Sherwood/Tualatin South is a large town off Interstate 5 just 12 miles south of Portland. The dynamic town is made up of cozy suburban neighborhoods, schools, and community parks that attract many residents. I submitted a work order Thursday morning because my washers spin cycle was not working. By 1 that same afternoon i had both a new washer and dryer. They checked both and recommended they be replaced.

Good facilities, but our vehicle was broken into twice in their parking lot. Management says they have security and that break ins never happen but we never saw a security worker after 10 pm when they lock the pool area. And I find it hard to believe no one else has been targeted. Our deposit with 2 dogs was $700. We left the unit spotless with no pet damage. We were only returned $176 of our deposit because of painting charges and cleaning fees. It didn't need paint, I suspect they were changing colors and took advantage of us moving. None of that was due to pet damage, which was what $500 of our deposit was supposedly for. They refused to work with us on reimbursement and even hung up us.
Beware of Riverstone residential! You will probably never get your security deposit back and they will try to charge you when you move out for things you shouldn't have to pay for. I cleaned my apartment better than it was when I moved in and they sent me a $12,000 bill saying they needed to replace the kitchen and that every 2 tenants they replace the carpet and it just happened that I was the 2nd tenant and so they tried to charge me for the carpet even though there were no stains or any damage. This was all after having a walk through when we moved out and they said it looked great, yet they sent me a bill for $12k! I had to get a lawyer involved and as soon as my lawyer called them they backed off. This company is sketchy at best
Rude smoking policy! My apartment continues to have smoke in spite of there being all new leases around me prohibiting it. I've seen some of the new people smoke!
All the people living in my complex are very nice and understanding. The best part about these apartments is that are all newly renovated with new appliances, lights, and blinds. However, I have lived here a month, but I am very satisfied.
Interior of Apartment: - The carpets were two weeks old when we signed our lease, so nice to have those! - Our kitchen is updated with granite counters and wood floors; the appliances are super nice and really get the job done! - We have TWO porches - how awesome is that?! - Walk-in closet in the master...yes please! - The interior color is great, the stark white found in other apartments is so sad! - The bathrooms are great; granite, updated floors, nice fixtures, large. - One large closet in hallway; amazing for storage and overflow closet if you need it! - Washer and dryer are fantastic; shelf for storage keeps everything off the machines! Exterior of Apartment: - Again, we have two porches! - Storage off of the main porch - so handy! - Exterior lighting is great. - We don't share a front porch with a neighbor - leaving things out for friends and family is okay because we feel safe! Grounds of Forest Rim: - Immaculately kept-up; the landscapers are there regularly to cut-back plants from walkways and keep the grass looking great! Amenities: - The pool was fantastic for this hot summer! Jacuzzi is comfortable, too! - Great gym - treadmills, ellipticals, weight machines, bikes. TV, too! Staff: - The staff at Forest Rim is incredibly helpful, always respond to e-mails same-day or next-day - Maintenance is quick to respond to problems or questions Etc... - When they say they have pest control, they mean it! We have only seen one, maybe two, spiders in the few months we've lived here. Compare this to our last apartment that "had pest control come through once a week" - we saw at least five spiders a week! - There are pockets of unreserved parking throughout the complex, but things do get a little dicey if you are out late on a weekend without a reserved spot. Luckily, you can get a reserved spot pretty easily! - Super close to grocery shopping, entertainment, recreation, and the freeway!
These apartments have a lovely upscale cabin like feel. It's like a home away from home. Very close to everything you could need yet not much traffic or noise around. There's a lot of parks near and even a river. I would definitely recommend living in these apartments to anyone I know.
The property is well maintained and it is a very nice place to live. However the property management company has no regard for keeping tenants. Last year my rent was increased $100 per month. This year it is going up another $115 per month. A single income individual has no chance affording this place.
We moved into Forest Rim Apartments 5/1/10. Over the years we have become more and more grateful for our little apartment, 1100 sq. ft., 2 bedrooms, 2 bath, fireplace, washer-dryer, granite counters in the kitchen and 3 porches. We live on the top, third floor, and often sit on the patio in the patio set we kept after we sold our home. Our view is tree tops, not other apartments. My wife’s colorful plants and her bistro lights hanging above make it a delightful place for breakfast, dinner and guests. We have never had an issue with management or maintenance. This year we got a new water heater, washer and dryer. I’ve heard things happens in three’s. They were quick to replace the old appliances with new ones. Once we had an issue with ants. Management sent an Orkin rep and that took care of the ants. I have a weight problem so I need to walk daily. 2-3 mile walks from our apt. include Browns Ferry Park along the Tualatin River, the library, Fred Meyer’s, Cabella’s, our bank and several fast food restaurants. Just a little further is Applebys, Staples, FedX and the Post Office in addition to many other businesses all connected by sidewalks.
After many years in a home, My husband and I downsized into an apartment. We looked everywhere. We did not want to move but needed to cut back expenses. When I walked into this apartment I felt like I came home. We have been here 5 years and it still feels like home. I live on the covered patio in the summer. We look out at tall fir trees and watch many types of birds migrate in the fall. Even though we are right next to the freeway you would never know it as the trees help buffer the noise. Sometimes the things we dread the most turn out to be one of life great blessings. I feel that way about our apartment. We are in walking distant to Library major shopping and great dinning. Who need's a house?
