I have been without air condition for a month. No one answers your call in the office unless you call private. I have been given two small window units. I asked for a discount for my inconvenience no response. No update on when my air conditioner will be fixed.

This complex is poorly managed and does not respect its residents. Maintenance issues are rarely handled in a timely manner. Complaints to the office manager are forwarded to the property's attorney. They will terminate your lease without cause.

We appreciate your feedback. We are sorry that you feel that we do not treat our residents with respect. We strive to maintain a respectful relationship with all of our residents. If there is something that we have done that you feel was disrespectful towards you, we would like to apologize. Our maintenance staff works hard to complete the work orders in a timely manner. However, sometimes due to the work load, emergency calls, or inventory shortages, they can not complete some work orders as quickly as we would like. We do apologize for not completing any work order you may have had in a timely manner. Complaints are not forwarded to the attorney unless there is a reason to involve them. We would never just terminate a lease "without cause". That is illegal and we make sure that we always follow the laws of the state in regards to our leases. Extremely understaffed. We receive regular emails notifying residents that maintenance requests or groundskeeping cannot be completed due to a lack of employees. Promises are made and not kept. All resources are directed towards renovations in unoccupied units while occupied units are ignored. I was recently told that my apartment "isn't a home" and that I shouldn't think it of it as such. Awful.

I'm sorry that you feel that you are not a priority. We try our best to make sure that our residents are happy and love where they live. Unfortunately, we recently had a maintenance employee out temporarily due to health issues. This was communicated to resident so that they would understand that we were doing our best to get to work orders in a timely manner. The work load with only one maintenance staffer is a lot. We asked for patience during this time and made sure to get to emergency work orders right away. While we are doing renovations, we are not ignoring our current residents. Again, we do our best to make sure our residents are happy. We hope that your experience with us makes a turn to become a positive, enjoyable one. Please let us know how we can make that better for you.
Leah in the front office is extremely rude. I called to find out if there might be any two-bedroom units available soon. She let me know that they didn't have anything until March due to renovations. That's fine. I wasn't sure if they even offered three-bedroom units, so I asked about those. She laughed at me and in a very sarcastic tone says, "I don't have ANYTHING available like I said." She talked to me as if I was dumb for even asking. Okay, lady. I didn't know that you responding to my question about two-bedroom units means you don't have ANYTHING. I wouldn't rent from y'all if you had 100 free units after being talked to like that. Red flag for sure. After seeing some other reviews about the maintenance being terrible and apartments literally falling apart...looks like Leah did me a favor. Thanks.

The management strikes a healthy balance between thoughtful, helpful and maintaining a balnce between individual wants and the good of the community. I have been here seven years and seen ups and downs, but all the right things are being done. Effective maintenance, appearance of the grounds, well maintained amenities, and courteous service would make me pick this as home all over again. Planning to stay a few more years as long as it remains this enjoyable.

This place is awful. I would not recommend it to anyone. It would get negative stars if possible. We had a ton of problems while we were there. Leah is incredibly unprofessional. They are not family friendly. They let dogs poop everywhere. The lights flicker constantly. Drunken people running around naked. Maintenance is always around, but NO work gets done. On the occasions that it is done, they do very poor jobs at it. The pictures online are false advertisement. They always try to find ways to con you out of more money. Take Take Take. I have written a wonderful 5 page essay on how terrible this place is that I sent to corporate. Please do not consider living here, but if you are, I can email you a copy so you can understand how disgusting of a place this is. I believe the good reviews are from people who were paid or know them personally, which is not unusual for this place. Now, two months after leaving we get a call from a collection agency saying that the Vinings didn't get their final payment. Luckily I have several pieces of evidence showing that we payed. I was really hoping to never have to deal with this company EVER again. If you make the mistake of living here, do yourself a favor and always get written confirmation. Keep a paper trail.

It was important to me and my family to be near grocery stores, our bank, and lots of shopping and restaurants. We are a very busy family and dont have alot of extra time for commuting, so we love being so close to everything we need! On the weekends we try to head to Gulf Shores! Our move in process was quick and thorough and we were pleased with a clean apartment and the new carpet. Thanks guys for making this home for my family an easy transition.

My Wife and our three year old just moved in at the beginning of February. The move in process was seamless as the office staff was very accommodating for us. We were transitioning from three hours away and moving at the last minute. Cathy stayed past normal working hours on our move in date to make sure we received our keys. They have a great move in special and rent is a great bargain for the amenities provided. The property is very clean and quiet. The lake on the property is a peaceful place to take our child and they are currently finishing a new playground. Our two bedroom is spacious and the decor has an up to date feel. I highly recommend this property for people looking for a quality apartment community.

Myself, my wife and our 3 kids have lived at The Vinings at Spanish Fort for about 2 years now. We plan to renew one more time and then find a home to buy in the nearby area. They allow pets, but we do not have one. The grounds are always tidy and the maintenance seem to spend a lot of time taking care of the property. I like being able to wash my car and vacuum it at the car wash area. The playground is nice too for the kids to play without us having to worry about them. They also have a walking trail to the school next door, Rockwell Elementary. This seems to be a pretty big family community, which is great for us. We love living so close to the Eastern Shore Center with such easy access to Publix, the many great restaurants, shopping and the arcade/bowling alley. We plan to stay in this area. It's very clean and safe.

We rented a one bedroom apartment on a 7 month lease. The experience was one of the best. All staff were professional and went out of their way to make it easy. This is a high end property, and I feel like I get what I pay for. I rented the apartment site unseen after speaking with the girls from out of town. I explained our need for an apartment and they quickly match our needs with a first floor apt. Kelly was extremely helpful getting all the paperwork lined up and giving me directions around town when I needed them.

This property is well maintained by a friendly staff of maintenance workers and management. I've never had a problem that hasn't been resolved in a timely manner. The location is prime for shopping and interstate commute. I've had all friendly neighbors and lots of events that the management plans for everyone to get to know their neighbors. All calls have always been returned so no complaints here!

I was somewhat anxious at first when I was planning to move from my big house to an apartment community, but it didn't take long for me to realize that apartment living is the best option for me at this time in my life. The staff at the Vinings, specifically Cathy and Leah, have made me feel at home and took away my anxiety. One day I will be ready to live in a house again, but for now my apartment is a great size for me and my son loves to play on the playground. He feels big because he walks on the trail from school each day and it keeps me from having to sit in a long car line! Thanks Vinings office staff and the maintenance guys (cant remember their names right now) for all of your help and for making this transition an easy one for me :-) Happy girl here!

These apartments are highly overpriced. They are falling apart on the inside due to things being outdated. The porches are very outdated and need remodeling one door didn't even open the other was very hard to open and close. For as much as rent is there should at least be a trash valet, I've had this service at more reasonably priced apartments. The stairs are wooden unlike other apartments with concrete stairs and are full of stains that dont come out which they do at least pressure wash once a year. Also the monthly newsletter is like little old bittys complaining and griping every month. It's very negative. Also you can't even go to the pool which you need a key card to get into without being questioned everytime about your card, your name, and where you live.

The Vinings Apartment homes are just now 8.5 years old, so I'm not sure what you are referring to as "outdated", however, if your patio door is not working correctly, please simply contact the office with your request to have it fixed, and we would be happy to do that. A patio door repair is actually a pretty quick adjustment that we are happy to handle for you, but we can't repair it if we don't know about it. :-) We have a fabulous maintenance team! As far as the required access card to enter into the pool, your access card also serves as your "pool pass". The Vinings pool is a private pool, so the pool pass allows us to protect our very own residents! As an example, we often have to ask people to leave the pool area that do not even live here! We want to make sure that you, our very own Vinings resident, has an available lounge chair and access to the grilling pavilion, instead of people that don't even live here. Lastly, I appreciate you taking the time to read the newsletter! The newsletter content is derived from the complaints we receive from the previous month. As an example, we have recently received many complaints that residents are driving very fast throughout the parking lot, so that reminder unfortunately had to be included in an effort to keep our resident's children as safe as possible, especially since school has just started back. I am pleased that we have actually had many residents call and thank us for the reminders. If you don't feel as if the newsletter is advantageous to you, you are not required to read it. Again, I appreciate your review! If you feel as if the Vinings Apartments is not within your budget any longer, I would be happy to schedule an appointment with you to try to transfer you to a smaller apartment or even terminate your lease if the Vinings is no longer a good fit for your budget anymore.
