The apartment was filthy on move-in. The kitchen drawers don’t even have rails, and the linoleum had visible tears along with large pink, yellow, and black spots. When we brought this up, management told us it was “just staining” and hired professional floor cleaners. Since our belongings were already in transit with movers, we had no choice but to move in as originally planed. Over time, we noticed the spots growing and a musty odor that would not go away no matter how much we cleaned. We submitted a maintenance request for mold testing on 7/30. Management delayed for nearly a month, conducting their own “inspections” and moisture testing, but ultimately refused to test for mold—despite strong odors and worsening discoloration. Out of concern for our health, we paid for independent testing ourselves. The results confirmed mold. On 9/4, we sent management the report and requested either a remediation plan or release from our lease. They told us the request was forwarded to management but never followed up. When we emailed again on 9/11 for an update, we were completely ignored. All this to say—be very cautious about moving into these apartments. If issues arise, be prepared for months of delays, lack of communication, and in our case, confirmed mold in the unit.

If you're looking for a home with peace and quiet, pest-free, and insulation, this is NOT the place. We were told it was quiet living here yet fireworks go off at night, and we can hear everything the neighbor does. After several complaints, nothing has been done. And now we have ants crawling out of the outlets and all over our food.

I have tried to get maintenance to fix something since MARCH!! And they still haven’t fixed it and it’s October now due to the issue we have flies everywhere I have deep cleaned and tried to get them out but since maintenance won’t fix it we can’t even eat or drink anything without worrying about flies in our food and drinks. We also have a baby and now it’s an unsafe and unclean space I am scared that flies are gonna get in her milk all the time it’s absolutely disgusting

I do not recommend this apartment company. The staff is very careless and ignorant. My overall experience living here was not great. I moved out in late January and they did not bother to return my deposit till I had to reach out and ask them what was going on. Even though I left the apartment in great condition, they still deducted a few "final" fees which was totally unnecessary. They do not give you an easy time with anything. I agree with some people in the reviews who mentioned pests. I had a roach problem as well for a few months. The only good part would be the size of the apartments and the maintenance team – they are super friendly and nice. In the end, I hope you choose better than I did.

They have roaches just to start this WHOLE thing off! They didn’t show me my actual place before I signed the lease, they only showed me the model apartment! They towed my car while I was on leave because they were repaving the parking lots! Mind you, I called them and left a message (2 days prior to my car being towed) asking them to please let me know when they were planning on doing my parking lot because I was not in town and I was going to make arrangements for my car to be moved...NO response, NO call back! The staff was just rude! It was a terrible experience and I don’t recommend living there because it’s garbage!
The main road through the complex is used as a mini-race track by people who occupy the apartments. The primary 4-way stop in the center of the complex is usually the starting point, other times it's used to do donuts. The people who choose to do this are both numerous and flamboyant, possessing especially loud vehicles which tend to set off the car alarms of most of the cars park along the main road. So if you hate sleeping peacefully, hearing the music/show your enjoying, and love the sound of car alarms this is the place for you. Maybe none of that will bother you, how does 8AM lawn maintenance sound? What about walls and floors so thin you can hear and feel your neighbors closing their cabinets? I had a neighbor who had a Golden Retriever that weighed around 70 lbs. I could feel it jump off the couch in their apartment through the couch in my apartment. The acoustics of the porches and balconies seem designed to ensure the upstairs tenant will forever hear the downstairs tenants too. The gym is nice, the pool is well maintained, and the staff are wonderful but the apartments are mediocre and filled with people who enjoy disturbing your peace.
Came for a tour only to find out that the only nice thing about the complex is the office... it's a huge complex. Very poorly taken care of. In the 10 minute period that I was there I saw a homeless person laying down by a building, everything seems old and dirty. The unit on the second floor seems like a horrible idea because the first floor was gated with an ugly metal fence it was a narrow staircase up and your door is two steps away from the opposite units door. People are clearly not taking care of their stuff because we saw dirty and trashed balconies on the first floor. They try to get you in with the doggie park but it's just a little area to which I wouldn't even take my dog, its located on one side of the complex when the complex is so huge you have to drive because it's on multiple streets. The manager was pretty shocked that I wasn't interested. The first floor balcony wall is so tall that it feels like a prison, and it doesn't get any outside light in the unit. There are no pictures off the AC but it's a wall unit. Also there's trash cans everywhere and the manager said they used to offer service were once a day they would pick up your trash but they have stopped the service yet the trash cans are still sitting at every person's door so I'm sure they have a problem with roaches. they were very hesitant to answer if they had a problem with bugs. If you're looking for a nice place this place is not it to be honest. =/ not worth the price.
Treated like a criminal for requesting maintenance of any kind. Repairs done poorly. If at all. The management is rude and dismissive when reporting any problems. Lives here for a year without a washer/dryer and a broken tub. Id give this place -5 stars if i could
Waterleaf is my first apartment here in San Diego.Moving here from Arizona was a little stressful but the transition to the apartment and getting things situated were made easy by the staff here at Waterleaf apartments.

They portray these apartments as a paradise, however, after you move in, it is anything but paradise. You hear all the noise from apartments around you and they do not do proper preventative maintenance. When you file complaints, they treat you like you are doing something wrong. If you live downstairs, you can forget about sleeping because you hear every step taken upstairs. I have been unhappy ever since I moved here and can't wait to move.
THIS IS A NICE PLACE TO LIVE IF YOU WANT A PET FRIENDLY NEIGHBORHOOD. IF I DIDNT OWN TWO DOGS, IT WOULDNT BE MY FIRST CHOICE. SMALL LAYOUTS/ HIGH PRICES FOR THE LOCATION. THE WASHER/ DRYER HOLDS 2-3 BATH TOWELS MAX! LOCATION IS CLOSE TO THE FREEWAY WHICH IS A PLUS AND PLENTY OF PLACES TO WALK YOUR DOGS.
Recently moved into my apartment due to the fact that the rent went up at my previous place and I'm trying to save up for a down payment on a house. I wasn't willing to compromise on certain amenities that I had grown accustom to, like gym, in unit washer/dryer, a/c, assigned parking etc. My new apartment has all that and saves me money each month. While there are some compromises such as a smaller washer/dryer and a wall mounted a/c instead of central a/c; overall it its still a lot more bang for your buck when compared to other apartments at similar price points.

I like living here. The only problem I find issue with is people parking in my parking spot. And the maintenance personnel don't have any regards to your property when they enter the unit.
I had high hopes moving in here with decent rent rates and freeway accessability. But after two years, I can't possibly move any further from here. The new management is just as poor if not worse than the old, taking days to respond to maintenance requests, etc. My brother (who also lived in the complex) put in a work order for his broken washing machine. It took them days to respond, they eventually came and removed the washer, as well as ripping up his carpet, put a giant fan up, and then literally forgot all about it until my brother had to go remind them five days later. And it STILL doesn't work. The office personnel are also extremely rude and unhelpful with any and everything. Also, about two months ago, my car was broken into which seems like a very common occurrence while reading other reviews. The neighborhood is loud and pretty unsafe.
2 bedroom one bathroom, Bathroom is very small no counter space and not enough storage room in the bathroom. Kitchen cabinets are cheap with a million coats of paint on them. The 2 good things are washer and dryer in unit and the large walk in closet.
