Property Ratings at Villas 52
I am extremely disappointed with the living conditions and management at Villas 52. Despite being a paying resident, little to nothing gets properly resolved. Issues are often covered up rather than fixed, and the overall management remains unprofessional and ineffective — even after staff changes. It is unacceptable to live in an environment where basic maintenance and tenant concerns are ignored. Residents deserve clean, safe, and functional living conditions — not excuses. I truly regret signing a 12-month lease and am counting down the days until it ends. I sincerely hope other residents choose not to renew their leases either, as no one should have to tolerate these substandard conditions. Villas 52 must do better — especially for those who have supported this property with their hard-earned money over the years. I hope this message serves as a wake-up call. We deserve better. Roach infested place!!! Change in rent a extra 70 not sure of the real breakdown in prices new management of course wanting us to pay for any issues they have do not come here skip the good reviews those were forced take the bad ones in consideration please
Love it can’t even complain easy move in wasn’t no problems with anything I will say though some things were left untouched and needed a touch up but nothing big

Villas 52 is a great community! The leasing staff is understanding and helpful. The pool opens every year. During the pandemic they were very understanding and helpful. If anyone is looking for an awesome Place to stay I strongly recommend trying villas 52
Upon moving in there were a few minor issues. Yet, the Leasing Manager Janine and our Maintenance Crew took care of the issues. I'm Happy to call Villas52 my New Home
These Apartments were the absolute worst. I only stayed 1 year and left as soon as I was able to. They have the most horrible roach infestation problem! Pest control comes but it doesn’t help at all. I had roaches from the very first night I moved in. I also had rats ! Rats would eat through everything. They wouldn’t fix the problem only patch up the holes the rats came through then the rats would come through a new hole. But that’s how this apartment operates, don’t fix the problem only put a band aid over it. They fix your problems on their own time.
I am now on my 2yr stay here miantance is awesome. The grounds stay clean. No loud noise. No break in. Rent office staff i love them. Awesome place to want to stay.
I've lived at Villas 52 since December 2014 and I have had a great experience. The location is convenient for me. It takes me about 15 to 20 minutes to get to work and I-75 is only a few minutes away. I can visit friends and family or they can visit me without complicated directions (an important quality living in Atlanta). Maintenance issues are handled quickly and the office staff are always friendly. There are many families living in this complex so it is quiet at night and my neighbors are nice people. The bottom line is I'm glad I decide to live here.

This apartments have a bad roach problem and they can’t to long to fix things when you ask
I have never gotten a call back or a return email in a year. I've had 2 vehicles vandalized on there property & because my windows were broken out, mamangement towed my car because it was an eye sore. There is a huge puddle in front of my door every time it rains that management hasn't fixed in 5 years. My cellphone was stolen off my front porch within a 10 min time span. There are thugs hanging out all times of the night. NO SECURITY OR LIGHTS IN THE PARKING LOT! OLIVIA PLACE APARTMENTS IN STOCKBRIDGE SHOULD BE CONDEMNED
I just want to say Olivia Place's Management and Maintenance Staff are very Professional, Family Oriented, and easily approachable there was never an issue unaddressed. The community is a small well kept property with working class residents my time at Olivia Place were amazing the unit I had was upgraded with new Black appliances new flooring, and new fixtures even my toilets were new. I can go on and on about how nice the units are before moving to Olivia Place I toured a lot of complexes in the area and none of them were as spacious and nice as Olivia Place nor had a staff that made you feel like apart of their extended family. If you are looking for a nice and safe place this would be the place for you. You are probably wondering if it is all that I claim it to be then why leave? Had it not been for an upgrade to becoming homeowners we would still be at Olivia Place. Highly recommended, the area in a whole is nice you have everything within a short distance: Shopping, Schools, Parks, Eateries, Highways and even the Tag Office is close by. Stop by and tour the community, I'm sure you will like all it has to offer!!
We came from NY and lived here for 1 year. The staff and maintenance were wonderful. They are very friendly and very helpful. Whenever and whatever issues happened they were quick to respond with a resolution. There are plenty of kids there and of course space for them to play. The apartment was a beautiful 2 BR 2 BA apartment. The only issue we had with the apartment was it seemed as if the renovations were a bit rushed. There were minor holes in the walls due to replacing the towel rack that were not at all patched up. But honestly, nothing too serious and definitely not the reason I'm giving them 4 stars. My reasoning: The people. Some residents were wonderful and others were not. My last month or two month of being there, my downstairs neighbor whom just moved in kept banging on my ceiling due to the noise my children were making.They went as far as to call the police on my family that scared my 7 year old child. This was before 8pm on a Friday night! Completely Unacceptable! I am very firm with my boys not making noise prior to 7am nor after 9/10pm. They even banged when my teething, cranky 8 month old baby was crying at 9pm and i couldn't attend to him right away. This apartment complex is just that, APARTMENTS not HOMES people! If you're not ok with kids nor minor noise get yourself a house! We definitely miss Olivia Place and would absolutely recommend them. Thank you for all you've done.
These are nice apartments, any apartment you move in will have some kind of issue regardless where you move. If you can't afford to buy your OWN house right now, these are decent apartments to live in. For me and my family who have lived here for 3 years it has been pleasant.
I moved here in Mid 2014... And it was the worst apartment i ever had. The roaches was out of this world. My AC broke twice causing a BIG wet puddle on my hallways floor, No only did i have to call corporate twice before they actually fixed it but i had to call them to pay electricity bill because my bill went up due to the none working AC. The final straw was when i went out of town to visit family someone broke into my apartment and stole every TV out of my house but the worst part about it is that my door was locked back. No how can someone break into a home and lock the door back. No 60 inch TV is fitting out of a window. I was the only one who had a key to my apartment besides maintenance. When i called the property manger she said that someone was there with a moving truck and maybe they took it. Ummm that was me because the day i got back to GA i was moving from the apartments the next day because i did not feel safe knowing that someone WALKED into my home and stole my things. I filed a police report and the officer advised me to take them court. I broke my lease and all because i no longer felt save. Please dont move here IT WAS MY BIGGIEST MISTAKE IN GEORGIA.
These apartments are too expensive for the size and quality of amenities!!! Closets are like cubicles!!. Pool is small and the fitness center is not 24hrs. There is also not enough activity on the playground for the children. There is also no space or area specifically for the kids to run and play and be safe!!! The positives are it's quiet and very close to shopping and restaurants!!
I CAME TO VISIT STAYED A WHOLE WEEK. KID FRIENDLY, KIND PEOPLE, QUIET AREA. WOULD MOVE HERE.
I moved here in Feb 2015 and I must say it has been the worst experience every I have paid a lot less than what I'm paying now In the past yet I lived better its like I'm staying in the projects trash is always overflowing kids always out side with no supervision and the roaches is so bad and embrassing their everywhere in the dish washer when u walk in the apartment their falling out the door cracks OMG I am so ready for my lease to be up!!!!!
I've been here almost 3 years and I've had a great stay. Its a kid friendly complex and there are a lot of children but they're respectful and there is a sense of community amongst parents. I love it here.
