Roach problem. Empty promises

I moved in and have had issues with my apartment that should have been addressed before move in. Most of them have been taken care of, but my front door does not close properly. I have had issues with the door for several months. There is a noticeable gap between the front door and the frame. You can see the light from inside my apartment standing outside in the breezeway and can fit your finger in the gap. The manager has come out and assured me she would send the contractor up to fix the issue, but nothing has been done. No contractor has met with me. She has not returned emails. I have had 5 different maintenance people come to try to look at it, but the most they do is put weather stripping around the frame which doesn't solve the problem and just makes it harder to close and lock. In addition I have a bad roach problem that has not been resolved. I have had multiple visits from their pest control tech, but all he does is a few squirts here and there and leaves. Nothing gets resolved. I would not rent here again since they don't want to be forthcoming and address the outstanding issues.

Worse place to live

Roach infestation major issues for me live here for 2 years, high rotation of staff and management. High car brake in, drugs infested , sometimes you can't catch your breath with Marijuana, loud music at nights, racoon all over the place, unclean environment. I would not recommend

No respect to the applicants and bad communication

Just take your money and forget about you. I has to call several time to have an update of my process. After 2 or 3 weeks they ask more documents. After almost 1 month, because i call several times they reply with the final decision, deny and no refund of any payment.

Think again

I don’t know where to begin. From the front desk not answering my text or phone calls to my bathroom having mold stuff on the roof too. Also not hearing from maintenance. They only care about money not making the renters happy about living here and wanting to continue

Changed companies, terrible front desk associates, bugs everywhere

I lived at twelve oaks for 3 years and the first company was fantastic, understanding, and helpful. They moved companies 3 times in the span of 3 months right around the time I was moving out so they got their wires crossed on A LOT of things the first company spoke with us about. There has been bug problems since we moved in that never got solved When we moved in there were wires sticking out of the walls that they had no idea about claiming it was the previous tenants. They changed the appliances in all of the apartments surrounding us but then refused to change ours to newer ones because we were old residence and tried to claim they never changed the appliances when we would witness it being changed out. The first company that owned twelve oaks was FANTASTIC they helped a lot and the buildings were well taken care for but when they changed hands several times everything got lost in translation and the people there have been HORRIBLE to talk to. Just absolutely terrible people with no people skills. They're trying to advertise it as a luxury complex and it has NEVER been seen as that, ever. I lived there since before covid 19 until after everything opened back up. They didn't bother to learn anything that was going on with with the previous companies and called me a liar when I told them what the first company informed me about living there. Tl;Dr new company sucks, it's NOT luxury, never was, I've lived there 3 years and the new company decided to start calling it luxury

RIP off!

Went to check this place and the kitchen ugly, small, the building looks very nice in the picture but in person it's different. They charge $300.00 adm fee and if you are not approved they'll keep it. Nasty

The best place to live in Orlando

Good location, next to bank, supermarkets, drugstores. Minutes from Universal Studios Park. Staff are very kindly. The tech team are fast and helpful. Nature surrounding the whole place. I love to live here.

Shocked

The property has changed 180° to worse of course, went from getting maintenance withing the same day to over FIVE MONTHS to get the most simple issue fixed, and it is amazing how when I check online, the system shows the issue has been fixed and asks me for a review, moreover, I put the review as is and tell them that nobody showed up and time and again nobody seems to care to fix the multiple issues with this place and bring it back to how it was for the last five years before this summer... I would NOT recommend this place to anybody for sure!!!

Used to be good...

Used to be a very friendly and family-oriented enviroment. You could jog or just talke a walk around property peacefully. Now, there are people using drugs in the parking area and hallways day and night. New residents have no sense of community and let their garbage everywhere. Unfortunately, new management seems to be doing very little effort to make Twelve Oaks a safe and nice place to call home.

Don’t Waste Your Time

I’ve been visiting apartments in the area, and this property stood out as the worst of the bunch. The leasing staff was condescending and obnoxious, I don’t even know where to begin… a resident on my way in told me not to live there, that management in incompetent and you’re likely to get your car broken into. The maintenance guy made me feel welcome, but the agent Zizi was useless (didn’t know what was available, didn’t have a map, answered questions vaguely then got defensive when I asked again). 0/10, do not waste your time visiting, I will be finding somewhere else to live.

I’ve lived here for 5 and have loved every minute, the staff is friendly and very responsive, beautiful property, nice parks and a brand new soccer field...highly recommended!!!

Rip Off

They overcharging for these old rundown apartments built in 1987. Nasty old cabinets and kitchen tops. You can do much better finding a newer complex for the same rent price on Kirkman Rd. Avoid! They'll getcha $$ and nickel an dime you as often as they can. Beware!

Terrible just terrible!!!

Where do I begin! I thank god that my lease is almost over counting down the days!! These apartments arnt worth what there asking for your only paying for the location the gate is always open!! It's more open then it is closed now there are leaves everywhere!!! They need to rake then or cut down the tress or do something!! Do not move in here!!! Not worth more then 1,000!!! 0 stars !!

Flees and car towed..

We received the apartment with flees invested and it took weeks of treatment under unhealthy conditions to take care of this problem. We had to trash many personal items which where invested on the first day of move in. Our car was towed because of the expired tag. They can place a letter with absolute unnecessary information on the door but of course not when they hire a towing company to tow your car!

Twelve Oaks at Windemere

The apartment is old and rundown.The cabinets in the kitchen and bathroom are old and run down. The floor slopes. The doors to the laundry area have broken and have been fixed twice. I have not called after they have broken the third time. I asked to be placed in a quiet area. They put me near the tennis court but what they didn't say is the teenagers hang out there and play soccer on the court.

Park-like setting in prime location!

Love the setting in park-like atmosphere, while close to literally everything! Friendly and usually prompt service. Andrew is a great manager, have never experienced this level of help and friendliness in any other complex. Highly recommend.

Ups & Downs

Great location, decent prices, and overall good community. Next to nearly everything you may need in the Orlando area including shopping, dining, and entertainment. The prices are normal, not too high and not too low. Pay for what you get in this area, but a lot nicer than neighboring apartment complexes. The apartment community is very diverse and quiet, but I can hear the neighboring apartments above and to the side of me. I can hear the kids jumping off furniture, wrestling, and the person next door playing the music on repeat throughout the day and night. Pools and grounds are very well kept, but the gate is broken at times and can take days to fix. Front office staff is very friendly and helpful. Living on the second floor we do still have a slight bug issue, but they are very good about coming and taking care of the problems. Overall good place to live and glad I found such a place to live for the price and location!
