Property Ratings at Woodbury Place Lofts
Landlord told me when we moved in that you wouldn’t hear anything and that the walls are solid. The first week I moved in, I continued to hear foot steps and dog steps upstairs at all times of the day. I could hear the neighbors to my left and right all the time playing music or watching TV. The noise was very bad in these apartments. The luxury of the apartment was nice, but overall I would never recommend to anyone. I wanted to move out the first week I was living there!
I have lived in a number of loft apartments and this very well may be my favorite. If you're looking for something other than a cookie cutter "luxury" apartment you won't do any better than this building, especially for the price. The owner and manager are both great people and very responsive. The character of the old brick/block walls and wood beams are complimented by high end finishes. One of the best hidden benefits is the geothermal heating and cooling. My utility bills are half of what they have been in similarly sized spaces. Lastly, cable and internet are included in the rent! My biggest hesitation with living here was the location and walkability. Fuego, Vesper, Native, Rocco, Owl House, Branco, and Original Grain are all within a 10 minute walk!
We moved into these lofts because they are so unique and different than the other luxury apartments in Rochester. We only recently moved because I relocated for work outside of Rochester. Otherwise we would have stayed for years. But during our one year time at Woodbury; it was a great experience. The apartments are gorgeous, the owner and property manager are both down to earth and friendly people who truly care about the community living there. From monthly news letters in the lobby with upcoming events, to the wonderful cleanliness of common areas, I can’t say one negative thing about this property. It’s truly well maintained and managed. The other tenants are friendly, and welcoming as well. My partner and I were very sad to leave. We loved it there and we highly recommend.
To be fair a lot of the concerns in the previous review used to be true with the old management company, but the building I believe is now managed by the owners who are responsive and fast at addressing any issues. UPS and FedEx have access to the building and I've never had any issues with the buzzers. Also electricity bills are extremely low and there's fiber internet, and the built in closets and cabinets offer a huge amount of storage space.
A few things that I wish I knew before renting (because I would have kept looking): 1. This building is owned by 3-5 parties (I'm still not sure of the exact number). The relationship between owners and their shared responsibilities are extremely convoluted. Neither tenants nor owners seem to know who's responsible for fixing things. 2. Building is marketed as "luxury", but the customer service aspect is terrible. The management company (not owners) are largely unresponsive. The owners (one of them) fields my questions, but jumps through every imaginable hoop to avoid taking responsibility for broken/non-working things. Why am I paying so much money for a "luxury" apartment when things don't work and the owners are difficult to work with? Definitely not worth the money and the stress. 3. Things that should not be a problem but are: - Again, the owners and management company are very difficult to work with. I've been lied to, ignored, or otherwise fed excuses - Heating units were poorly installed - They re-drew the parking lot so the parking spots are literally the size of a car, so if you park between the lines next to another car, you cannot open your car door. Landlord response was to issue a notice to all tenants that over half of the spots are now considered "compact car only" and anyone will a non-compact car parked in these spots or otherwise not parked between the lines will be fined $50. What kind of solution is that? Reduce the number of spots by making them wide enough to park in. - The dish cable you're forced to pay for is constantly breaking. - Delivery companies do not have access to the building, so good luck ordering anything from Amazon. - Apartment doors do nothing to insulate noise, so you can sit in the hallway and listen to whatever your neighbors are doing, or if they're playing music you can listen along from your apartment. - The front door buzzers in the apartments never have and likely never will work. - There's no garbage dropoff in the building. You have to walk across the parking lot to throw out your trash and recycling. - Owners are prioritizing gimmicks like restocking candy dishes and putting purple lights on the outside of the building over addressing high-leverage issues. The moral of this story is you need to keep looking. This building is priced as a luxury building with nothing to show for it but nice countertops. I'd give up the countertops and large shower any day for quality customer service.
