Property Ratings at Vintage Horizon West
I’ve lived at this property for over a year with no noise issues until recently. Four college boys subleased and moved into the unit directly above mine, and since then, I’ve dealt with constant stomping, banging, and even hoverboards being ridden around the apartment at 2 a.m. I followed management’s recommendation to contact the courtesy officer, who informed me that he couldn’t ask the tenants to stay on their couch or in bed or stop stomping around. When I updated the leasing office the week, they told me that the noise — including hoverboarding at 2 a.m. — is within the tenants’ leasing rights. It’s extremely disappointing to be told that this level of noise is considered “normal,” especially after living here peacefully for a year. There has been no effort from management to address or mediate the situation. On top of that, there’s an Airbnb unit directly across from mine that cycles through new guests frequently, which further affects the sense of stability and quiet. If you’re considering this complex, I’d strongly advise asking how they handle noise complaints and what protections exist for residents who want a quiet and consistent living environment — because in my experience, they offer none.

I'm wrapping up month 13 of a 15 month lease and I can say that the safety of residents are NOT a priority for this property. I was notified of mandatory fire alarm testing for a second month in a row on Monday. Letter said they will be entering my unit the following day and asked to have any pets placed in crates. So the next morning I crated my dog and left for work. I come home in the evening to find holes in the wall with exposed wires where the fire alarm units should be connected. I check my living room security camera recording and count that multiple men came in and out of my unit 6 different times throughout the day. Knowing people had come in while I was gone, I called the leasing office to ask if anyone would be coming back that evening to reinstall the alarms. The office had no idea what I was talking about or why the alarm unit was left off the wall. Additionally, the maintenance team had already clocked out for the day so nothing could be done. I mentioned I was concerned about not having an active fire alarm system in my unit over night but that was brushed off and was told maintenance would come the following morning to finish the work. Next morning I crated my dog again before I left for work. I come home in the evening to find everything looking exactly the same. Units are still sitting where they left them disconnected from the walls! I call the leasing office again to ask for an update. Again, they have no answers and don't know why no one has finished the work. They keep trying to get me off the phone by offering to have the maintenance team come the following morning to install the alarms. I declined as I was not willing to crate my dog for 3 consecutive days. I let them know that they could come over the weekend when I am available. Clearly the installment of fire alarms are not a priority for the property, so why rearrange my schedule to meet their demands when I am not being met half way? I will now be entering my 2nd night without an active fire alarm with exposed wiring coming out of my walls. I haven't complained once to property management. I've been a quiet and respectful resident. I speak up once about a safety concern nobody in that office gave me the time of day. Did I mention they invited me to sign a new lease with an increased base rent of $200? Without a working fire alarm! Comedy.
Beautiful place to live, lovely location, just poorly managed when a new team took over. Late rent postings with rent late fees that still apply even after managements errors, limited guest access to amenities, trash fees that cost more than double the allotments of the monthly trash service fees, and an elevator that has been broken over 2 months.
The management team is completely terrible. Rules only apply to certain residents. The complex was much better with the previous management company and property team. I would not recommend renting here.
Management is incredibly rude and unresponsive. The amenities are for show. The pool is stunning but SO extremely cold you can't even use it, even when its 90 degrees its FREEZING. Pest control is not good, the internet is shared, and forced upon you and is NOT stable or reliable. Security is not amazing, seen slashed tires in the parking lot and its across from a very loud and dusty construction site. For the amount they are charging for rent here, (more than a house payment), my expectations were MUCH higher!
This place has been awful. Management is useless, they never respond to your messages, all they care about is the aesthetic not the quality of living, the put on a persona for social media that makes this place appealing. The apartment itself is so cheaply done, things fall apart so easily, for the price you pay and the fact its brand new that shouldn't happen! Dogs bark and howl at 3am and keeps people up and nothing is done about it. People smoke so much weed that it goes through the vents into your apartment, again management never responded after multiple attempts of getting in contact. Gym is so awkward and if there is more than 3 people in the weights room its so crammed. When you get a package in the mail room 90% of the time you don't get a code and have to wait for management to let you in, also never organized. We will be breaking our lease because of how awful it has been. DON'T MOVE HERE!
Moved here in the beginning of October transferring over from another PAC property. I must say this has been an absolute disaster from the start. Starting with how they have one building that hasn’t gotten it’s certificate of occupancy yet which is the building I and many others were supposed to move into. My garage is in that building. So instead they offered to move me into another building on time. I agreed and moved in. We’re now in Jan 2022 and still do not have that building cleared I was told initially it would be a few weeks tops. Still paying for a storage unit instead of having access to the garage I requested upon move in. Secondly, this place has the absolute worse sound insulation of any apartment I’ve lived in. My upstairs neighbors are extremely loud as well as the dogs that bark constantly. I’ve sent in multiple formal complaints to the leasing office about my concerns for not only the garage but for the neighbors upstairs as well. They simply said basically it’s an apartment tough luck. I understand this is an apartment and during the day it doesn’t matter I get that. But we have quiet hours as posted in our lease agreements. The management staff here is incompetent and has no clue how to do their jobs properly.
Beautiful new quality construction , amazing amenities are coming! Amazing,kind, fun staff! Lots of community events. Close to Disney and wonderful new shopping developments nearby. I love this place !
