Property Ratings at Woodlake
This property is extremely trashy and has so many red flags. The property was so bad I had to pay 2,000 dollars just to get out of the lease. It was "newly renovated" but there was bugs, paint dumped everywhere, mildew smell, paper thin walls, broken patio door, all of it. The property had trash everywhere the day I got my keys despite being clean the day I toured their model unit. They were super shady and made me go to Walmart to wire transfer them money via a MoneyGram that even the cashier told me it was a scam. The property was not safe at all. Do not go here or Forest Village (their other location)
First off, they're lying right off the bat; there are only 12-month term options, and if you try to break that term they take you to court. Love getting charged fees for living here? There's a lot of that. Serious maintenance needs that go ignored for months and months? Something is broken every day. The managers here want you to pay your rent or they want to evict you and see you in court. Someone here probably gets great pleasure sending eviction notices. They don't understand why their tenants are unhappy, they focus so hard on the appearance outside and on the internet to potential renters, but you will move into nothing like what they advertise. Be prepared to pay for ALL damage and cleaning when moving out, even if you have proof that damage was previously there. These guys want proof of everything from renters insurance to your paycheck, but pretend there's nothing in the photos you send them, especially when it's an actual problem. A lot of residents here are hiring lawyers and some people are even preparing reports to present to the Columbia Government if it hasn't started already. Residents want to see change here and would like to live in a livable apartment, but management shoots down anything that would improve tenant life quality at all.

We offer anywhere from a 3-14 month lease term to give our residents the flexibility they are looking for. I have been living in my apartment for 2yrs going to 3, I love the management because there always friendly and help with any questions I have, emails every month about any event there having or any changes on office hours. The maintenance crew always come on time to check anything that's wrong in the apartment and are really polite. Honestly can't complain
