This place is infested with critters! I found a baby rat in my daughter’s unit. Management is obtuse to the serious issues around this complex.

The staff make everything possible for you in difficult time.. I love this place already..it is an amazing area as well.
I came to Waterford after having a horrible experience with another apartment that left me with less than a week to find a new place. I was frantic and stressed and Heather literally saved me from soon-to-be hell. The staff so far is insanely helpful and responsive, always at their computers, and this application process has been so swift and easy. I am so excited to live here!

Chanell was very, VERY helpful! We went and got a tour of the apartment we wanted , and she made the tour feel like it was a VIP tour! She was professional, informative, warm, and she treated us like royalty . The apartment we looked at was very nice , the amenities in the community looked highly exceptional, so we made no hesitation to make this place our home for a while ! They are the worst do not fall into the trap do not rent from these people it is awful. Their staff is horrible the office is horrible and they are notorious for making people move out with no notice. They will tow your car just because it’s not parked in the right area. There have been several break-ins it is by far the worst place ever to be at.

This place is great!! It is off the main road and still has great access to the interstate. The staff is super friendly and helpful. I truly enjoy living here and the activities they provide for the community is fun pre-COVID. You will not regret living here!

My husband and I moved here in March, right as everything was shutting down because of Covid. It was a very stressful time for us, and everyone in the office was very helpful. They answered all of our questions, and helped us make our move up here as easy as possible. We have two small children, and they love the play areas. They have a fenced in area for dogs, which our pup loves as well! I would definitely recommend living here!

I moved down here around 3 months ago, site unseen and I’m not going to lie, i was so nervous! But i can honestly say this has been the best decision. The office staff is amazing.. my apartment is specious and i love the community. Everyone is extremely friendly. I’m so glad i made Waterford Crossings my home! If your considering moving, check this place out, it’s close to downtown, Murfreesboro, Brentwood, etc. on top of it the amenities are awesome! You won’t regret it!

Nice apartments. But beware. Currently there is construction going on near the property that is super loud and is enough to hear through the community. They begin everyday around 6:15a and last until about 6p. As I type this it is 6:35a on a SATURDAY. Yes. I wanted to sleep in after a very long and stressful week. Everyday I am woken up an hour to 2 hours before my alarm clock and now Saturday I have no peace. Will be breaking my lease or leaving property as soon as lease is up if this continues. It has been going on for at least a month currently.

There is a lot of development happening at our exit which is exciting for future retail and dining options, but it can certainly be noisy. We can check on the local noise ordinances and ensure that contractors are operating within the appropriate hours. The management team is great. I did have some problems arise while living here but the management team did a great job every time to fix them. I scored the apartments a 4.0 because the walls are thin and i can hear everything my neighbors are doing. The apartment is close to murfreesboro rd and Bell rd so i was able to get anywhere very quickly. Also, it is minutes from I-24. i would recommend this apartments to everyone.

Avoid this property at all costs. The place looks nice but management doesn’t have the ability to critically think outside what they believe is the norm. Please do not waste your money. The management of this complex believes they may shoot letters off of false complaints but does not properly investigate them to ensure the validity of the complaint. No loyalty of residents of many years exists here. Do not rent from this place.

I am moving from Illinois to the Nashville area and the staff here have been great with emailing me the information i ask for and making sure i have what i need before making the move. They have been very friendly everytime i have called with questions and are able to answer most of the questions i have clearly and quickly also.

This is by far the worst place I have ever lived. They never once checked parking passes nor did they tow anyone that would park in the covered spot I PAID for. To make matters worse, there was mold climbing up the walls in every single room. I had call multiple times just to get someone to look at it. They "sprayed" and told me it was from a previous tenant not reporting a leak. They then had the audacity to send me a bill for damages after I moved out caused by the mold. Be prepared for the worst services and to be billed for previous tenants unreported issues.

I had moved out in February I was also let know that IF there were any move out charges I would be let know. Fast forward to August I get a letter in the mail saying a law office is trying to collect my move out fee. Of course it came as a surprise to me, why? Because I was never let know that anything was owed on my move out, due to a of a lack of communication from the front office. After getting on the phone with Victoria (assistant manager) she assured me that she called multiple times and sent multiple emails (which all of my inboxes and phone records show False). They overcharged me $150 due to the pet seal even though I don't own pets because of my dander allergies. Also the apartment had an aggressive flea infestation for the first two weeks due to improper cleaning of past tenants carpet (Don't you guys change that out?), AND again miscommunication from the office. This lead to Hundreds of bites on my feet, ankles and neck area causing skin irritation. I lived in Waterford for two years and I did enjoy the complex. Although my move in was difficult from the flea infestation (from prior tenant, nothing done about the fleas for two weeks after move in), and my move out is definitely a headache $1178 for lawyer fees/move out damages and overcharged me for prior tenants pet stains on the carpet. (Gross!). By far the worst move in/move out experience I went through. My advice to anybody thinking of calling this place home, Find somewhere else that actually has it together!

I've been here for a year now and I have had a great experience. They take good care of the facilities and keep everyone up to date on maintenance and inspections. The area is relatively quiet and neighbors are courteous. Maintenance is very receptive and any problems I've had (which are slim to none) have been handled with great care.

I really think that RAM properties should reconsider how long it takes to give a potential resident their admin fee back in the event that they are not approved. I am in the process of relocating and now have to wait 30 days to receive my $150 back. I left there and I went right to my #1 choice apartment community and was approved right away no extra deposit. Much better area and beautiful community. Oh and did I mention she didn't charge me the admin fee until after I was approved. Now that's great service! Especially when people are in transition. There are some great property management companies and there are some who don't take others into consideration. My leasing girl was ok, but I'm so glad I was denied here. She didn't appear to care about my concern either. A few people told me not to come there anyway but I decided to see for myself.. ugh!

Administration fee refunds can take up to 30 days to be available but our goal is to have a signed check for you ASAP. As stated in the qualifying criteria of the application you completed, the money is returned to you within 30 days from the date of denial. I have live here for 5yrs going on six, the first 2 1/2 were really good, but after that the place has gone down hill. we used to parties all the time were you could meet your neighbors, place was kept up real well, but now the place is not nearly kept up like it should. there are parking lot lights out, and have been for several months, things breakdown in weight room or club house and wont get fixed, the manager and asst mgr will not call you back if you have problem I come home from school at night cant find a place to park because there are people who don't live here parked in residents places. they cant keep any maintenance or groundkeepers here the turnover ratio is really bad and the rent is so high, this will be my last lease with this place.
Waterford Crossings, formely Vantage Pointe Apartments are nestled in a lovely gated community with easy access to the free. It's a relatively quiet complex, not too much happens. The management team is great, issues are resolved super fast--and when they mess up, they own it and correct it--no fuss. My complex is close to I-24 so easy access to Nashville, Franklin, and Murfreesboro. The ground are well maintained, and even though I don't have a dog--they have a huge dog park. My only negative is the rising rent prices, at least if you keep raising the rent--include something new for us like a washer and dryer in every unit, for free. Also, they don't have Comcast Xfinity options for cable, or internet and the service providers they do have, continue to experience outages. The apartments are nice overall, but the walls are thin--I can hear my neighbor walking upstairs all night.
I love my new apartment! The amenities are great (pool, gym, onsite laundry) and so far it seems like I have some wonderfully quiet neighbors! Eric in the office went above and beyond to make my move-in experience as easy-breezy as possible and made sure everything in the apartment was 100% up to his standard before handing me the keys - such a pleasure to work with!! I can't recommend this community (and Eric!!!) enough.

The spacious and gracious luxury townhomes that we reside in are peaceful and community oriented . The amenities include a big balcony , spacious laundry room , and a beautiful luxury bathroom . The outdoor activities are endless among many they include a huge park for the children , a pool , a cafe , a laundry room, and a workout room . The area is very quiet and we also have a good amount of security and law enforcement for the area personally I feel safe , the community is gated , and I wouldn't change it for the world.
I have been living in these apartments for less than a month. Everyone has been very kind to myself and my family! Leasing office is great . Followed up with me with every concerned and answered every question. Grounds are clean and no one hanging out in the parking lots late at night. Any appliance issues they could not repair they went and purchased new appliances. This makes me feel like they care!!
