The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at VICTORIA GARDENS APARTMENTS
As a recent Palmer graduate, I can say without hesitation that Victoria Gardens is the best apartment complex for Palmer students. Graduate school is no easy journey, and having a place that understands the unique challenges students face especially when it comes to finances and mental well-being is priceless. Ann and the entire VG crew made my time at Palmer not only manageable, but truly memorable. What sets Victoria Gardens apart isn’t just the comfortable living spaces or the convenience it’s the people. The staff at VG go above and beyond. They understand how students receive their funding, and they’re willing to work with you around loan disbursement schedules, which makes rent payments so much more attainable and less stressful. That level of empathy and flexibility is incredibly rare. But what really makes VG special is the community and support. The staff aren’t just professional, they’re genuinely kind-hearted and encouraging. In a doctorate program, there are moments when you feel overwhelmed or uncertain, and those encouraging words from the VG team can mean everything. I can’t count how many times a simple conversation with Ann lifted my spirits when I needed it most. Sure, there might be newer apartments in the area with fancy pools or trendy amenities, but no modern feature compares to the love and family you gain from being a part of the Victoria Gardens community. That sense of belonging, that emotional support, it’s unmatched. I will be forever grateful for the time I spent living at Victoria Gardens. The compassion, understanding, and warmth I received from the entire staff will stay with me always. Thank you, VG, for being more than just a place to live, you were a vital part of my journey. -Dr. Kristin Kelly DC
I lived at Victoria Gardens from 10/2012-03/2020. I could not recommend this place more. The location is right in the heart of Port Orange, FL near restaurants, colleges and community events. The entire management team from property maintenance to office personnel are professional, caring and truly invested in the needs/concerns of its' tenets and the property itself. They are always working hard to update, add, and expand the quality of life for the tenets!
Spacious apartment for a 2 bedroom. Not well insulated upstairs, so hotter during most of the year, and colder than downstairs in the short time that the weather is on the cold side. Not very modern compared to other complexes nearby. Across the street from Palmer College, and within walking distance from Applebee's and Houligan's. Staff is nice and fairly helpful. Complex has a gym, pool, and small study/print room.
I've been living in this complex for three years now. The rent is a good price, it includes most amenities (including hi speed Internet), has a nice pool, a small gym, a computer center, a club house and two laundry rooms. The personnel is really nice and helpful, always with a smile. The surroundings are always clean and well maintained. I've made this my home.
