One step towards Greatness
Outstanding family apartments, always their when you need them. Unlike many apartments everything is in one check, I don't have to worry about remembering to pay my light bill. Pond view beautifully displayed with great wildlife always wondering around. Gym big enough even for the strongest men in the world. The area itself always setup to please. So bring your family and even make them jealous when they see your enormous closet space and the lighting that sets your living room apart from the rest. Melvin A, Tampa FL
Do Not Live Here-False Advertising and Rude Staff
We have lived here for about a year when the apartment complex was owned by Mainsail. It was recently taken over by ZRS and they have been the worst. This website lists things that they do not have. They do not inform us of any changes. They didn't even tell us the name was changing! They shut down the business center, took out the atm, and closed the restaurant. The 360 degree picture showing the bar and grill is blatant false advertising. The Bar and Grill was shut down over a month ago when they took over and no longer operates. The nice Conference Center is used for outside events and not relevant to residents. They just used the pictures because it is nicer than the actual apartments. The community is also no longer gated with patrols. The gates are still there but they do not work. My car was broken into and the response from management was oh ok. They didn't even apologize about it! Management also told us that they don't know any plans for the place and our rent will go up and if we don't like it then we should move! And we will! They told us they would fix the gates 2 weeks ago..and nothing..no response when asked either. We asked for a lease to look over if we wanted to re-sign and have been waiting 2 weeks and still nothing! On the site they list $1250 for a 2 bedroom. We pay more than that and as a "special renewal deal" they told us they wouldn't raise rent and would keep it the same. That is ripping us off because now they lowered the rent! I repeat DO NOT LIVE HERE. We are thankfully at end of lease and can move. We enjoyed it when operated by Mainsail, now it is terrible! I want to save anyone from the lies that they are trying to show on this website and others. It is FALSE ADVERTISING to say you have amenities that you do not. We have informed them multiple times about it, even talking to Corporate and it is still blatantly false.

STAFF IS RUDE, NO SECURITY, TRASH EVERYWHERE. THE PLACE HAS GONE DOWNHILL UNDER NEW MANAGEMENT. MY AC BROKE AND IT TOOK 7 DAYS TO FIX AND 3 WEEKS TO CLEAN THE MESS. ALSO MAIL IS NOT ACCESSIBLE DUE TO OFFICE HOURS.

New management which includes the name change from Mainsail to Westly Shores is horrible! Neighbors are so loud and there are actual domestic disturbances with police and child abuse. Management couldn't care less. True that they never communicate changes and are so rude to residences. They could care less to take criticisms or complaints either. Security gates haven't worked in months. Trash is everywhere now too because of tiny 13 gallon cans they provide for whole families to use so hallways get filled with trash, especially since they don't pick up on weekends, gross! Plus, nasty neighbors keep throwing out furniture in the halls as if the hall is a dumpster! Also, bird and dog feces are everywhere. Restaurant doesn't exist anymore, and conference center has nothing to do with apartment complex. Can't wait to get out of this lease and move out! Do yourself a favor and dont enter one with this place.
BEWARE of New Management
If you’re looking for a nice place to live where you can feel welcome, at home and trust that the people in charge have your best interest in mind---go somewhere else. I have lived in this complex for a year and loved the previous management. The new management is just pathetic. After meeting with the manager to discuss resigning my lease she told me she would email me a copy of it to look over before signing it. After two weeks of emailing the manager multiple times with no response and another attempt to meet her in person I’ve realized what I should have known all along: they don’t care about their tenants. The new management has removed all the amenities that made the complex appealing in the first place. Now there is no longer a restaurant, it is not a patrolled gated community (I wouldn't even call it gated as the gates are open 24/7 & there have been multiple car break ins/safety issues), the lobby is no longer 24 hours (its hours are mostly business hours so good luck getting your mail unless you are home between the hours of 9-6), the pool is mediocre at best, and the staff/management are rude and could care less if you're happy with the property/living conditions. They have actually told people NOT to re-sign their lease and if they’re not happy then they should leave! I can’t express how much happier I was when the previous management was in charge. My sympathies go out to those who just signed their lease…
Mainsail, a place I could call home
Mainsail is an average apartment complex. Out of the 3 apartments I've lived in Tampa, this is the only one I've called my home. The biggest thing that set them apart is the friendliness of their front desk staff. The pros: -Rent includes electricity, water, cable, access to a gym and trash collection so you only have to cut one check -there are over night security staff -the front desk staff are friendly and try their best to make this a fun place to live as well as resolve any issues I've brought up in a timely manner -maintenance is competent The cons: -rent is average for the area but is still high for the quality of the complex -insects and lizards routinely find their way into my apartment -the walls are thin -the surrounding area is not very desirable and you are so close to the airport you hear planes every time there is takeoff or landing -parking is becoming problematic -there is a conference hall that is on the grounds which means you have non residents in the complex often -there are a few buildings that are used as hotels which brings in a mix quality of people into the complex Overall I am enjoying my stay at Mainsail and love that the staff tries their best. I would recommend that if you are dead set on living in this area that you should consider this apartment. Otherwise I would say go a little further away from Tampa and get a better neighborhood for roughly the same price.

NEW MGT CHANGE POOL/HOT TUB GREEN -BROKEN...garbage everywhere.. IN 13 GALLON TUBS THAT THEY CHARGE 25 TO THE RESIDENT..TRASH REMOVAL IS IN MY PREVIOUS LEASE...THEY STACK THE TRASH BEHIND THE DUMPSTER...NO SECURITY OFFICER ,THEY FIRED HIM AND GATES ARE OPEN 24/7..HOOD RATS EVERYWHERE..THEY WANT TO BE A LUXURY APT....MY RENEWAL WAS SET @1550.00. I AM MOVING....DO NOT MOVE HERE..STAFF IS RUDE CAN T GET UR MAIL CUZ OFFICE IS CLOSED ..AND THEY STEAL UR PACKAGES ....GOOD LUCK GETTING A PARKING SPOT...NOT HANDICAPPED FRIENDLY ...I would rate a zero not given the option
Good apartments for the price we pay.
Gates are now working so they are closed 24/7, with some occasional moment when they breaks down but they're fixed within 2 days. Gym is decent could be better but it has enough to get a good workout in and normally its pretty empty, so it beats LA fitness. Staff is not rude at all they're all very helpful I've never had an issue with anyone. The biggest cons would be that noise is pretty bad usually not from the residents(but we do have the few ones whole pull up at 12am with music blasting or engine revving) the biggest noise problem is that we're right off veterans and Hillsborough, so all the traffic noise at all hours of the day is horrible. it seems that most of the noise happens everyday after 9pm till 5am with motorcycles/race cars wannabes making all kinds of noise. overall the place is good and for the price you get its worth it, i have a 2x2 and have more then enough space in my apartment. Most residents stay to themselves and are pleasant when you walk by each other, if you want a super luxurious apartment this isn't the place for you. If you want a nice and affordable place to call home for a year or so, then this place can serve your needs.
gates is open 24/7 no more security places
moved here because it was a safe place for my children ,no more, gates open 24/7 and all kinds people entering and leaving, I plan to go when my contract ends this has changed a lot with the new management.

We have had problem with our neighbors and staff does nothing to help and they don't care especially that Jordan guy. I have had to call the cops several times on my neighbors because I thought they were coming through the roof!!! What was their reply call us when it happens, well that might have worked if it wasn't at all hours of the night!!! I emailed the manger for about two weeks before I even got that reply. Bottom line save your money and keep looking because this place is full of lying staff, horrible managers, filthy hallways!!!! I would have rated negative stars if I could!!!
Perfect for me
I transferred here with my job, and came a few months earlier to search for an apartment. I search many apartments in the area, and elected this one for several reasons. 1) The staff was friendly, courteous and professional. 2) Its in a location where everything is near, my job, groceries, movies, mall, airport and major highways. 3) Everything is included, I do not have to worry about the bills, I can do the laundry every day, leave the lights on, watch cable TV, and I do not have to worry about the bills. 4) There is a picnic area, basketball and volleyball court, a very big pool, Jacuzzi. The entire property is fenced in and secure. 5) Very nice restaurant in property "latitudes" with very good food, and discounted prices. I can tell you that a very hot night, one of the electric breakers malfunctioned and the air stopped working, their very friendly 24/7 staff brought a portable unit within 20 minutes and they fixed it the next day. I love this place. It feels like home.
Horrible pollution, airport noise, parking sucks, no soundproofing..
I lived at Mainsail for almost two years. I am not a fan of apartment living but it was the only option I had at the time. Mainsail staff was great, grounds were well maintained and I felt safe with a security guard at night and key card gate entry. Upon change of ownership I noticed some negative changes. I absolutely do not recommend this complex for the following reasons: Pollution and noise is really a problem (near airport and freeway and busy Hillsborough Ave.) If you are on the 1st or 2nd floor, you will hear every step your upstairs neighbors take as there is absolutely no soundproofing. No assigned parking so if you come home with lots of heavy bags, you may be walking quite a distance. Also, when there are events at the conference center (located in the complex but managed but a different company) parking is really bad and you could be up late listening to people partying outside in the parking area. Amazon package stolen Plants on my patio stolen They have a lame garbage p/up policy and you set your garbage outside your door in a small can they provide only on specific days and times so you are out of luck if you don't make it home on time. If I left my can out ofter it was emptied, other tenants would conveniently throw their trash in my can. I would see piles of overflow garbage especially if a pickup day was skipped due to a holiday. No play area for kids so they would be tossing balls and running around the parking area. No elevators. Wish I had something positive to say but I do not.
We are very satisfied with our apartment living. We recently moved to the Tampa area in March and love it. All of the employees at MainSail are very nice and helpful.

Friendly staff,spacious living areas , grounds well kept, holiday parties thrown by staff...all inclusive resort living...all utilities are included ...you can even order maid service! I love my apartment and will not move unless I buy a house....
Horrible place to live
Gates are never closed, be careful my apartment floods every month for the past 3 month.
1 year and I'm out... For those just starting, well... at least you wont witness the before and after
Definitely was impressed by the walk around and the show room. However, upon moving in everything started to change. Starting with the included electricity. Roughly 30 days after I moved I had to set up an account with TECO. Imagine my surprise when the main reason I chose this place was because everything was included. Next, I noticed that there was no parking at all!!! They spent three months making new parking but the only people parking in it are the tenants because all the visitors take the original spots. Why make 'compact' parking, but not visitor parking? Why do I have to circle the grounds at 9pm because all of the spots are taken? If you come after 9pm, good luck, cause you may have to park on the airport runway. Roaches moved in roughly a week after I did. And the receptionist said to me, 'It's Florida, there's nothing you can really do about them'... Well thanks for trying! The walls are so thin, they may as well be transparent pieces of paper. Ask my neighbor what she thinks off the walls, considering every time she walks across her floor, it's an earthquake on my ceiling. The mailboxes suck, the pool sucks, the weight room is spectacular and typically empty- That is until the neighborhood kids decide to make it the hangout after school. All in All, I was ready to move out within the first three months of living. Now I only have 2 months to go, and I am completely excited. May even go back to my old apartment complex. I thought I was upgrading... and all I did was upgrade my bills!

Great facility!!!! Everything is near here. It has a great restaurant inside the complex and the food is amazing!! The facility is well maintained and the staff is incredibly helpful!!. It has a very nice pool and Management is there to assist you day and night. All utilities are paid for!! so you only have to worry about paying the rent and that's it!! 5 STAR Facility*****
Mainsail apartment used to be a hotel now converted into apartment homes nice interior 1 to 2 bedrooms small kitchen and no granite countertops or upgrades. However, they are spacious and have quick responding maintenance. Nowhere to park in building four and surrounding buildings but the staff is very friendly, and the rent includes cable water and electric!
If it's your only option!!!
The staff is somewhat friendly. The gates are always open which defeats the purpose of living in a gated community. The door locks were promised to be changed from electronic card lock to key locks when I moved in over a year ago to be changed in the first couple months of living there, I still have the electronic card locks going into my last month of my lease, even though I was made to stop by the front office to pick up my keys because they said they were going around changing locks. I've been locked out of my place multiple times having to wait on a guy that lives close to the air force base to come open my door bc once it shuts it's locked. Make sure if you decide to move in that you flea bomb your apartment due to previous pets living there (my place had fleas and when vacuumed a lot of pet hair still in the carpet). The guys have entered my apartment multiple times without notice, when I've politely asked if needed in my apartment to let me know seeing that I have a very large dog and not knowing how he'd respond to a stranger walking in without me being there. I've been stopped outside multiple times saying that they have gone in my place because of a request to fix something I did not send in a request to have fix and then comment on how beautiful my dog and friendly my dog was. Parking is horrible probably due to the gates being open and people leaving their cars there. My car has multiple new scratches on it due to kids riding their bicycle in and out of cars and throwing football in the parking lot instead of in the grass, which I understand because it seemed like I was the only one to ever pick up after my dog.
