The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Varsity Square Apartments
Me and my husband have been living here for two years now. We have loved living here. Main reasons we love this place: 1. most important: AMAZING management. Could not say a single bad thing about them. We email them or go into the office and they handle things promptly and are very caring. We usually work with Nate in the office, and he has made the process of renting our first apartment wonderful. 2. Very quiet. No problems with neighbors. Everyone in the buildings are very friendly as well. 3. Maintenance is quick and efficient. 4. Definitely cannot beat the price. 5. Convienient especially for NIU students. Bus stop is right in front of apartment so I have frequently taken the bus when the parking lot is full. Pretty close enough to walk as well. If I wasn't graduating and moving out of the area, I would have definitely have stayed.
I've lived at Varsity Square for over a year now and I love it. The management staff is so nice, and while some of the apartments are a little outdated, they're all in great shape. Despite the small size, they feel pretty roomy. Maintenance gets to things really quickly as well. I had a leaky faucet and mentioned it to the main office staff, expecting someone to come in a week or two to mess with it but not really fix it (as has been my experience with other places) but they showed up the very next day and replaced the whole faucet. Noise is not an issue and I very rarely hear a sound from outside of my apartment. Common areas are kept fairly clean and neighbors are respectful. The only negative thing is that it's in Dekalb and the parking lot is not monitored so every once in a while bikes get stolen or cars are vandalized or broken into. Unfortunately that's to be expected in this area.
I recently got a new job about an hour away from where I was living and had to move on relatively short notice. The staff in the rental office were quite helpful with the process. They made my first move easy and less stressful. They made me feel prepared to make such a big step. I took over the lease for someone else who needed to move out. Before signing the lease, I was encouraged to view the apartment. One of the selling points for Varsity Squares was her positive review. She stated that maintenance requests were handled promptly and that overall it was a quiet place to live. I enjoy living there too. They did a nice job painting and cleaning the unit before I moved in. The water gets hot quickly and I have yet to hear neighbors through the walls. The rent is a good price plus it includes water and heat. Also the apartment is in a good location. I can easily bike to most places I want to go.
I have been living at Varsity Square Apartments for about a year now. I could not be happier with the apartment. I find it is easiest to just list out the pros and cons: PROS - Management is super friendly. I mostly interact with one gentleman in particular and he always seems happy to be there and is very friendly and helpful. - Maintenance requests are completed in a timely manner. I had three different maintenance requests throughout the last year. Two of the times, there was someone fixing the issue within a few hours of putting in the request. The third time was to fix our blinds and they were repaired the next day. - The apartments are basically soundproof. There have been times when it was perfectly silent in the apartment and I go out into the hall and hear the neighbors playing music pretty loudly. This aspect was most important to me and I am very happy with it. - Gas and water are included. It is nice not having to worry about those bills each month. - You do not have to pay for any kind of parking permit. They have parking lots and will give you a pass for each person that has a car there. - It is about a 15 minute walk to the NIU campus and the buses run right in front of the apartments. Transportation to campus is very convenient. CONS - The airflow in the apartment is not the greatest. In the summer, it gets very in the apartment when you are not running the air conditioner, even if it isn't terribly hot outside. Also, when the windows are closed, you can still smell what you had cooked for dinner the next morning. - The laundry get expensive. Between washing and drying, two loads of laundry runs you almost $7. It adds up pretty quickly. - Your only option for internet is Comcast, and they know it. We have had some pretty poor experiences with Comcast over the year and there isn't much we can do about it since they are the only internet provider to the apartment complex. Overall, I am very happy with my experience so far. It costs a little more than other places in the area, but I don't think any other place matches the quality of the experience here. I would highly recommend this apartment complex to anyone looking to move into the area.
