Property Ratings at Village At Southern Oaks
Charged nearly $2000 for 'damages' that were documented to have not been caused by us but were caused by poorly built property. Electricity nearly $300 because of no insulation in apartment.
The apartments are nice for the price point and if you just want to work, come home and stay in your apartment. There’s plenty of parking most of the time, but it got bad toward the end of our lease and we were having to park far away from our apartment. It’s not in the best area, but it’s also not the worst area. There were a few car break-ins and at least one issue of a package being stolen off someone’s doorstep. The gate was broken most of the time so that took away from the whole “gated” feel. Our downstairs neighbors were hostile toward everyone and screamed profanities at other neighbors. No food or water is allowed at the swimming pool even at the little tables. I’ve seen them yell at kids sitting at the tables eating snacks. The hot tub was always slimy like it wasn’t being cleaned. The pool was ok, but there were a lot of unsupervised kids with nary a parent or guardian in sight. There was one old maintenance man who rode around on his little golf cart and would stop and stare at you, presumably to see if you were doing something wrong. The younger maintenance guys were all super nice and not creepy or rude at all. Once the old guy stopped my husband to ask him if our dog had pooped on the grass by where he was standing and my husband told him it wasn’t our dog’s poop. He always carried poop bags for clean up when it was. The next day we had a note slapped on the door saying if we didn’t pick up the poop we would be fined $100 or asked to vacate the apartment. I will say that the neighbors themselves had dogs and were more dog friendly (and just friendlier in general) than other apartment complexes I’ve lived in here. After a year our rent was going to go up $100 with no real improvements besides some painting outside the complex. Overall it was a good experience, but I wouldn’t live there again.
It is a wonderful place to live. The atmosphere is peaceful the staff friendly and professional. The units are attractive, and the area is close enough to shopping and interstates. I enjoy the coffee and cookies set out every morning in the club house, and I use the hot tub and 24 hour fitness center often. The prices are great for what you get.
The apartment itself is beautiful. Great neighbors. Spacious and safe. The management is not good. The gate is always broken and the hot tub was usually broken as well. But overall the important features were good and the actual living space is very nice.
Pros: - Nice apt layout, plenty of sunlight, high ceilings on 3rd floor. - Decent size bedrooms, master closet is gigantic. - Washer and dryer. - Well maintained grounds. - Friendly and accommodating staff. Cons: - Pretty far from downtown. - Area directly surrounding the complex isn't really walkable. - No recycling. Overall a nice place to live and good value for the money.
