I moved in July 2024 & I can honestly say they welcomed my family & I with open arms!! I love my townhouse with a back yard area for my son to play. We feel safe & I love that we are close to many attractions like The Battery, Braves Stadium & Cumberland Mall; Highways I-75 & I-285. All staff has been great & very attentive! I plan on living here for many, many years.

DO NOT RENT from here. They are rude and disrespectful. They have a plumbing issue every other day. And each time our downstairs is flooded and they take days to so call clean it up. It’s flooded so much our entire apartment smells cause all they do is change the padding. This week it it happen twice and still hasn’t been cleaned. We have given them chances after chances to make this right and still nothing. And the property manager Sabrina does not care either. I have left her several messages and still no response. Please do not waste your money here you will be disappointed.

Don’t Move In!!!! Take your money anywhere else moved in 2 weeks ago and on the 2nd Business day they broke my bathtub Asked them to outsource the repair so it wouldn’t take so long they didn’t and it’s still not done everyday I’m promised it going to get done today. My belongs have stayed in storage up until this point because I have no Timeframe on the repair. Maintenance lies to management and says everything is done because the maintenance supervisor lies about everything!!!!!!! I feel bad for the leasing staffing.

an absurd amount of cockroaches, we are forced to pay a fee and the cockroaches never run out, the neighbor's dog in the apartment upstairs does his business on my balcony, there is dog poop in the entrance, for energy it is absurd to pay 400 dollars this month , the expensive rent, they don't accept to choose the energy and they only have Marietta energy that every month charges an absurd don't move here until you change the electricity supplier

Keeping it short, we were shown a good apt but when they moved us in, they put us in a very old apartment with old(broken) appliances and slanted floors. Facility Maintenance replaced our stove twice with other old stoves that didn't work. Before 1 year, they asked us to renew the lease, so we signed the new lease but soon after we found a house to buy, BEFORE the lease started we gave 2 months notice and they still billed us ***$2,800*** for breaking the lease that didn't even start. Oooohhh.. to put the cherry on top, after we paid, they confirmed we didn't owe a single sent more, but a week later(after the apartment was already occupied again), they state they attempted to contact us a single time and sent us a letter (we never heard from them) to say our deposit didn't cover the damages (imaginary only) and carpet cleaning, so they sent us to collections over $180 dollars. STAY AWAY FROM THIS PLACE... IT SEEMS GREAT, BUT FROM THE FACILITY ALL THE WAY TO THE STAFF, IT ALL SUCKS!!!

We've been having issues with music coming from the same neighbors for six months. Our apartment reeks of weed at all hours of the day even though none of us smoke. I'm writing this at 6 am and the music has been going from midnight. It's so bad some nights we have to try and sleep on our couch just to get away from it. It doesn't work. I can STILL feel the bass from all the way in here. We have been calling the on site officer and emailing about this since May and nothing has changed. BE CAREFUL RENTING FROM HERE. They do not seem to care about noise complaints at all.

I moved out a little over a year ago and STILL have issues because of this place. They messed up my move out information, still haven’t fixed it, and give me the run around every time I try to talk to someone to get it fixed. It was horrible when I lived there and then to still be dealing with them just makes it an all around awful experience. They are infested with bugs, including roaches. No matter how much I cleaned it my kitchen always had roaches. When I moved in I had to get probably about 10 things done because things were so messed up. The floors are paper thin and we could consistently hear our upstairs neighbor, we could hear her conversations like she was in the room with us. The parking situation is a disaster, and they were less than helpful when someone hit my car and knocked the back light out. The loft railing was loose, if someone leaned on it they would have fallen down to the bottom floor. One time one of the toilets randomly filled with some nasty grayish brown substance, and another time there was something leaking from the vent on the bathroom ceiling and was dripping all over the bathroom. The wall had a crack in it that kept getting bigger over my year there, and they wouldn’t do anything about it. They charged me for blinds when I moved out that were already broken when I moved in. Our fridge was missing its shelves but they wouldn’t do anything about it because it still worked. The screen door to the back patio was broken and they never fixed it even though we told them about it multiple times. I could go on and on about the horror stories of things while I lived there. I’m so glad to be out and I urge you to learn from my mistake and find somewhere else to live.

It was very apparent the previous residents smoked a lot of weed since the air in this apartment just smelled like it. We signed a 12-month lease and was ready to move out within the first month. Our dog would bark like mad every night and at first we thought she was just adjusting to the place, but turns out to be something else once we turn on the kitchen lights. The kitchen was infested. There was roaches on the floors, walls, cabinets, and some even crawling out of our kitchen appliances. If I had to give a number, there was around 100 roaches seen that night and we had called the pest control every week ever since. I would also like to mention that this apartment is old. The wood flooring WILL absolutely creak if you step on it and it WILL wake up your roommates/neighbors. Please do yourself a favor and don't come here.

Just moved here if I could give them 0 stars I would! Please don’t waste your time applying to this complex they DO NOT CARE ABOUT THERE RESIDENTS HERE! Ever since the day I’ve moved in NOTHING BUT ISSUES!! THEY HAVE A SERIOUS PEST PROBLEM HERE!!!!!!!!!!!!! The regional manager never gets back with you! When you file a complaint. I’ve been here less than 2 weeks and hate this apartment complex customer service is horrible!!!!!!!!!!!!!!!!!!!!! WARNING DO NOT WASTE YOUR MONEY MOVING HERE!!!!!!!!!!! They do not care about there residents!!!!!!!!!!!!!! They just throw them in infested apartments and won’t accommodate them for anything and oh yeah I put in a request for maintenance over a week ago to fix a LIST OF ISSUES IVE HAD SINCE IVE MOVED IN AND NO ONE HAS CAME OUT!!!!!! I’m so disappointed in this complex customer service I’ve never lived anywhere with this much issues!!! Save your money and find somewhere that actually cares about you and not going to throw you in infested apartments! THANK ME LATER!!!!

I love living at the villas i have been a resident there for the past 10 years. The staff has always been helpful and expeditious when it comes to fixing or answering any problems or questions i have ever had. I will continue to stay here and love the area as well. 5 stars all the way!

I recently moved in and I can honestly say that I LOVE THIS PLACE. Maria the Manager was so sweet, now I understand why all the reviews say nothing but good things about her.

I recently moved in to The Villas of East Cobb and I love it. My apartment is 1600 sq ft (i think that is what they told me). I live in a town house. Its HUGE. My children get to go to the best elementary school in Cobb and the bus stop is right in the community. The pool is new and beautiful with gas grills. Fitness Center is nice too, although I dont work out. Maria Rosa is the manager and she is so pleasant and seemed genuinely happy to have me join the community. I love it here.

I moved in a week ago and it has been pure hell since. I was told that my apartment would be ready by Thursday the day before I moved in. I did the inspection that Friday and cabinets were missing or installed incorrectly, the bathroom was a mess it still looked like someone else was living there, the toilet was disgusting and had the original toilet seat on there and rust/stains in the bowl, the toilet didn't flush, the tub had stains & marks, the A/C didn't work and I had no A/C for a whole weekend until Sunday 4PM, no hot water on the 1st night, and no one is taking my complaints seriously. I was told the hot water didn't work due to maintenance probably working on the building and the same day I was told that because the electric had been off the hot water had to build up and I still had no hot water. I have called everyday for a week (most times multiple times) and I kept getting everything will be done today and it never happens. Worst experience ever!!!! I wouldn't even give it one star, but I'm required to. I had issues w/ the patio door that the maintenance supervisor saw and ignored it until I called about it. My hot water is still not hot. I'm tired of being lied to.

I moved into this complex because it is spacious and very conveniently placed less than a mile away from the interstate and about 15 minutes from Midtown Atlanta. I got my particular unit because I was interested and wanted a washer and dryer in my unit. It’s been almost 3 1/2 maybe four months and I still don’t have a washer and dryer in my unit because maintenance still has not fixed my connections in My apartment. I have repeatedly talked to management, and every time they say it’s going to get done this week. If they fixed that I believe the review would have been five out of five

Roaches, maintenance that takes 2 weeks to fix with no re compensation, loud neighbors and armed robbery. Stay away

I currently live in the complex - and just wanted to give a shout out to the Villas Staff members; they are very helpful and do their best to help the residents. Jeff works on the maintenance team - he is awesome! He not only takes care of the community, but he is always willing to help the residents. Great job with your staff!

Moved a year ago and can’t wait for the lease to be over. As of April is an oven because no matter how much you crank theA/C it will not cool the second floor since the insulation is non -existent given it has not been replaced since the 1800s that they were built. As of November it becomes a freezer due to the bad insulation. Your electric bill goes up to $300 monthly and you will still sweat as in a sauna during the summer or freeze during the winter. The A/C units constantly freeze up because the heat is so much inside the apartments that they get too strained and the pipes get covered in frost. Roaches walk around the apartments like they are the ones paying rent. There are no side walks to safely walk though the complex. Various times I have come home to find somebody from maintenance (changing to more efficient/crappy faucets) without any request or previous warning.

Worst management ever. No prior notification of the unit you will be staying at. They just try to cover all it up by showing the nice model apartment. Don’t pay the deposit up front until you move in. My apartment was a roach infestation and they claim it as we take good care on pest control, below are the proof to it. Worst management ever, they never answer phone calls or will get back to your request unless you physically go there. Took almost a week to do the background check, and they promised to give the December month off and said you have to pay one full months rent as deposit which will be refunded when you move out (they lie of refunding your deposit). Tap water smells, bath tub and the counter tops are painted with powdered paint which sticks to your hands in kitchen. Literally the very next morning after the move in which is today, to resolve the problem they are not ready to work with you to return your deposit! They won’t let you to speak with the higher management either. Don’t fall for the exterior of the apartments during day time. It’s works once the sun goes down...

I am completely shocked at the way things were handled here. After being recommend to this place by a friend who was on a waiting list for over a year, our boyfriends applied to this apartment complex since it was close to the office. After handling DAYS of mistakes due to the staffs miscommunication and lack of through information, we were denied..First BASED ON THE FACT THEY THOUGHT THE GIRLFRIENDS WERE MOVING IN (this was clearly said on the phone) and then somehow secondly due to credit scores. The girlfriends were already secured in a lease at their own apartment (girlfriends doing the apartment shopping due to the boyfriends constant traveling at work) and as far as the credit score, the boys scores averaged together was well over a 600. The score didn't include any bankruptcies, evictions, or money owed from other complexes. We were LIED to, being we were told that the security deposit would be based on the credit score! There would not be an issue as long as their was no bankruptcies, evictions, or money owned to any other complexes on the credit report. The property manager is hostile and far from professional and tries to be condensing. I will be taking further action. Thank GOD we were able to tour some MUCH APPEALING places with ACTUAL RENOVATIONS today! Who were SO KIND to waive fees due to The Villas of East Cobb LACK of care. I suggest looking down Franklin Road and STAYING far from this place!

Do not waste your money or your time being fooled by this apartment complex. The pictures on the website(s) are NOT the apartments that you will rent. There is graffiti on the walls that management will not remove. Tenants living there for the past two years have paid for a pool that has yet to be completed. Illegal pets such as pitbulls are allowed and nothing is stated to the owners by management. There is a bad - REALLY BAD - problem with roaches and spiders. You will NEVER see pest control, maintenance or security. The water has been turned off numerous times without notice. Parking is horrendous and your car will be scratched or worse - hit. The trash compactor is ALWAYS overflowing and it's just NASTY. Don't take my word for it, see for yourself. Drive around the property and you will see garbage, broken windows, piles of debris behind apartments. Don't pay $1000 a month to live in this project!!! The property company takes advantage of those with little or no rental history and undocumented citizens. I find it hard to even give them 1 star. Honestly, at first I was not going to write this review but looking at all the others - we all can't be wrong!

!! YOU WILL REGRET MOVING IN !! This is far from what I anticipated because its unsafe, unkept, unsanitary, their unresponsive, and unreliable. I cant wait to move and I've been trying to break the lease due to their lack of resolving my 1 major issue. THE PLACE IS INFESTED WITH MICE/RATS!!! I've been asking for 9 months for them to repair/seal a total of three 6 inch holes that was created by these rats, up till yesterday we have caught 2 rats and 9 mice. I must admit I have become furious with the lack of assistance, Evette the manager never returned any of our calls despite informing th em we have a 2 yr old. At one point I brought a rat that was caught to the leasing office and threw it into the center of the office space, and despite that they still didnt remedy the issue. VEHICLES HAVE BEEN BROKEN INTO!!! There is no security, or police that live here its mayhem. I witnessed burglars attempting to break into cars, and I scared them off by sounding off my car alarm. THEY PUT A NONPAYMENT NOTICE ON MY DOOR, WHEN I HAD PAID RENT!!! I was going to let them proceed with attempting to evict me so that I can break the lease, but I wasnt so lucky for 9 days later the stuck another letter on the door apologizing that it was accidental. THERE ARE GUN SHOTS & PHYSICAL ALTERCATIONS COMMONLY IN THE COMPLEX!!! We have witnessed 3 physical altercations near our building 1400, and heard gun shots around July 4th. THE TRASH DUMPSTER IS ALWAYS BROKEN, HAVING A MOUNT OF TRASH EXPOSED & OVERFLOWING!! You will see mounts of trash outside of the dumpster on the floor that cant be disposed of properly, and racoons there to greet you. THE POOLS WATER IS GREEN & UNSANITARY, AND THEY HAVE FAKE REVIEWS!! I guarantee that they will create two 5 star reviews, because two of the reviews are actually names of the workers there.

I lived in one of their apartments a little while ago when it was still called "signature place apartments". It was the worst experience ever!!! Unqualified management, old structure, poor maintenance and thieves (like real thieves). They keep changing the properties name to cover up their mess but, they still playing the same old game.

I lived in this property for 2 years and everything was fixed in timely manner. Maintenance people are really nice especially Carlos, he is the BEST he will go above and beyond to take care your issue . I never had any pest issues I always kept everything cleaned. I loved the space and my unique town-home. Only reason I moved out is because I bought a house.

All of the 5-Star reviews here are written by the office, obviously. We applied here and it was a pain for them to get any paper work pushed over and by the time they sunk 300 dollars into our rental, they had already given it to someone else. The manager barely speaks English and can't give you any explanation rather than a run-around. They also showed me an apartment that was abandoned during the showing, which was embarrassing (for them).

I will never recommend anyone to stay here. I have lived here for three years. I loved the inside of my town home, but the management is terrible. The air never works. I have to call every other week for them to come. When they do finally show up, they don't fix anything. I have make sure I'm here when the maintenance people come in order for it to get done. I've been asking for OVER a week to get the hive that's growing above my door. Its still there. I called once on Sunday... Again on Thursday...went up there to the leasing office on Friday..told them again yesterday. I don't understand why it takes so much. I was told the same thing over and over again. "They will be here tomorrow." Seems like tomorrow never came. I'm five months pregnant and at high risk of getting stung by something I'm allergic too..they don't care. The trash at the front is ALWAYS full. It looks like we live in the projects. The pictures below are real live of what goes on here. MOST OF ALL...MY NEIGHBORS KITCHEN IS FLOODING. I WAS ASKED TO TRANSFER TO AN APARTMENT(THATS SMALLER AND THATS A FLAT...NOT TOWNHOME) SO THEY CAN JACK HAMMER MY KITCHEN TO GET TO THE PIPES. WHEN I STATED THAT IM JUST GOING TO MOVE OUT BECAUSE I ONLY HAD THREE MONTHS LEFT ON MY LEASE AND IM NOT MOVING ALL OF MY BELONGINGS TWICE WITHIN THREE MONTHS WHILE PREGNANT...IT WAS FINE. NOW THAT I ASKED TO GET SOME OF MY MONEY BACK FOR JUNE...ALLLL OF A SUDDEN THEY DONT NEED TO GET INTO MY PLACE BUT THEY WERE SO READY TO MOVE ME BY TUESDAY (TODAY). SO NOW IVE ALREADY PAID TO MOVE INTO MY NEW PLACE, BUT IM STUCK ON THIS LEASE HAVING TO SMELL SEWAGE EVERYTIME I COME HOME BECAUSE THEY DONT WANT TO GIVE ME PART OF MY MONEY BACK. THIS HAPPENED BEFORE...THE PIPES ARE UNDER MY HOUSE BUT SOMEHOW THEY ARE GONNA GET IT DONE WHILE IM HERE. THEY ARE MONEY HUNGRY. THEY SHOWED ME AN "UPGRADED" UNIT THAT LOOKS LIKE IT WAA UPGRADED TEN YEARS AGO. THE COST TO LIVE HERE IS NOT WORTH IT. I ONLY LIVED HERE FOR THREE YEARS BECAUSE I CAME IN ON A DISCOUNT. THERE IS NO WAY I WOULD PAY MARKET PRICE.

There are roaches everywhere if you Were to punch a hole in the wall roaches would fallout Guaranteed evening vacant apartments that they would show, floods all the time It's just an all out disgusting place and would not recommend anybody to stay there

If you are looking for a very spacious and roomy apartment, the villas at east cobb is the perfect place for you. What I like most about the apt is how spacious the bedrooms are. I also love how nice and respectful my neighbors are, they always inform me if they are going to have a party. The leasing office staff are quite nice and caring, I just wish they followed up a little faster. Due to the new braves stadium being built right up the street, there will be a lot of changes in the next year and I am excited to see them.

I moved to the Villas on Nov 2014, seems nice and clean the soon as I moved 1) 48days to get the mail Key, Then the power bill on winter is crazy $300 plus every month for just me and a dog and I worked 16hrs a day and left all light and heater off(talked to neighbors and they all got the same bill $$), roaches are out of this world they are everywhere i bombed 6 times is a yr and didn't help a bit. this property has a lot of potential but management doesn't know how to take advantage.

It has mold in all the lower levels, they have roaches every where not just one building. Outdated appliances and spray painted unitilites. I recommend searching for a place worth the money. This is a bad choice...

This is an amazing property. Laid out with an active lifestyle in mind, the management and maintenance drops the ball on what could be incredible. Clubhouse is completely under utilized, though it includes a theater, indoor running track, basketball court and weight room. There are rarely movies or activities scheduled and if they are, they are communicated at the last minute for minimum turnout. The outside maintenance is bad, and garbage, throwaways and dog mess are left for days. The fire pit is not maintained and though there is a grilling area, the grills are destroyed beyond use. The walking trail down to the river is dangerous and also not maintained. Sadly I love the location and the proximity to everything but will be moving out at lease end.

The villas of East Cobb are very nice. The neighborhood is quite and the apartments are very spacious. I love the area which is very convient to get to local places. The have a fitness center and a pool area including a club house which I love about that. The best part is the townhomes with the spiral staircase. I don't plan on moving anytime soon I would suggest this place yo a friend anyday.

Very clean therefore few to no bugs (very impressed) not rodents (yes, I still used traps) river walk access is nice (although no lights if sun goes down) trash day is always confusing (but I wasn't paying attention to that part) everything worked without a hitch

This is a condo complex of townhouse-style condos. The grounds are fairly maintained, the pool is small and a lot of the pool furniture is broken. On the other hand, it's a small community, so not much noise and traffic, though we have had neighborhood kids try to use the pool. The HOA here does what it can to maintain things.
