Great community, great location. Noise level is low. Residents are friendly. Maintenance requests on-time. Amenities are good, clean. Parking good.

We absolutely love living here! With the fitness center, pool and dog parks, it makes it the perfect family friendly spot! They also do fun family friendly activities every once in a while!

Community is quiet and everyone is friendly. The front desk is helpful with any problems you need help with. The area outside is clean and there is many great places for dogs to run around.

I have had a wonderful experience living at Vantage at Fair Oaks for the past 6 months. The entire community is consistently well-maintained, and the landscaping is always beautiful. The apartment itself is fantastic, with a spacious layout, great natural light, and modern fixtures. What truly sets this place apart, however, is the management and staff. They are incredibly kind, professional, and quick to respond to any issue, large or small. Maintenance requests are handled with impressive speed, often within the same day. My neighbors are also friendly, contributing to a genuinely peaceful and pleasant living environment. The location is excellent, providing easy access to local amenities and making my daily commute a breeze. I highly recommend Vantage at Fair Oaks to anyone searching for a great apartment.

This way overdue, I hope y'all forgive me. I fell on March 6 th and broke my leg badly, it required surgery. I spent 3 weeks in the hospital and 3 weeks in the rehab facility. Our maintenance, office staff and neighbors, some of whom I don't know, took care of my dog, Twinkle from the moment the ambulance took me at 6am until I got home 6 weeks later. I was not able to ask for help. they just stepped up and did it. They could have sent her away but they did not. What an incredible blessing to live in a community like this. I wish God's blessing on every one of y'all. Thank you from the bottom of my heart

We are thoroughly enjoying living here. Our neighbors are kind, the complex is kept clean and maintenance requests completed quickly! The monthly events are fun for all ages and something to always look forward to.

The vantage at fair oaks has been so helpful and accommodating when i needed it most. It’s been great living here for years; clean, efficient, friendly and family oriented. Requests usually get solved quickly, and I appreciate the management in the office for their care and professionalism. I feel comfortable and safe in my home here. Thank you!

This will mark year # 4 of residing in this community. Just received the renewal notice and surprise, the rent has gone up. It would be cheaper to leave, the property and then rent the same unit, all while getting a month and a half free then it is to keep my agreement up. Weird how they charge more for those that continue to reside here, yet new leasers are given all the best deals.

Great time living in this community for two years. Management is always kind and helpful. Maintenance team respond timely to requests. Gym and pool are always clean.

I really like living here. The apartment complex is clean, quiet, and friendly. I like the trash pick up at my door. I like that the packages are easily picked up in the lockers at the front of the complex.

Pretty good overall, wish it was a little less populated as it was when i first moved here. But not a bad place to be currently. Gym is good, pool is nice. Nothing crazy really happening. Most people are friendly.

The staff were very helpful in my securing a unit and my move in since I was relocating to Boerne from Houston. The property is very nice and I love my small apartment amenities.

The ladies in the office are nice and welcoming. Everyone is friendly and quiet but there could be more parking. Overall, the community is clean and well kept up.

Nice area too many issues for the price of rent. Staff is okay depends who the manager is. Pool and gym are wonderful. Power goes out constantly during the day and Night. People also trespass as well even though it's a gated community

Beautiful views and quiet but pet friendly however, it is a tad expensive while parking is limited infront of individual buildings for residents.

Fantastic! My family and I are very happy here! We love the community amenities which include a beautiful pool and bungalow area, corn hole, a gym, 2 dog park areas and a dog wash area, a conference center and the staff is wonderful! We are so thankful to have found this place!

Staff is amazing very helpful move in process was seamless and no stress at all. Went in to get a parking permit and that also was a simple process

Nice and quiet. Beautiful pool area and club house. Very pet friendly. The dog wash station is convenient. Parking is not an issue. Apartments are decent and mine was nice and clean when I moved in. Appliances are decent.

My experience here at Vantage after over years has still been very favorable. Office staff and maintenance staff is helpful and I enjoy the pool during these hot summer days.

I have been here for a year and a half and really love this community as the staff and all maintenance workers are always kind and willing to lend a hand and be helpful with anything.I have had a great experience living here

We chose these apts because they were brand new and we were first renters ever in our unit and the location is exactly where we want to be. That being said, we are 6 months into our lease and already considering not renewing. - Hardly any natural light in living room - Pantry and cabinets are so dark inside we had to install touch lights; kitchen lighting is insufficient - Not nearly enough insulation & sound proofing -Washer and dryer are on patios. During winter neighbors 2nd floor froze and water flooded down our wall first floor. They were quick to fix and the fix was appropriate however just having the appliances outside is inconvenient on its own. -Parking is starting to get more difficult now that the complex is becoming more occupied -Pool on weekends is out of control; over crowded, loud music you can hear at other end of complex, glass bottles, and rocks thrown in pool, people taking babies in diapers, etc. BUT MY BIGGEST COMPLAINT IS THE NUMBER OF AGRESSIVE, UNSOCIALIZED DOGS. A list of breeds they do not allow is on their website but it's not enforced; word has gotten around so now there are numerous german shepherds & pit bulls, Great danes, Rottweiler, Cane Corso, etc. Residents either allow them to run off leash or on inappropriate leashes (i.e. 20' leads that allow the dog to run too far ahead) I have had several incidents with dogs in the complex and although I report them to Mgr, nothing is done.

The property is visually appealing and the staff friendly, courteous and professional. A lot is out of their control. It comes down to the builder & upper mgmt team. The quality of the build is sub-par at best and the attention to detail by the builder was poor. Walls and ceilings are thin, door thresholds are not flush with the floor, etc. The staff did resolve an all-day barking dog issue in a timely manner though. But, they can't control the lack of common sense of other folks/neighbors when it comes to noise such as slamming doors, kids jumping/running on the apartment above. The noise above is completely out-of-control due to the poor build quality. If you're a retiree looking for a temporary rental, I highly suggest finding a stand alone rental home so you can have some quiet and enjoy yourself. Or, rent a top floor unit if you don't mind walking stairs. I absolutely don't recommend a bottom floor unit. Of course, it depends on what kind of neighbors you get, if they care, and if they have common sense. We're stuck for another 10 months. Good Luck!
