This going to be a lengthy one: First of all, I want to make it very clear for anyone who's even remotely considering getting into this apartment complex, DON'T. They purposely don't explain all the rules of the complex nor the fees, even after I asked them if that was all, I just kept finding out about new policies that apparently were always there but even after I asked prior to that even of me finding out about such fee or policy they never mentioned it. ALWAYS CHECK YOUR ACCOUNT, they will not hesitate to charge you things outside your contract then try to excuse it with other things such as "it's because of reason x, y, or z that this happened". I should also mention the very disturbing stories my roommate told me of his time there as well with the office staff and the service. They WILL tell you this neighborhood is safe, but just a few nights ago there was a burglary where at least 10 cars got broken into and 2 got stolen. Their response? It was very submissive, basically saying "we're not responsible for what happens inside the complex" and completely rejecting the request of implementing better security measures. The office staff will tell you whatever you want to hear in order for you to stop bothering them yet will do absolutely nothing to fix your issue, only when the issue is 100% clearly their fault is when they'll attempt at doing something while still shifting the blame to you somehow. I brought my own washing machine and dryer and they still charged me for it as if they owned it, I had to go for MONTHS to the offices to clarify that it wasn't theirs and it still kept getting charged, even after I got told I was right. On my time there, TV was free in my lease, yet they still charged me several times for it and same thing that happened with the washing and dryer happened with this. I know this review is harsh but that's because I gave them the benefit of doubt for MONTHS, I guarantee you they do not care about you or your safety, there are far better apartment complex in the area, please avoid this one at all costs if you can.

Love the community, apartment comfortable. Great office staff. Moving process good and fast.
Was told that the weight limit was for "aggressive" breeds and wouldn't be an issue with our labrador. Paid the $100 application fee only to get denied. Have not heard anything back since.
Kathleen and Karen in the office truly care about their tenants and their safety. They have made sure that I feel safe and comfortable while living at Villa Valencia. They have shown me that I can come to them whenever I need help. They are awesome!
I moved to Villa Valencia after enduring a year in a much busier neighborhood of Orlando, where there had been heavy traffic, intrusive neighbors and regular crime. When I visited Villa Valencia, saw the apartments and spoke with Karen, the manager, I was immediately impressed. I live by myself in a one-bedroom apartment and the space and amenities are ample. The gated community is very safe but still accessible to guests, with a lot of surrounding overflow parking. There is almost no traffic in the relatively quiet neighborhood. There are restaurants, grocery stores and shops about a half mile away, and a gas station just around the corner. My neighbors are very friendly but generally keep to themselves and don't make much noise. And the property management team has always been responsive when I have made inquiries or asked anything of them. They keep everything in good, working order -- including the pool, fitness room and computer lab. My apartment here is a place I can relax and feel safe. I'm finally home.
I lived here for 4 years and I loved my apartment. Only reason I moved was because I relocated for work. Great maintenance and office staff.
Community: Do not be mislead into thinking that this is a nice community. There is a tremendous amount of crime in this area. Cars are regularly broken into within the apartment gates here. (The gates are almost always broken anyways) If you walk around the community, be prepared to avoid dog poo on the sidewalks regularly and the scathing smell of urine at every turn. It's seriously unbearable. Every hallway and staircase is stained from trash or who knows what else, despite the minuscule effort to power wash semi-annually. Management: Customer service? What's that? This group of front office staff is inattentive, disorganized and down right rude at times. If you ask for something to be done, be prepared to ask two to three additional times. Need something fixed? They might offer up a band-aid solution that will return to its former glory of an issue in relatively quick fashion. The Apartments: I've been into quite a few apartments at this complex and all of them have one thing in common: mold. If you like watching mold grow on your windowsills this is the place for you! With single pane windows and less than stellar construction, this is a recipe for disaster. Upon moving out, my friend was given moldy paint to coat the walls in for the next individual to move in. The water pressure in the units is abysmal. Upon move in, my carpets literally had a brown, hopefully chocolate, stain on them, which I cleaned myself. Do not recommend.
Villa Valencia is safe, quiet, comfortable and friendly. Probably one of the best little neighborhoods in the east Orlando area. Its in the the middle of everything making travel simple and easy. Moving here was one of the best things I've ever done.
