In the heart of East Lansing lies Patriarche Park, a family-friendly suburb with a park-like atmosphere. Families flock to John M. Patriarche Park for its athletic fields and courts and the park’s spacious, lush lawns. Residents enjoy the tree-lined, walkable streets of this residential neighborhood. The East Lansing Public Library is nearby, along with the excellent East Lansing High School. Though this neighborhood boasts a kid-friendly vibe, it’s very much a thriving college town.
Patriarche Park is located one mile north of Michigan State University, so there are many student residents in this neighborhood. This university offers Spartan Stadium, MSU Museum, and the Wharton Center for Performing Arts – all things that locals can enjoy, student or not. Just five miles east of the city of Lansing, residents of Patriarche Park can explore nearby amenities like the Frandor Shopping Center, the Michigan State Capitol, Potter Park Zoo, and Cooley Law School Stadium.

Property Ratings at Victory East Lansing
During my time at Burcham, there were multiple issues. We paid for parking passes for the entire year, but did not receive them until after the football season. I would come home from work at night and there would be no parking spots, but no cars could be towed since we did not have passes. I put in a service request to fix my bedroom light twice in the beginning of the year. They never fixed it, so I had no bedroom light the entire lease. Once I moved out, I received a message about unpaid damages, but they were not cooperative at all. I kept getting messages about using the resident portal to pay my payment, but I told the agent multiple times that I cannot pay it because they closed my portal account. I filed a move out dispute, never heard from burcham until I went in to the complex a week later. I do not recommend moving here unless you are okay with lack of parking, wifi that is not dependable, apartment floods, and apartment agents that are useless.
My apartment flooded recently and all they did for me was get me a replacement apartment after waiting 12 hours. The replacement apartment was dirty and not what they said. There was dirt, dust and hair everywhere, the bathtub was chipping and the floor was uneven and unsafe to walk on in some parts.
The only thing management cares about is filling units. They will tell you anything to get you to sign a lease and, if you aren’t diligent, won’t deliver on any previous understanding. Read your lease carefully because they won’t let you cancel it without bleeding you dry. Good location, poor apartment quality, and definitely not worth the rude and untrustworthy management. Enter business with them at your own risk (and expense most likely)
