Woodland Townhomes

I paid a $300 deposit to be on the wait-list plus the $50 application fee totalling $350. I was verbally told and I was emailed a letter that I was approved. I gave notice where I currently live. Then last week I got an email from the property asking if I had any more income or the possibility of a co-signer. I said no to both. I never heard anything back from them until I followed up yesterday. I emailed them letting them know my confusion as to why they were asking these questions if I already received an approval letter and they verbally confirmed my approval. They emailed me back and said that I am under $800 for the 3x monthly income rule so unless I can provide proof of more income then they have to deny me. I was furious at the fact that I was mislead and lied to. I had to email my situation to the office manager where I currently live Herrington Park Townhomes to see if they can send me my lease renewal so that I can just stay here. I rather stay here where the management is far better than there. I rather stay somewhere that is truthfully and will not lie or mislead me. I absolutely would not recommend this place to anyone. They are that good of a property. They should never ask for a deposit to be on a wait-list. I never in my life time have encountered a property that ask that when now. Now it's going to be a fight to get my money back. Stay away!

The owners don’t care about anything EXCEPT for MONEY. Make sure you keep your records of paying, etc.

I am a current tenant. I am forced to leave because the management staff said we did not pay anything for Feb. 2024. My elderly parents and I (disabled) went to court for an eviction. We have to be out at the end of June. The next thing, I found a bed bug. Now, if you read up on them, it’s not because you are poor or not a because you do not clean. These townhomes are connect in one bed with 4 units attached. They have nevered offer pest control…. Early in June, the whole HVAC system was gone. It took them 3 days to get another unit for the HVAC in. Residents are not allowed to open their bedroom windows that are upstairs. Trust me, I called the Shawnee Fire Department of Codes and they cannot do anything. My dog got sick recently because of the chemicals they spread in the grass, one day I had asked a man that was spreading it and are the chemicals bad for animals…especially dogs. And he said, “Yes!” DO NOT MOVE HERE. Also, if you are behind rent, you cannot use the pool. The only amenitie they have. People let their dogs loose and some dogs will follow to your part of the TH. I only speak Gods honest truth and if anyone asks me, I do not lie. I do not mind showing/giving my info out. This place is DOOMED!!!! I have documents, records, receipts, pics, and bank statements. This place is unjustifiable. I pray for prospects looking for a future home to not take the chance here. I know a lot about leasing as I was a leasing manager in my past in 2 different states.

We have been pleased with our decision to rent here. Pet friendly. Reasonably priced. Prompt and convenient responses from staff via email. Infrequent and unobtrusive maintanance walk throughs. The pool area is well maintained. The neighbors have been quiet.

I've been living at Woodland Townhomes for two months, and I'm extremely happy about my decision to live here. The townhouse itself is great. It has lots of room and plenty of storage. I have a garage and can fit two cars in my driveway. My kitchen has new appliances and flooring that is very tasteful. The patio is a good size. The office staff is very friendly. They respect my privacy and always arrange a time that is best for me when maintenance needs to enter my unit. Parking is my biggest complaint. Extra parking around here is terrible! Both sides of the road are usually full which allows for only one car to pass at a time. On multiple occasions I've had people blocking my driveway at night. Overall, I am happy here and recommend Woodland Townhomes.

Moved here 2 days ago & we absolutely love it here! Cynthia is AWESOME! She really made us feel welcomed & went above & beyond to make our moving process easy. The townhomes are beautiful & very SPACIOUS and we got brand new carpet! Neighborhood is really quiet & it’s very convenient to a lot of stores. (Not to mention the gas station right behind the property) We signed a 2 year lease but we’re already considering living here longer!

I love living here! The staff and owner Greg is very friendly and helpful. The rooms are spacious and all the appliances are new. Its in a great location and the neighborhood is quiet. The community here makes you feel welcome and at home.

We recently moved in, and we are enjoying our townhome. We had a prompt move-in process with no problems. The stainless- steel appliances are cool and there is ample storage space.

Great owner, great office staff. Always kind and get back to me whenever I have a question or maintenance issues in a timely manner. When we moved in it was also very clean, new carpet and appliances.

I really like this place. I decided to stay here, but move to a bigger house. The new place was move in ready, except one small issue, but they immediately took care of it. The owner and staff are all great and friendly. There are hardly ever any empty locations here. Grad a good one if you can.

The townhomes are nice and big for two bedrooms. I viewed many other apartments and found that the bedrooms were small. The bedrooms at Woodland Townhomes are spacious! Everything was nice and clean when I moved in. The only complaints I had were that maintenance was slow to respond to issues and the lawn care was not the best. My patio area always had weeds because lawn care would not use a weed eater around the patio areas.

A very nice neighborhood and the people we’ve met so far are pleasant and friendly. We like the townhome’s layout and the rooms are spacious. Very glad we decided to locate here.

The area is very nice and the schools are very highly rated. Very reasonable for the amount of space you get. Very well kept and management/staff is wonderful!

Very spacious three bedroom with full basement and large storage area which was very much needed since I was moving from a house. All the appliances and carpet were brand new and all the walls were freshly painted. Stunning remodeled bathroom in the downstairs area. There has been a few hiccups when I first moved it, but were taken care of in a somewhat timely manner. So far the neighborhood seems pretty quiet and close to very well regarded schools.

Greg and Amy were incredibly nice to work with during the process of moving from Missouri. We had looked at 30 or so apartments and town homes before deciding on Woodland. They are very competitive price wise for everything you get here. The location is perfect, close to many of the USD 232 schools as well as parks and trails. This community is really pet friendly ! We are very satisfied with our decision and our new home.

Amy and Greg were awesome through the whole process and the apartment is awesome. New appliances and carpet and fresh paint!! Amy was very understanding of my situation from the beginning and I am so grateful! Thank you to the both of you!!

There was no thought left out in the design of these townhomes. Ample closet space, great lighting and overall happy with the quality. Amy in the office is so kind and helpful!

Moved in recently so far I would say it’s been an pretty good over all experience. The town home is spacious new stainless appliances very well kept with nice curb appeal. Very close to an excellent set of schools and fairly close to 435. Has an country like feel it’s very quite and has an very large open space behind perfect for walking dogs. Staff has been friendly and professional, definitely the nicest place I have ever lived in.

We are so glad we chose this to be our home! It’s a perfect space for us right now as we are new to the area. The location is spectacular as you are so close to many attractions but Woodland provides a quiet and safe neighborhood!

Moving here from an apartment was a great move. Lots of room and bedrooms are very spacious. Office personnel are very helpful. They were accommodating when I needed to move my move in date.

Before I moved in they replaced the carpet/kitchen appliances that's a plus for rental property. close to the schools

I am so happy to have decided to move here. Moving from a house to here was just what I needed. Spacious rooms, garage, all rooms newly painted, new carpet, all new appliances, and a patio. Close to about anywhere you need to go. Amy & Patty are Super friendly and made me feel right at home. Very quiet neighborhood. I love it.

I recently moved to this townhome community from an apartment. I love it! After being in an apartment for three years it's exactly what I was looking for! Amy and Patty were so helpful with the lease and move in. It's in the perfect location for work and my son's school! Everything was ready to go when I moved in...new carpet, new paint, new appliances. I couldn't have asked for an easier move!

I loveeee living here!! It’s a beautiful place with a lot of space!! The leasing manager Amy is great!! She’s always very helpful and super nice! We have a garage and basement very spacious and beautiful! If you’re looking for a very nice place to live this is the place! No complaints at all.

So far I am very impressed with my new Townhome. The customer service is outstanding. The maintenance staff are very friendly and helpful. My unit was very clean upon move in and I really like the layout. I also love how pet friendly the neighborhood is.

My family and I are happy to call this place our home! There were some issues when we first moved in but management and maintenance were on it. We understand that nothing is perfect but it’s nice to know our concerns matter. We have new carpet and appliances and the neighbors are very friendly.

amy is awesome! weve been looking for a place for months but ran into a little trouble with credit. she was so helpful and accommodating. everyone is so friendly and seems like a great quiet neighborhood.  there is plenty around and schools are super close too. i highly recommend them.

I recently moved in to a 2 bed 2.5 bath and have been incredibly pleased with the entire process. Leasing office is kind and knowledgeable, the owners greet all of the new tenants, and have maintenance on staff that takes a proactive approach to help residents.

We've lived at Woodland for 2.5 years now. A nice, quiet, family-friendly neighborhood. Pool season is always fun because it gives neighbors a chance to meet each other. It's a safe neighborhood for our kids to ride bikes and play, and the surrounding areas are very safe as well with a really good school district very nearby. We live in a 3-bedroom with a finished basement which gives our busy family ample room. This has been the perfect place to live to accommodate our growing family until we are ready to buy a home in the area. Also, we love the wide open skies out here! Just beautiful!

I have been living in Woodland Townhomes for several years now. I came in at the end of the "Marlene" era; ANYONE who says that they had "no problems" with the previous management is not telling the truth. Marlene was rude and confrontational, she had half of her family living in half of the townhomes and the place was a disaster and was managed terribly. I've seen the new manager, Greg, work hard to clean up the mess that Marlene left behind over the last few years, and is STILL working to clean up some of her mess. The gals in the office are always extremely friendly and helpful. No, someone is not always in the office but I work from home and know that this is also because they're often out on the property. I see them often when I am walking my dog during breaks in my day. They're always quick to respond to my maintenance requests. After a few maintenance people have come and gone (leftovers from the Marlene era), the current maintenance guy is absolutely fantastic. I can't say enough about the property manager and his family who are very friendly and involved in the community. Greg himself has come down to my unit after hours for emergencies! The neighborhood itself is very quiet and friendly, pool season is always fun. I intend to live here for a while yet. Any of the negative reviews I have read are from people who aren't telling both sides of the story. Believe me, I've lived here long enough to see it all. This is a family friendly community and that's what I love about it. This past winter was so much fun watching the kids play in all that snow!
