Situated just over 14 miles northeast of Dayton, Fairborn and the Wright-Patterson Air Force Base that neighbors it makes up a sprawling suburban community. Cape Cod and ranch-style homes give the area a quaint feel, while modern apartment communities ensure there’s a rental for everyone. Fairborn’s historic downtown area houses locally owned shops and eateries, as well as the historic Fairborn Theater. Proximity to Wright-Patterson Air Force Base, Wright State University, and Beavercreek’s main shopping area provides residents with multiple employment options and access to the amenities of a larger city, while Downtown Fairborn’s small-town charm attracts residents looking for a quiet, close-knit community to call home. Downtown Dayton is just a 20-minute drive away via State Route 444, but you may find it hard to leave this charming Ohio community.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Treeborn Apartments
Great starter apartments. Some of the most affordable in the area. I lived here from January 2018--July 2018. Would have stayed longer but had to move for a job. They're located in a safe area of Fairborn. Convenient because they're very close to highway 675, as well as Kroger, fast food, and gas. Less than 10 minutes away from the mall. Less than 15 mins away from Wright State. The one bedroom apt we had was small but nice, well kept. Tons of storage space with closets and shelves. There's always lots of parking available here. The landlord, Sarah, is extremely nice and understanding. Maintenance always came out in a timely manner and fixed any problems we had. We did have some ants in our apartment. Not too many, and once we set ant poison around the apartment they went away completely. During the winter sometimes the pathways weren't salted so they would get slippery. Never had problems with loud neighbors. Only a few of the apts have dishwashers, and I don't think any have washer/dryer, although there is a secure laundry room located on the property. I wanted to leave positive review because this was such a good first apartment. Didn't have any trouble breaking the lease early, just had to pay extra. Overall I would definitely recommend these apartments if you're looking for something simple and affordable in Fairborn.
