Worst place in Tuscaloosa, they have roaches, the apartments are nasty, Management is horrible and only care about money, they're maintenance staff is the worst they put duct tape on some pipes to fix a leak, just horrible, this was by far the worst experience I've ever had

Serious property concerns that never get resolved and are never taken seriously. Neighbors are horrible and fairly certain there are several drug rings running here. Management doesn't care about anything. There was a shooting and they haven't done anything meaningful to tighten security.

This place has been so horrible. Unfortunately I still live here so to not being able to get out of my lease without paying a ridiculous amount. The apartment photos compared to when you actually move in are not the same. They do not clean these apartments before you move in and if they say they do they are lying. So many structural issues with these apartments like cabinets walls being separated and having openings in them, no cabinet space at all especially in the 3 bedrooms. I had a roommate that had a gun and pointed it in our apartment. I moved out and was placed in a unit that i was not allowed to view before deciding to move in and now i know why because it was just disgusting. Despite the lease saying something about tenants having weapons will be evicted, this resident still lives in my old unit. Since living in this disgusting unit I have had mold all over the place. So bad that it has gotten on my belongings. I informed the leasing office and spoke with the manager(Erin). The only thing that was done was them putting an dehumidifier into the unit for a few days. I emailed Erin multiple times and called the office multiple times for follow ups on what they will do to prevent more mold. I finally got a response 22 days after our initial contact. At that point the mold had grown back not only in our kitchen but on our appliances, in our seasonings, on our furniture we bought, clothing, and shoes. They are suppose to have someone come to do something for the mold. But I’m not holding my breathe for anyone to actually show up. This issue has not been handled promptly and was not taken seriously. Do not live here! They do not care and will not do anything properly to fix issues the correct way. They will take ridiculous amount of time to even address issues half way. It’s not with it live somewhere else.

I have only been living at Vie for a week and it’s already exceeded my expectations! Great security, clean places, great community, amazing amenities, and overall a great experience so far! Love it.

Vie has everything you could think of and the friendliest staff ever! They also always have events for the residents like all of the time. Super spacious and a super safe community.

don’t move here unless you like getting your car broken into and throwing parties with roaches

Condo is solid with no issues I saw in some of the other reviews. Was concerned but spent three days touring complexes before signing the lease. Amenities are really good. The only water in the parking lot I ever saw was the day the entire town flooded. Layout is good and huge closet space.

Vie at UD is just close to perfect! Firstly it’s location is awesome with a beautiful pond in front. Most of the interesting places are very close by such as Eateries like cookout, Wendys, Subway, McDonald’s, Hardy’s, Chipotle’s and many more! For pet lovers petsmart and pet super market are very close. Grocery stores such as fresh market (offers discounts for UA students/staff) and super target ?? are close by. There is University shuttle that operates every 30 mins, it’s so convenient. I stayed at both first floor and second floor. Both are good except some very bad rainy days cause flooding issues in first floor!( might not be the case with all the first floors). Floor design are cool in both three and two bedrooms. Kitchens and halls are well maintained. Coming to bedroom, I had issues with wall painting and floor cleaning after requests, they were taken care of. I needed a mattress, they did replace but there were delays (understanbly owing to delays in supply chain due to Covid). I had again issue with light and fan which was promptly taken care off. For maintenance request with AC there were delays due to unavailability of personnel/parts (since it was in October weather was perfect, so luckily it was fine with me!). I agree in some maintenance issues management responds slowly mostly likely due staff shortage/Covid-19 related supply delays. Management and staff are very friendly, helpful and cool (they waived off one time late fees??). When I got locked out the emergency response was quick. However, I suggest tenents should do repeated requests for maintenance to understand your urgency, again that’s due to staff shortage/ supply delays (hopefully after COVID-19, things might get better!). Also, there is a wonderful two swimming pools and a perfect gym. Free internet and a great clubhouse(great to organize parties!). Overall, the stay I would put it between 3.5-4.0 but prefer to give 4.0 (maybe more than 4.0) to encourage the management to take it to 5.0!

I moved in thinking that this was the perfect apartment because it fit every need I needed. It is marketed and advertised beautifully. In addition to, the people you first speak with are so nice and inviting but the second they get your money to move in they want nothing to do with you. Since I have moved in less than a month ago: the AC has been broken, my tub wasn’t draining, have found roaches, an ant infestation, spiders, and bugs that I don’t even know what they are but they’re red... I still have not received my mailbox key a month after moving in, our oven is broken, our couch is broken to the point a leg fell off and no one is able to functionally use it, my desk chair is torn to pieces by the previous renters cat, they claim to clean everything but my room was a disaster, especially my bathroom. Everything was so disgusting. The Wifi that they claim works amazingly is absolutely terrible. They will not let you install outside Wi-Fi other than their specific Wifi according to the leasing office yesterday. I have an online class and I have had to leave my apartment complex every single time to do any work because nothing will ever load and you can’t ever even get connected. It has been truly such an awful experience. Please be cautious because this apartment complex looks and sounds amazing but it genuinely is not at all.

When I first got here, my bedroom door wouldn't close and I had problems with the cabinets. I didn't think that much of it but as time passed, there were more problems i.e: cockroaches, a front door that won't lock (which they still haven't fixed), creepy staff, broken washing machine (had to get someone outside of Vie to come fix it), broken fridge (had to throw my food out several times because the fridge stopped working over night and the food went bad), and a shower that would stop working randomly. Every time I had to pay rent I'd regret it so much. DO NOT LIVE HERE

There are cockroaches here and they have failed to fix it. The staff is rude and incompetent. One I first moved in the apartment was a mess and several things are broken. My washer and dryer are still broken and it’s been a year since I moved in. One time my roommates and I got locked in because our front door broke. We called maintenance saying it was an emergency and they didn’t arrive for hours. We missed classes and my roommate almost missed a test. I have had a terrible experience living here and I really hope no one else chooses to live here.

Don't waste your time or especially your money renting from University Downs. Maintenance is slow and if they do show up they don't fix nothing. My daughter complained about a leaking washer and refrigerator and a light in the bathroom that was malfunctioning. They was never repaired. The front door to her apartment wasn't sturdy and at night you could see the outside light shining thru the bottom of her door. I complained about this to management and so did my daughter. They never fixed the door. After two years she decided to leave and thank God because the management and maintenance was substandard. My daughter is happy and pleased at her new apartment. POTENTIAL STUDENTS....DO NOT RENT FROM UNIVERSITY DOWNS BECAUSE YOU WILL NOT BE HAPPY WITH THE MANAGEMENT OR MAINTENANCE PERSONNEL. UNIVERSITY DOWNS IS A RIP OFF AND I WOULDN'T RECOMMEND THIS APARTMENT TO ANYONE. SPEND YOUR MONEY ELSEWHERE.

Absoutley love it here! The staff is awesome and really helps solve issues. It is close to campus, so you could walk if needed

The apartment is great, however the management and owners are awful.
