La Vista is a small suburban community just 15 minutes south of downtown Omaha. La Vista is almost entirely residential, consisting of charming neighborhoods full of modern and preserved mid-century homes. Numerous public parks and community sports facilities round out the town, giving the city a lush, green backdrop. Small-town charm runs deep here, and the community values shopping local, but large retail centers like Southport Plaza provide more shopping and dining destinations. Residents of La Vista enjoy a peaceful city with a friendly atmosphere, making it a popular community for folks who work in Omaha but prefer a more tranquil home environment. Renters have a variety of apartments ranging from low to mid-rise styles.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Vivere Apartments
I have lived here since December of 2022. I love the office staff and Maintenance staff. I can understand most of what people are saying about the cleanliness, but I also can understand that the office staff isn't the ones letting their dogs use the bathroom in places they shouldn't. They seem to have tried their best when it comes to the carpets, they have gotten them cleaned at least twice a year since I have been here. The astro is a little loud but they are normally gone by 10:30 at latest. I have lived several other places and it has always seemed to be a common thing that pet owners, normally in my experience, aren't always the most responsible. You will basically realize that anywhere. I love that they throw the resident engagements, and the pool party is always fun. The parking is kinda frustrating on concert nights, I wish their dog park was a little nicer, but I mostly wish everyone else would treat the property with respect and follow the rules. I have learned while living here and by reading reviews that a lot of people seem to have an issue with the staff, but I feel like since I have gotten to know them they really are doing their best and somethings are out of their hands. Not to mention they are doing it all while trying to make everyone's experience great. They are also human.
I have been a resident of Vivere for nearly 5 years and still love living here. The apartments are beautiful, excellent kitchen space and in unit laundry. Immediate access to the Astro theatre / amphitheater provides a variety of events you can just walk over for. The City Pub, Heights Brewery, and now Pen and Dagger book store are great additions to the growing Main Street! The best part of Vivere is the team that manages everything. There is little staff turnover and everyone really cares about the buildings, grounds, maintenance, and making sure residents have a place to go should there be any concerns. Property Manager Gina, and her team are the best!
Horrible experience living here and moving out of here and an especially horrible experience parking here.
When constructed they didn't give much attention to soundproofing windows etc. When the entire center is built out I'm sure it will just increase with loud cars and people. There's a also a problem with water pressure on certain days it has been addressed but not successfully. The rent is top dollar for where you get.
I was moved into a dirty unit with large grease like stains on the walls in both bedrooms. I've questioned whether or not the carpets were cleaned. During the past year, I've been talked down to and have had requests intentionally ignored by the Property Manager. It's happened on several occasions and appears to be an acceptable behavior by Vivere/Nine Zero/City Ventures. Watch your step inside/outside the bldgs. Irresponsible dog owners that don't feel it's necessary to pick up after themselves. Very distinct "skunk" odor in both buildings 6 out of 7 days/week. If you receive one of the rent "specials", be sure it's completely explained to you. I had two amounts on my move in letter and was just recently told I've been paying the wrong amount. My RENT has JUMPED to an additional $400/month! It took 10 DAYS before getting a response regarding my account. I believe if I wouldn't have escalated my situation to the owners/investors (City Ventures), I'd still be without a response. IMO these companies (Vivere, Nine Zero and City Ventures) don't truly care about the tenants. These units appear to have been built quick and cheap. My deck doors were completely frozen from the inside and I've cleaned up mold from both bedroom windows and also the deck door. The flooring in both bathrooms don't extend completely to the baseboards and I have cracked drywall and paint throughout my unit.
I have been at these apartments for a little over a year now, and ready to renew my lease. It is a decent spot! close to the highway, lots of food around, some strip malls and grocery stores decently close (7-10 min bike to the nearest supermarket, Target is a 5 min drive) Some of my favorite things about this apartment are the things that it offers you such as garage parking (on multiple tiers), in unit laundry, easy to access trash chutes, and the noise suppression from the walls is pretty good! if you have noise upstairs neighbors though, good luck. The security is also pretty reassuring too. Needing a fab to get around even on the stairs in most occasions. This is a big reason I choose to stay, alongside friendly staff and maintenance that has been to my place at midnight to help with a clogged toilet while i was "not feeling well" and needed it functioning ASAP There are a few downsides that (for me) do not make me want to move immediately, but are always a concern or a net negative. People definitely do not clean up after their pet if they make a mistake in the hallways. After the 4th of July, there are a ton of pee stains inside of the hallway next to the elevator where I am located, and they have not been addressed for a while. Unsure if it is lack of awareness from the office/staff, or if it is negligence, but there are definitely leftover smells from that night. This carries over to some stairways as well seemingly forgotten, where there is seemingly pee stains from the highest floor down, and it still reeks. The people that own the pets definitely make minimal effort to clean it up at all. As someone who owns a dog in the apartment I have had two accidents happen, on the first day of adoption and on a day where he was having tummy problems and diarrhea. Both times I made an effort to clean them myself and notify the office that it had happened. And from people walking by i was CONGRADULATED for doing so, as they witness people being negligent themselves. This is also a theme when it comes to outdoor potty areas for dogs. Very common for people to just leave their animals excrement wherever they went and go on with their day. TL;DR. Overall nice place! decent neighbors, nice parking availability (if you live there), good location overall, but man do pet owners not do their due diligence cleaning up after their pets
I would NOT recommend these apts. If you like bums sleeping in hallway, maintenance that’s tells you to jimmy-rig your dishwasher to get it to close and vomit and poop in the hallways and elevator you found your home!
I currently rent here and love it. I'm honestly surprised at how much you get for how much you pay. The gym is amazing, the security they have in place is awesome and the dog washing station is a life saver. Everything is so close and the staff/residents are so nice. There is a bit of construction but you can't hear it plus it's just more amenities they're adding on so I don't mind at all. I'm 23 so I move around quite a bit and I think this will be the first place I plan on staying at for more than a year!
Welcome to Vivere! If you like dog poop in your hallways every week and tenants spray painting the walls, then this place is for you! You get a package delivered to these apartments? Well they don’t put them in safe mail boxes. That would be too much work for the staff. Instead, they put them laying on the garage floor, right beside your lockers, for anyone to rummage through and take what they please! I wouldn’t recommend this place to my worst enemy. If I could give them 0 stars… I would!
I got the chance to tour Vivere Apartments today! When I walked into the studio it felt like a one bedroom. There staff is friendly and seems like a great place to live! Can't Wait to make this place my future home!

Surprised with all of the community amenities AND huge balcony’s can’t wait to make this my new home !!!! by far coolest spot to live in La Vista
I toured the Vivere Apartments today and fell in love with the layout of the one bedrooms. I viewed the "studio" and it really felt like a spacious one bedroom!! The ability to customize the home in multiple ways was amazing! For example, they give you the options of either Dark Espresso cabinets or White cabinets. They also have a variety of granite counter tops to choose from as well!!
