Waterside Apartments

Waterside Apartments is a wonderful place to live because they have a great manager named Karen who is always right on top of things and doesn’t allow anything bad to go on or continue. She is the best manager of any apartments that I have ever lived in! We have a great swimming pool, 1/2 Basketball court, sand volleyball court, a small weight room, a man-made lake with great scenery! The price is reasonable for the location and all of the amenities! - Greg Goodwin

We have absolutely LOVED living at Waterside for the last year and a half! The apartment layout is extremely efficient and roomy. The amenities are great (especially the pool!). Management is quick to respond to maintenance requests and is really easy to get in contact with. The location is incredible. It's only 5 minutes from Walmart campus, and it's across the street from a park with lots of grass, a playground, and a walking path. We recommend this apartment complex to all of our friends who move to Bentonville. We only had to move out because our family outgrew the space :) By far the best place to rent for a very reasonable price!

The manager Karen and her assistant, as well as her maintenance people are all top notch. They are welcoming and really friendly. This is a place you could spend many years living at happily. The grounds are beautiful. The pool is clean and lovely. The exercise room is legit and has ample equipment, including free weights. There is even a gorgeous coffee bar to get a dose of energy. Everything you need is just a walk or quick peddle away. The apartments are just beautiful. The pond is a joy to walk around and chat with neighbors. It feels so safe day and night. It's peaceful and calm here and I'm happy. My dog is happy.

I have lived here 7 months and have no complaints. Quiet complex, I enjoy the family environment and Memorial Pk across the street. Non smoking rules are a big plus. Check it out, it's a pleasant and convenient place to live!

I lived at these apartments for about 2.5 years and loved the experience! I have and ESA and they were so accommodating by getting me into an apartment and accepting me with my dog. It was never an issue having him there and he liked living there too! The apartments are VERY well kept up inside and out and they are quick and efficient to fix anything that might break. This was truly the best apartment I could find for a great price. Karen does an excellent job at keeping the place nice and affordable. I also felt very safe living here and it was a relaxing and pleasant experience to come home. There was never any loud neighbors or commotion happening. I would highly recommend these apartments to anyone looking!

A quiet, well maintained, recently updated community. Kitchen remodeled, bathroom and laundry updated. Location is close to everything. Park across the street, grocery just around the corner, interstate 49 and downtown Bentonville just a couple minute drive. Greenway is also close. I've lived here over a year and a half and truly have no complaints.

I leased a 1-bedroom apartment for two years at Waterside and it was my favorite apartment community thus far. I didn't have any major maintenance issues during my residency, but the few minor instances were handled in a timely manner. Unfortunately, I had a lot of issues with excessive noise after quiet hours from neighbors above and beside me. However, each time I made a complaint to the office staff, my concerns were met with genuine regard and handled appropriately. Office staff was very courteous and attentive and amenities I happened to take advantage of were suitable, especially since the two years I lived there were during the height of the pandemic. The rent was affordable and the unit was a comfortable place to live. If you can get past the late night drag races at the Moberly stoplight, I would highly recommend Waterside for your next home!

I've called Waterside home for about a year and half now I believe. Absolutely no complaints! The staff is super friendly and family oriented. Anytime I've submitted a maintenance request-always something minor-it's been completed in the same day. The property is well-lit so anytime I come home late at night I don't feel the need to sprint to my door as I have at other communities in NWA. Very quiet neighborhood, most people just smile in passing and keep to themselves; I personally appreciate that. GREAT LOCATION! Close to the interstate, Bentonville square, across the street from Memorial Park, plenty of walking/biking trails nearby as well. Property is clean, well manicured, and walked daily by management to ensure it's kept that way. Thankful to live in such a great community!
