof, which was a disaster, nails all over the roads, my light shatter all over the floor, my patio has debris all over it and still no one has cleaned it up, and the roofers would lay in the plant beds on their lunch break in front of the apartment doors! No one even cared. Since the rent has been lowered there is a significant increase of dog waste all over every patch of grass. Maintenance claims they come in 24hrs more like 2 weeks if you're lucky. The staff is by far some of the rudest people I've ever delt with. The school next door has parents who park in front of our gate waiting for their kids after school so they can skip the line, they won't move and management won't do anything about this. I could honestly go on and on listing other issues I've had living here. It's clear management purchased this property to flip it for a profit. Do yourself a favor and rent somewhere else.

Pls don’t rent here , the management sucks and their rude plus they charge you extra fees that don’t come with rent .

The new management sucks , we were without a dryer a over a month , they also charge us crazy amounts of money that weren’t agreed to in the rent , everyone here is really sad and upset and willing to move out soon .

Management is rude to residents. Service requests go ignored and when you call to email the manager makes you feel like an inconvenience. The grounds are disgusting. This place has gone downhill. Avoid if you can.

Rent increases used to be $75 but this new increase was $800! The manger could care less when you have an issue with your unit! The maintenance staff is horrid, they hire anyone and they know nothing! Yes this place has a great high school district, but that’s about it! They want to charge you for anything and everything! Something isn’t working in the unit and they give you a very hard to replace or they want to subcontract out and have you pay! This place is VERY pricey yet super cheap on repairs! Also the “renovations” that were supposedly done are horrible! Certain items in the unit are old and not upgraded! It’s sad that you think you would be treated better but nope!

We moved into Wyndham West Villas in August of 2020, we were sold a picture of a nice place to live long term, the staff all said they lived here for 8+ years and we planned to move our family in for a few years. Fast forward to our lease renewal, 2021, just living here for 10 months, they slapped us with a 50% rental increase for renewal at the end of August. That's a $1000/month rental increase with only 60 days notice. There have been ZERO upgrades to the property or neighborhood, in fact for most of the time living here because of COVID we had little to no access to most of the amenities that the neighborhood offered in the first place (pool, gym, business area). In addition to the OUTRAGEOUS percentage increase in our rent, the staff and management have zero concerns about what they offered up as a price increase. They all act as though this is normal, standard process, and a completely reasonable increase. I absolutely would NOT EVER recommend this location or management company.

Be aware that if you are signing a new lease here, they do 50% increases on first renewals. So whatever you think is in your budget, they’ll bait and switch you on price as soon as the first year is up. This isn’t a place to rent long term. We moved in 9 months ago and they hit us with a $1000 a month increase to renew. We thought for sure it was a mistake, I’ve never seen a rental increase more than 15%, and even that is considered high. When we asked what was going on, the manager said “Well, you have an amazing rate” and offered an $850 increase instead, because apparently that’s more reasonable (a little over 40%). We weren’t given a discount or a special rate when we moved in, so I’m unsure the relevance of us having what they consider an “amazing rate”. We paid what the apartment was listed at. Nothing has changed about the community. No additional amenities, no clean up, no construction, no renovations to our unit or the rest of the property. Up until a couple months ago, we didn’t even have full access to the amenities that they enticed us with at move in. I cannot find any reason for such an outrageous increase in rent as the value of living here has not at all changed since we moved in. I’d strongly suggest looking elsewhere for a home. It’s really unfortunate because the staff I had dealt with up until this point were very nice, which isn’t usually the case in large rental properties.

I lived here for a year and loved it. Great customer service and maintenance. Clean and beautiful amenities. Best pool around!

I recently moved in to Wyndham West Villas. I am so happy to say the process was easier than i expected. I applied online and the entire process was smooth thanks to the girls in the office. I would recommend this place to anyone.

I just want to express my gratefulness and thankfulness with this property. This is our “home” .. my son and I extremely love the property, staff and events here. I am going to start off with their staff.. Courtney the property manager is amazing she is hands on with all of her leasing directors and residents here. Cheri is so compassionate and generous with all of your wants and needs..she puts her residents first and treats them like family. Ida always has a smile and is courtesy with meeting the wants and needs of everyone living at the property. Frank the head maintaince associate and his staff takes their time and energy to make sure your apartment villa is fully serviced and up to date. Being a resident of this fabulous apartment villa gives me the confidence, safety and security of knowing that not only do they “all” treat their residents like friends they all treat them as family... I give this property 1,001 stars for their professionalism and quality. Thank you Wyndham West Villa for making our stay here so rewarding.

We have been living here for 4 years. We loved living here. Great area, great schools, and location. Until new management came in. They are the worst. Having nothing but problems with them, because they are making major changes to the complex they are looking for excuses to charge you extra money. Every month it's something new. They make fake excuses to come into your apartment so they can find something that " wasn't in your lease" to charge you extra. Management is the worst we have had in 4 years. Before you rent here I advise trying to talk to residents that live here before signing, most are not happy!

We have lived in this development for four years and all Love it! We love the location, it’s quite and comfortable! The office staff is always amazing, Cheri is always pleasant and helpful! We are very happy to call this place Home! Thank you!

Have always been more than satisfed with the office personnel and maintenance personnel. The grounds are always kept neet and clean and the neighbors are polite and friendly.

I really couldn't be happier! This complex has everything I would want, and it's close to stores and restaurants and such. Plus, the people working here AND living here are so friendly and down to earth. The staff even knows all of the residents on a first-name basis. Very accommodating to those who need it.

Superb Northwest Coral Springs location within walking distance of shopping, A schools, restaurants, and 1 minute from the Sawgrass Expressway. The staff goes the distance and then some to create a warm and comfortable environment. Apartment homes and townhomes are spacious and magnificently upgraded. Relaxing at the tropical themed pool area will have you thinking you are on a permanent vacation. Movies, indoor miniature golf, and other exciting activities are right down the street. After 5 years of living here I still recommend the Promenade at Wyndham Lakes very highly. This location puts you within 15 minutes of 3 superb malls for those who love to shop.

My boyfriend and I were transferred from Kentucky to Florida for our jobs at Budweiser. With little time to scout for an apartment, we put faith into apartments.com to help us locate our future home. BOY! Was I glade we did! Of course the 20 hour car ride had us constantly worried if it would look as good as the pictures appeared. As we walked through the front door, it was everything we dreamed it would be! If were to move again.. I can't wait for the next blind date with an apartment!
