Honestly, do not rent from this place. The unit was 'renovated' but mostly it was a new coat of paint. Things just keep breaking around here. Emergency repair work is decent but any follow up and there is no one to contact. I've tried calling multiple times and get nothing but the answering machine, no one calls back, no one emails back, and they hardly ever tell you which one to even use there. Even if you DO get maintenance in, it's suddenly, 'Oh, sorry, can't fix that.' I had to actually show up at the leasing office to even get THAT far. As an aside, there is a maintenance portal, but I've had my requests marked complete when no one has ever shown up to my unit. I've lived here for a few years but more than likely will not be renewing my lease.

Save yourself the stress and DO NOT rent these apartments. Don't be fooled like I was about these apartments being "fully renovated". When moving in I noticed that many things such as cabinets and baseboards were installed crookedly and many of the doors looked like they already had past water damage. This was just the start of my skepticism...I moved in June of 2023 and by October and our apartment has flooded twice with SEWAGE water out of the shower drains! Maintenance and management are so hard to reach and barely have done anything for us as we struggled to scoop constant flowing sewage water out of our apartment for 7 straight hours to avoid water damage to our things while they just watched. We have had various other issues including leaking water through our ceiling due to a broken water heater in the upstairs apartment, frequent power outages and tripped breakers, being easily susceptible to rain water flooding, pool being as green as a swamp all summer long, clubhouse not being ready when we were promised it would be done by September, resulting moldy/mildew smell from the water that was not properly cleaned or disinfected on our floors and within the walls, and our pipes freezing from keeping our A/C at 68 degrees (and instead of actually fixing the issue, they told us we had to keep it at least 70, which makes no sense). When we finally were able to get out of our lease, it took them over 2 months to get us our security deposit back after reaching out almost every week to remind them. Don't trust the ratings, most of the 5 stars are fake comments since several are all posted on the same day. Save yourself the hassle and look elsewhere. If you do decide to move here, I can't speak for the other buildings in the complex, but whatever you do, do not let them move you into the first floor of building 13 or 16 because they are most susceptible to sewage backups and flooding. These apartments are neither safe nor healthy to live in. If I could have rated this 0 stars I would have.

I was VERY dissatisfied with my whole living experience as a tenant at the woods . I lived there from April 2022 - April 2023 and was ready to go by month 3. Hm, where to begin. Getting in contact with literally anyone from management was nearly impossible. It was all "renovated" when I moved in but it seemed like there was an issue every other day. The AC unit was ancient and leaked water throughout my kitchen, living room, and bedroom closet. Which then warped my closet door, preventing it from shutting, so then I had to get my closet/door fixed. Then my hot water stopped getting hot & my washer stopped running. While lead me to having to get my hot water heater replaced. Seemed like it was one thing after another. To top that all off, there was a squatter living in my apartment! During my last month at The Woods I decided to move into a new apartment complex earlier to help the moving transition. While I was still on my lease at the Woods I was going back in forth between my two apartments. I went to The Woods on move out day to get the last of my things and drop the keys off and someone was squatting in my apartment and using my water/ shower while I was not there . It was quite obviously he had been living there for a while because there was food in my freezer / refrigerator, dirt in my shower, a dirty pot in the oven , a lamp that is not mine , pictures that are not mine and a sweatshirt on my chair . When I walked in, the man was in my bathroom showering and he said the maintenance man said he could shower there because “no one was living here” . The maintenance man came and said that I had already vacated, but obviously that was not true as I still had some belongings there. He said that he had people touring the apartment which also was NOT true because you don’t tour an apartment that is lived in, and I was legally a tenant at the time. The apartment smelled terrible and he left the bathroom a MESS. And for the cherry, they gave me a $20 "inconvenience fee" to make up for all of that. In summary, I would never recommend this place. Ever.

The apartment itself is okay.. some things are very much half done including panels and careless paint jobs. Other than that I haven’t had issues with appliances not working or anything. The thing that bothers me most is signing a lease and moving in December to then have the gym close in early January (which remains closed to this day) and the pool never being “approved” by inspection to open at all during the summer season. When I asked about reimbursement for not having these amenities I was told no. Tells me this complex doesn’t actually care about the residents and keeping them around.

Management expects rent and additional fees on time however as a resident you cannot get things resolved on time. Pet friendly for sure. But that also means not everyone picks up after their pet. Expect to see poop throughout the complex or even the poop bags around the complex (good job picking up your pets poo, take it with you and dispose of it PROPERLY and not on the ground). Parking is horrible as well. Do yourself a favor and save yourself the headache and look elsewhere for living. Best decision I made was leaving this horrible place and taking my money elsewhere

Management is HORRIBLE!!!! Property manager picks and chooses what is urgent to her and gives multiples excuses as to why what you need done is not getting done in a timely fashion. She’s extremely rude and condescending. Truly only cares about the money. My washer/dryer has not worked for several weeks and I even asked around and I am not the only one experiencing this issue. We are charged more for a washer/dryer in our units however when there is an issue with them, we are still are charged full rent

I have been trying for the better part of a week to retrieve information about specific units available and have been treated like a door mat. Zero effort to inform me about availability and different floor plans and costs. If management can’t put in a sliver of effort to obtain a new tenant then I can’t imagine they would put much effort into making people comfortable who already live there. Much like I am doing, look somewhere else to live.

Maintenance is very unreliable and will not show up or do work when they have told you they will do it. Staff is over worked and doesn't have time to take care of resident issues. The only reason I gave it two stars is because they are dog friendly. I intend to move out as soon as I am able.

This property and it’s new management are trash. Service has really gone to the gutter. Recent snow storm should have warranted a rent free month and an avalanche of fines for the property with the fire hazards they created. Do yourself a favor and look elsewhere. This property is pumping up its rating with fake reviews all on the same date.

I have just moved back to Pennsylvania from Florida after 35 years. Jenni helped me to get all the information necessary to apply for the apartment and sent kind reminders when I needed to fill things out. She was nothing but professional, courteous and caring. I can't wait to move into our new apartment in the next 10 days!

Lived here since 2009 after retirement. Watched it built in 1974 as teenager. From this area, love Upper Dublin and wanted to come here... Though management changed most recently from years of same ownership and management prior...and in the pandemic there have been issues. The usual. But this management communicates, steps out to work with tenants and improvements. Always a response to any inquiry and a result. Its plan to see they work to do more. Ownership could be more helpful. Maintenance responds and very kind and polite. Could use a bigger staff but those here do very well. This is a nice area. Beautiful as well. Quiet for most of the time. If anything needs vast improvement its trash collection. Its unstable and we pay for it, although you can dump yourself. I do see management effort all the time. Pandemic has things not quite perfect but in time I see from efforts made by management it will be close to it. Like I said...I am happy here and have responses to my inquiries and issues. I expect to see more. With patience. And I have recommended folks who moved in!

As a new tenant I wanted to come leave a review for anyone looking for an apartment as well as to give praise to the staff here. Looking for a new place to live that fulfills all your expectations is hard, but it doesn’t have to be. I can honestly say that from the very beginning I was beyond happy with the decision I made to move here. The apartments are spacious and newly renovated. The complex has a ton of amenities including a pool, dog park, tennis and basketball courts as well as a golf driving range not to mention a gym and new clubhouse with a pool table, TVs and kitchen area. The Management and Maintenance Team are absolutely amazing. They go above and beyond to make sure all your requests are handled quickly and efficiently. You can really tell how much they care about the community. I highly recommend The Woods to all my family and friends as well as anyone new looking for a new place to live!!

This is the first apartment I've lived in in quite some time. I have been very pleased with the community and find management very responsive to my needs. My dealings with all of those in the office have been very positive. The Woods offers a beautiful pool and community garden (which I enjoy being a part of).

The property at the Woods in Ambler has been nothing but a pleasant experience! From the office manager who goes out of her way .....to the maintence crew who has less than a 24 hour turn around in non emergency calls! Imagine that !!! completely worry free from kitchen to washer or dryer your covered!!!! It has a clean and working gym and a great spot for dogs. The people are extremely friend in the complex and it is family oriented with a playground and outside grills. At a scary time to make a move the transition was professional and adhered to all covid regulations.

I toured one of their apartments back in August since I needed to move in November and give my landlord a 60 day notice. After touring, I was very interested in locking down an apartment. I was willing to put down a full deposit, first month's rent, and last month's rent. However, the leasing manager said that she couldn't reserve an apartment for me because it was a few months prior to my moving date, but promised me she would have an apartment. Here's the thing though, whenever I followed up with her, she continued to tell me the exact same thing and was rude. It was as if my needing an apartment was an inconvenience to her. This woman had zero customer service skills.

If you want to move into a place that nobody addresses any problems and then tries to do quick fixes or pretends they address the problem then this is the place you want to be avoid at all cost!

New management is running the property into the ground. If you love insects in your home, maintenance requests unfulfilled for weeks without update, and clueless management, this is the place for you!

Such a Beautiful Place to Live...we moved during the Pandemic and Jenni was amazing!! Apartments are newly renovated!! Tons of amazing amenities!!!

Great spot and great help from management. Just a wonderful location and lifestyle. What I like best are the modern amenities from a classic style apartment and the decks and people are so nice. Extra point for the pool!!!

Loved living here for 2 years! Great starter place or a place to call home for long term! Live the poop, gym and dog friendly environment!

(short story is avoid) Honestly you should avoid this place, I Just had the worst move in of my life... Apartment complex was supposed to have new the carpet. We got there and the entire apartment was dirty, dog hair and dog food or poop(idk didn't check) on the carpet. Long story short we had to clean our apartment by ourselves, move in the next day instead. Oh also the sink was leaking, tub was clogged and dirty, AC didn't work, bugs and spiders everyewhere. Management told me they would give me 200$ but are now backing out on their claim saying corporate doesn't want to give that much money and she has no option.

This property changed managements (Korman to Rushmore) and since the change it’s been a nightmare. The office staff is highly unfriendly and do not followup or update tenants with the progress of any maintenance requests. It’s a guessing game. If you want something addressed, you have to constantly followup and if you are lucky enough to get in contact with someone, they will brush you off until you keep calling to followup. Very unprofessional and unhelpful. I do not recommend this complex.

Renting at the woods has been nothing but positive, I have only nice things to say about the apartment, staff and team. Beautiful apartments, responsive staff thats on top of any issues and have been generally very helpful. I've read some of the complaints and negative reviews, and have not had any such issues. Rent with confidence!

The new management is very friendly and responds in a timely manor to all repair requests. Management takes tremendous pride in the community.

I moved into Korman Residential At The Woods about a year ago and am definitely renewing my lease! I love the apartment and the staff here is so accommodating. They always respond to an email and are just as great at returning phone calls. The staff is very understanding and helpful. The residents here are just as nice. Most people greet us with a hello and there is always parking! This apartment is fantastic for anybody with a dog. They have a lot of grass spaces and some woods for you to walk your dog. There also are multiple posts throughout the complex with complimentary dog bags and trash cans to dispose of any waste. Theres also a little dog park so your dog can make friends as well. My apartment is the perfect size and has a fantastic bathroom and closet in the bedroom. It is very spacious and I love the balcony, as do my furry friends. They are very noise proof with the exception of hearing the common areas and sometimes late at night i can hear my neighbor behind me coughing, not sure if the walls are thinner in the bedroom or if my neighbor just coughs that loud. Overall a great place to live and a great experience. Would recommend to family and friends for sure!

I used Apartments.com to find Korman Residential at The Woods and I am surprised there aren't more, or more recent, reviews of this property on this site, so I wanted to share my experience. I moved in 3 months ago and have had a pleasant experience living here so far. Searching for any apartment, especially ones first apartment in a new state is an extremely overwhelming and important decision. Throughout the process, the staff at Korman were extremely helpful and pleasant to deal with. This was a newly renovated unit, so everything was clean at move in and any normal and emergency maintenance request were handled in a timely manner. The most important aspect of any apartment for most people is noise and sound proofing. In general, these apartments are extremely sound proof. Aside from a few normal footsteps above me at times, I rarely ever hear anyone else from my apartment. The exception to this is the common area. My dream area of improvement would be for a more soundproof front door. When someone enters or leaves their apartment or talks in the common area, that sound travels right through the front door and into your apartment. Conversely, if you are talking in your apartment, it can be heard loud and clear in the common area. It's the only "negative" I've noticed in an otherwise stellar experience and will definitely be recommending family & friends to The Woods. Now I can't wait until Spring and Summer to use the pool and tennis courts!

I've lived here at The Woods for 2 years and for the most part it's been a pleasant stay. The staff is friendly and the maintenance crew works very hard and is very responsive to requests. My two main complaints are - 1- the entranceway to my apt door is always dirty. Debris on the floor, cobwebs, etc. I have to call and ask for someone to come by to clean this 2- the staff does a nice job making the front of the complex look good for potential renters, but towards the back where I live, there are potholes and no parking lines drawn on the ground. this is frustrating because some people take up 2 spots and if you come home late there's no parking. I've brought this to the attention of the staff but as of yet, nothing has been done. But like I said, for the most part I like living here.

Much of the outdoor areas are shaded with trees giving it a "woodsy" feel. Very convenient for dog owners due to multiple grassy areas. Also very conveniently located to 309.

This is my first apartment and I feel like it was the top 5 best decisions I have ever made. The community is nice and quiet, with very friendly neighbors. Whenever I pull into the complex I feel at home. When I'm not in my apartment I daydream about being there. I moved here from Maryland all alone and I do not regret it for a second. This apartment is the perfect size for me and I feel safe and comfortable being here. i love the bathroom the most, I spend a lot of time in there and it is the most comfortable bathroom I have ever been in.
