Willow Brooke Apartments

As a resident of Willow Brooke, I must express my profound disappointment with the leasing office's handling of maintenance issues and the overall neglect from the property management company. Maintenance concerns are routinely met with delayed responses and insufficient resolutions, leading to persistent issues with faulty equipment and frequent AC malfunctions. The recurring sewer draining problems further exacerbate the situation, posing health risks and inconvenience to residents. Attempts to communicate these concerns with the management team have been met with neglect and indifference, both via email and phone. This disregard for residents' well-being and satisfaction is unacceptable. Despite these challenges, I must commend Mr. Robert, the maintenance manager, for his dedication and professionalism in addressing maintenance issues. However, his efforts are undermined by the systemic neglect and indifference exhibited by the leasing office and property management. In conclusion, my experience at Willow Brooke has been marred by subpar management practices and a concerning lack of concern for residents' welfare. Urgent improvements are needed to prioritize the needs and satisfaction of residents.

Since moving into the complex back in 8/2021, I’ve seen 2 murders. One of an officer and one of a family. This is a high crime area. Apartment and vehicle break ins happen often. Parking lot is always flooded, pool and office are always closed. Gym and laundry room equipment is poorly maintained. For the price you pay, if you don’t mind sharing your apartment with roaches by all means have at it. But I would heavy reconsider exploring other options.

The building itself is old so it floods often (at least once a year). It is infested with roaches. I had to throw away my Xbox and coffee machine because the roaches destroyed them. They crawl on me while I sleep. It's been this way for years and pest control is not consistent. Sewage comes up in the yard and also in the laundry room. There are 10 washers for the entire complex and half of them are usually out of order. There are no washers or dryers inside the apartments. People steal your clothes and comforters. The gym flooded and the floor wasn't replaced so it smells strongly of mold. The pool wasn't open all summer. There is trash everywhere. Any kind of outside decor you put out gets stolen. There were two unrelated murders last year that I know of. It's a high crime area. They claim utilities are included but then charge you $75 extra on top of the increase in rent every year so be prepared for your rent to go up about $100 every year. It is not worth the price, ruining your electronics or belongings from roaches and flooding, or your health from the mold caused by them just painting over leaks.

Over the next 48 hours I encountered what I can only describe as horrific conditions in this apartment. I will do my best to list them all here: roaches in every single crevice including the fridge and freezer, closet doors that were completely broken and did not close, my toilet seat was not attached, vinyl flooring coming up off the floor, a very strong musty smell of mildew coming from the hot water heater, an old 70s style oven vent full of grease and grime that clearly had never been cleaned and was unable to be closed, the deadbolt on the front door did not lock properly, dozens of poorly spackled areas on the walls, electrical outlets that had been painted over so many times they were crusted shut with paint, bedroom door and bathroom door were completely incapable of closing all the way, neighbors fighting at all odd hours of the morning, dumpsters that were never cleaned and had broken glass and needles lying on the ground, young children roaming the parking lot in the early morning hours unsupervised, multiple stains on the ceiling indicative of a roof leak, a non-functional garbage disposal full of broken glass and steel

I lived here for seven months (minimum lease) and it was really great and convenient for me needing to move somewhere in an emergency situation. However, I was not interested in renewing my lease. There were lots of issues with pest control and noise on the property. I frequently had water in my apartment and after maintenance came for like the fifth time, they told me it was a problem under the floor and they couldn’t do anything about it. The staff in the office is really friendly, but most of the time nothing every changes or gets done. The parking lot is very strange and there tends to be a lot of small fender benders. Really, there are other places in the neighborhood that are better and in a similar price range, but its definitely not the worst either. If you do live here, have your own renters insurance policy, not the thing you can add to your lease.

I had excellent customer service experience, since the first time I stepped into the leasing office.Symone is very helpful and makes sure everything is as it should be to make you feel at home the maintenance are always on call they come and fix the problem ASAP, you can have peace and quiet, clean outdoor area. Me and My Fiancé are happy with the community.

I visited Willow Brooke today in search of a new place to live, after talking with the young lady name Samone there's no other place that I would want to go she made me feel special like I was her number one priority if the rest of the staff is anything like her you all have a awesome crew and I will definitely tell my friends about my visit,oh yeah the maintenance guy was very friendly.

I had great customer service experience, since the first time I stepped into the leasing office. The team is very hopeful and full of nothing but care for my interest. They made my sign in as most convient as possible and accomanded my husband and my needs.

The most dishonest people I have ever seen. We paid all the fees including application fee and admin fees and 1 day before moving they call us and say your apartment is not available. We have another apartment available for you. We did not go along with this and they did not refund us anything for the fees. I've heard they have had this kind of behaviour to others as well. Also the initial rent that we discussed was changed to a higher amount of rent afterwards. Very dishonest. I do not recommend movjng here at all.

The management is not very good. They would take many days for completing one maintenance request. Pool is not open till night. It is accessible only mon-fri 9-6 and sat 10-2. By the time i get back home from work and classes, the pool is closed. It is closed on the weekends as well when almost everyone will be free to use the pool. Sometimes i feel that they are really good to people who are coming new to see the place and the new leasing people. But, they forget to give the same hospitality to already residing people who have been residents of this place since couple years. There is dog poop at many places like lawns and open spaces. The poop doesn't get cleaned and it gets dry at that place itself. There aren't many people in the office at one given time. So, when a new person comes to see a house for renting, they would lock the office and go. When i have to collect parcels from the office or i have some work and need to talk to someone about it in the office, I have to make 2-3 trips because there is no one at the office to keep it open for me to take the parcel or whatever. The manager, Alicia is really good and helpful. I wish they had a couple more people at the office to take care of such a big community.

Poor maintenance. They say that we will resolve your issue, but they don't come. I decided to move to another complex

Our maintenance team are great Ramesses and George, they are efficient they get the job done, the property manager Merriam is super and easy to talk to come check them out !!!!

The staff is horrible unless you speak Spanish. They will tell you they will fix something and then never get back to you. It is way overpriced for old amenities that never work, a disgusting laundry mat, and cracks in the walls that lizards and beetles come right on in. I hate Willow Brooke and wouldn't advise my enemies to spend the night there.

Overall, Willow Brooke is decent. The apartments were built in the seventies and although they're maintained pretty well, keep in mind that they are older. Not very well insulated - if someone is talking outside of my door, I have to turn the volume on the tv up to drown them out and I can hear my neighbors on both sides every now and then. Roaches were an issue, but pest control comes every Friday and eventually, I stopped seeing them. I've had to cut my showers down to about 5 minutes because after that, the hot water runs out. Whenever I have a problem, maintenance comes promptly. It's a good place to live if you want to be economically conscious or you're in a transitional phase of life like me. The grounds are very well maintained. I never see any trash and if I do, it's gone by the time I get back home at the end of the day. My dogs love all of the grass and the dog park, although it floods whenever it rains. Overall, I'm relatively happy here.

The surrounding outdoor areas are nice and quiet, however, when you begin to walk around you'll notice the nails sticking out of the dog park ramps and kids areas. You'll see flooded areas where there is poor drainage. Inside you see the paint bubbling from humidity issues, and mold growing on the over the oven exhaust fan. The bathrooms are small and have no storage. The bedrooms are decent, but the closets leave nothing to be desired. Recently they have also began to have a major bug and frog problem. The walls and floors are so thin and have no insolation your air conditioner will run all day trying to make the temperature what you want, and you'll hear everything you neighbors do. The staff and maintenance crew leave hundreds of broken promises and constantly come up with excuses for why they haven't fixed the problems you come to them with. I will never ever renew my renters lease with Willow Brooke Apartments again. The absolute worst living experience I have ever had in an apartment.
