I’m very happy with the community, the amenities and for the most part, the professional customer service received when physically at the office. I’m not giving 5 stars due to the following issues that I believe could be improved: 1. The cleaning of my bathroom before I moved in could have been better. I actually had to do a deep cleaning myself before feeling good about using it. 2. The responsiveness to calls and emails that I sent in the previous week to moving left a lot to be desired. I didn’t get notice of my lease approval until less than 48 hours before moving in and I would not get responses to most of my emails or voicemails and I had to resort to come to the office to get news about the status of my approval. 3. Some staircases have noticeable bird dropping stains and unpleasant odors. A good power washer job would make things much better. But in general I am happy with the choice I made so far. I like my roommate and the apartment is nice and comfy.

Rama, who works in the main office, has helped me greatly with understanding the benefits that Valley Falls has and the privileges that one receives once given an apartment as well. However, the best thing I can say about Rama is her effort to speak Spanish. I watched her assist a customer to the best of her ability in Spanish to direct them to their apartment. She is awesome at her job!

I have had such a good experience at Valley Falls and love living here!!! I love the view of the lake I have from my apartment window and the amount of care the staff has for its residents. Also, I love how it’s so convenient for me, my school is right across the street, my work is 15 minutes up the road, and heron circle, boiling springs, and downtown Spartanburg are so close! I love it here!

The apartments are nice and it’s great having Secruity officers. It’s a great choice if you go to University or South Carolina Upstate because it’s directly across from campus.

The apartment unit I moved into was dirty me and my roommate had to clean it ourselves. No we weren’t transfers. I also didn’t get into the unit with the roommate I requested.

valley falls is the best place to live when attending USC upstate. leaving my apartment i can make it to class in 3 minuets- that’s hard to beat! they allow animals and allow friends to hangout with an option to get an overnight pass as well. choose valley!!

I dont need much. everything works besides maybe the water fountain at the gym due to the hurricane but everything else seems fine. good space in my room and i like the closet and private bathroom.

The room offers incredible value for the price, and I always feel safe in the area. The amenities are not too bad as well. I wish the staff would host an event every month or so to foster a sense of community among residents, but that’s just a bonus—it’s not essential. I just hope they don’t raise the rent if they decide to implement something like that!
I really like the apartments here. I enjoy using all of the amenities available for me and my roommates. I love having security and feeling safe as well

it is nothing like i imagined, it is an incredible experience, this is home and love my roommate and how well we get along and I have been for 3 years and staff here is amazing but most important how safe and warming this place is and amazing neighbors

It has been pretty good so far besides the fact we have requested maintenance for about 2 weeks now and they have still not came and we still have no Wi-Fi even after going up there on multiple different occasions but besides that it has been pretty smooth and peaceful

Rooms were not completely clean when we moved in and there were maintenance issues but communication about maintenance requests and WiFi has not been great and very slow. And some maintenance requests haven’t been met yet.

Poor management, Poor attendance to tenants, lack of communication and information. Poor timing and no sense of urgency to solve problems. The staff seems like they dont have much care or time to deal with my matters. Not fulfilling on certain promises.

Not bad so far. My roommates got their WiFi passwords and I have not reviewed mine yet. The office does not answer the phone, I left a voicemail. Lots of noise around, very thin walls.

Apartment was a little dirty when i moved in after having to pay a cleaning fee. Not an expensive fee but it’s the thought of paying a cleaning fee just for it to be dirty and have to do it myself. Paper towel was black with one wipe of the floor, floor has crumbs on it (me nor my roommates had entered it yet). Other than this, they are very nice apartments, and very spacious. The apartments are still very clean other than what i pointed out. I would recommend valley falls to anyone.

Luxurious living nice pool, the best, 2nd time here, I would recommend to others. It’s really quiet no disturbances. The area is nice there’s many things around such as food and stores.

It’s okay. Make sure you have a lot of money during checkout. They charge ridiculous fees. They charge 300 dollars just for a room reassignment even if you already found someone by yourself..

The place was really nice when I moved in . The maintenance is really lacking now. Buildings need pressure washing. Bee and hornets outside . Staff is not the friendliest .

I would say valley is definitely a decent starter apartment. Like if you’re ready to have that apartment feel, without a super expensive rent/utilities, but I feel like there’s room for improvement for sure. The walls are very thin so be ready to hear your roommates/neighbors. There’s an issue with gnats inside of the apartments. I understand that they are student apartments but I fear some of the rules and stipulations are too dorm like. At some point, I’ve had communication issues with the staff. The macitence team is always great. You also get decent amenities for what you pay and there’s a lot of community building events done at the clubhouse but mostly at hours you’ll miss if you work full time. Overall, it’s average and you definitely get what you pay for.

Difficult approval process, not being able to contact staff, not returning voicemails, their losing of the lease, forced to sign incorrect lease by a 8 hr deadline after their inconvenience to me in order to move in on time. Upon picking up my keys in person, experience was much better, apartment very nice, very spacious.

The rent pricing is good for college students. However, the apartment always had an issues. When moving in the closet door was barely on the hinges and the dishwasher was filled with dirty water. Maintenance is great about coming out and fixing things within a timely manner. In addition, guards are suppose to be at the gate but I lot of times they weren’t even stopping non-residents. There were several cars getting broken into and it made me feel unsafe. Overall, location is great, area around the apartments is beautiful, and rent is reasonable.

Walls are very thin, hear everything. Security is hardly ever there, bad about not putting mail in your mailboxes. If you work long hours you can go days before they put your package in your mailbox. Otherwise the price is reasonable, pool is very nice

I am very pleased with the way Valley Falls has assisted me, while living here! The staff is extremely helpful and the community is very nice!
This community is very organized and well monitored with great security and great customer service. The people here are not loud and I have yet to see any criminal activity. So far, I feel safe and I feel like my rent amount is perfect.

Leases are not fit for it’s mostly student population. Otherwise very nice facilities and convenient for usc upstate students. Would resign if the packages were modified

Pretty decent. They don’t alway match roommates well. Pretty good at answering maintenance requests. The grounds are well kept and pretty quiet community .

I’ve lived in valley for 4 years and we’ve had 4 leaks. Two of which have happened just this year and it’s barely April. The cost is honestly not worth it to live here. Many people I know are ready to move out but it’s cheap and good for college kids. But because it’s for college students they try to get over. I was being charged $900 to replace the couches in the living room but once my mom brought up legality’s, the price changed to $600.
