Property Ratings at Welcome to Wasko Modern!
From the very beginning of our lease with Wasko, it was a complete mess. We have gone through 4 different community directors. The first CD screwed up our paperwork and we ended up paying more on our move in day that we were supposed to. The second CD tried saying we owed even more after a month of living there, we had to bring our lease to the office and physically show here that we were paying the correct amount. The 3rd CD was actually trying to make our stay a little bit more bearable, but she was fired. The complex is dirty, the trash bins constantly have homeless people sleeping in them and will yell and harasse you if you try and throw your garbage away. The security gates are always left open, and management does not care who comes in and out of the complex. After almost a full year of living there they finally installed a keypad for the door, management however, has done nothing to deter people from keeping the gates open all night. My fiancé had a tire stolen off her car in the parking lot and Management did nothing to help. I am currently a Maintenace manager for an apartment complex and I have to say they have the worst crew i have ever seen. My fiancé had an issue with the thermostat, and I was out of town for work, she put the work order in and was told by the area manager of the complex to "do it yourself".
Wasko gets 2 stars because it is generally quiet (although currently there is at least one family who let their kids run around screaming) and there's a decent gym. When I first moved in, there was a property manger who lived on site who made sure the place was immaculate. Unfortunately she's gone and management doesn't care. Work will be done on the property and maybe the tenants will get a notice after it has started. Management is unprofessional at best or simply doesn't care. I did'nt get a copy of my lease agreement until a month after I moved in and after asking several times (required by law to be provided at move in). There was also no bedbug notice (required by law), no notice about the possibility of lead paint (required by law) and no information about the property management company (AZ law requires name and address). My apartment also had not been cleaned when I moved in. While they made brag about the renovation - it was all done very cheaply - for example they didn't do a good job removing the prior flooring so the current floor has bumps and divots, and in places you can see the bare concrete where they were too cheap or lazy to measure correctly. There are layers of peeling paint in my unit, maintenance's solution is to simply slap another coat of paint down. Speaking of maintenance, it will take multiple work requests to get things done and they'll never tell you what they actually did.
My unit needed repairs and the company contracted to do the work made a mess in the apartment. Management agreed to have cleaning done and never followed up. I chose to hire my own cleaning service and management agreed to reimburse me. They failed to follow up again and when I followed up they stated I was lying and would not reimburse me. Even after providing email communications stating this. The units are elegant due to the recent remodeling, however the underlying structure was not replaced. So future repairs will be required be warned.
