Property Ratings at The Woodlands
Lived in this apartment complex for almost 5 years. I have never been so happy to move put of a place in my life. Where to start with the constant problems. In the 4+ years I had 6 leaks in my apartment which destroyed carpet, walls, and my furniture. I was home for 4 of the leaks, but the most devastating 2 happened while I was out of town for work. Both times I was not informed that there had been a leak at all and my things were moved, which while nice were not dried so they stacked the stuff and it mildewed. So when I got home a month later things had to be thrown away. These items could have been saved if I had known I there had been a leak and needed to check on the apartment. So books, pictures, end tables and sofa had to be thrown out. Thank goodness I hadn't replaced the sofa when the other leaked happened when I was out of town. Even better the leak caused the carpet to lift up in the door way so it ended up shredded despite me trying to get the metal that holds the edge of the carpet tacked back down. And worse the leaks cause mildew to grow on the walls and ceiling. And it took me throwing an absolute fit to get the ceiling fixed over my washer and dryer after the 5th leak. And the leak in the utility room where my A/C was located was all moldy as well, this was leak number 6. When I moved in there was damage to the fridge and stove that was never repaired and on move out I was told I would have to pay for those repairs. I was also informed that even though the damage to the floors and one interior door was from the leaks I would have to pay for new flooring, trim, and door. If you are moving into a first floor apartment in the next month I would have someone check for black mold since you might be moving into my train wreck of an apartment. And they say they check when the leaks happen, which they don't though this is what I was told on move out, it takes a while for mold to develop when sheetrock has been completely soaked through till it is soft enough you can push your finger through it. And based on my experience their solution to mold and other issues is to slap paint on it and call it a day. Beware this apartment complex is horrible and the management company could care less. They over charge for apartments that are falling apart. Don't let the new paint and superficial appearance fool you.

WE DO NOT RECOMMEND, My partner and I keep having problems with parking. We pay the $20 fee for “RESERVE” Parking however they are not enforcing it for about 3 months now. Trash is another problem, it feels like they only come here once a week. People who works at the office is NOT HELPFUL at all, we try to get in touch with them through email, but NEVER RESPOND BACK. To us it just feels like they want you to get in the lease and don’t care about you afterwards. The only people that deserves praise are the maintenance people ESPECIALLY Mervin & Billy.

Moved here since it seemed nice and I was desperate for a place at the last minute. And to my regret I chose this complex. There is no visitor parking except very very far from the apartments on the backside of the complex. They were somewhat reasonably priced when I moved in. Then after several leaks which soaked the sheet rock to the 2x4 framing and the constant mold that I have battled for well over a year I could see exactly why they were so cheap. But to add insult to injury, despite not repairing the molding sheet rock, they just spray bleach on it and call it good, they raised the rent to an astronomical amount. You have no storage and can hear all your neighbors at all hours. They look nice on the outside, and they are quick to slap paint on the interior to try and cover up the lack of bringing in an actual contractor to do the repairs. But my health has gotten worse since being here, and despite pictures of the mold and damage that mold could not possibly be causing my breathing and health issues. If you rent here make sure your insurance covers water damage and you do not place anything near the bathroom or kitchen walls unless you want to have to throw it out because it became soaked. Heck I don't think they are going to give me my deposit back even though any damage to the apartment is from water damage from their bad plumbing. My carpet started shredding because of how wet it got for long enough to break down the backing holding it together. Rent here only if you enjoy indoor fountains and waterfalls down your walls. Renter beware. There are many apartments of this age in the area that are not nearly as ridiculously priced.

the woodlands is a great place to call home; i enjoyed my time being there.
The police are at the apartment complex almost once a week, they constantly are going to the same few apartments, yet management does nothing about it. The particular building I am in has about 6 loud sports cars which all rev their engines at all times of the night, very frustrating when you have to get up early for work. I’ve had many problems with the apartments from cockroaches to bad drains, and broken door/ window which was broke when I moved in. Took them several months to fix any problems and I was constantly lied to about maintenance coming out. The one person that worked here that was actually kind and helpful was Samantha, once she left there was no one left that actually care about the residents. The only good thing about the apartments is location which is very convenient. The second my lease is up, I will be switching to another apartment.
I love the Woodlands. I have been living here for a month now and have no complaints. The office staff are fantastic and the maintenance staff are friendly, helpful, and efficient. This is the place to be. Great location, great price, great people!
The neighborhood is nice. Even though it is an apartment complex I have plenty of space to walk my dog. Everything, all the good eateries, is within walking distance. The staff are always helpful from maintenance, the office personnel, and the tow truck driver. ESPECIALLY the kind ladies in the office. I have lived in many different communities but none, until now, that have shown the level of passion, professionalism, and integrity that the personnel at The Woodlands do. Thank you!
The Woodlands is a nice area right in the heart of South Tyler. You have quick access to all shopping/ food/ banks etc all around. The apt complex is very quiet, and tenants here are for the most part very friendly. Do to the pandemic, I was not able to view my apt in person before I moved in which was one thing I didn't like, but I am satisfied with my apt. It is also pet friendly, and Tak has not met a stranger yet. Overall it is a very nice, home feeling place to stay.
Good quiet community, fair prices and management team always try to help when they can.
The woodlands are amazing! A very quite, private complex. Bailey and Samantha were amazing helping us through our application process. We havent had one issue since move in :)
I enjoy it here. I have a great view of the pool and the office is always quick to address my concerns. My neighbors are cool and everyone is usually pretty friendly. We come from a large family, however when we moved here we only got a one bedroom. My family in particular gets uber competitive when we break out the board games, so if I have ever been THAT neighbor, the peeps next door have been pretty chill about it.
The maintenance and office staff are kind and helpful! Which makes a big difference in apartment living experience!
I would stay away from BH management. The apartments were fine before this management company took over. They started charging for fees on things you don't need or want. They wanted to update some things but don't tell you until the afternoon before, which is extremely inconvenient. The ladies in the front office were super sweet, but trying to talk to a manager or someone in management is slim to none. Getting someone on the phone - just not happening. Maintenance was good as well. Sometimes you had to remind them a couple of times, but they eventually got it done. When we looked for a new apartment we steered clear of BH management. Upon moving out they are charging us $100 for carpet cleaning when they tell you they put new carpet in for every renter. Plus the carpet was clean and did not smell. If anything it smelled the downstairs renter's marijuana rolled in cigar paper, which I was forced to live with for months. (It was absolutely rank!!) Honestly the apartment was cleaner when we moved out than when we moved in. Save yourself some pain and avoid BH management at all cost!
The best thing about living here is the great neighbors I've met. People here have been so friendly! And it's super close to everything, but still quiet. I love that.

My daughter has lived there for 2 1/2 years and has had more encounters with the police in that time than she has had in her entire life. There were incidents with the pot smokers, the domestic violence, the drug dealer, and the car theft. She is still dealing with the pot smokers. I can't wait until her lease is up to move her out of there!
Lived here for over 4 years. It has slowly run downhill. New management within last year - not helpful, no one in the office seems to know what is going on and "manager" doesn't seem to be around. Management seems to be focused on handing out fines more than taking care of residents. They reduced office hours and are difficult to get in touch with if you are working a full-time job Monday - Friday (open after I left work work, closed before I returned from work.) Posted hours at the office doesn't represent when they really are there. When I moved in, the property was OK - a little older but decent environment to be around. Not so much now. Maintenance is great but more of a party type atmosphere than I want as a working adult. At move out, I was given a bill for "damages". I questioned the bill and the same day as they responded they said they would since the bill to "pre-collections" if not paid the same day.
I lived in this complex for about 1 1/2 years when I moved to Tyler while saving to buy a house. This place is cheap and that was what I was looking for so I could save as much money as possible....it wasn't worth it. I had several issues while living here, but the final straw, a young lady being assaulted and screaming for help outside my window at 3 AM, made me break my lease and move. I had to call 911 for the young lady (because there is NO SECURITY at this property), when I reported the incident to the office they said they would be in touch by the end of the week. Several weeks later, when i had put an offer on a house and went into the office to give my 60 day notice, the individual working there looked surprised that I was actually leaving and said "but we have resolved the problem". I can't say they evicted the young lady, but what they meant was she was not living at the property anymore. I hardly see this as a solution to the issue of safety on the property. On another occasion my car was damaged with overspray of paint from the individuals contracted by the complex to paint the lines in the parking lot. The complex spammed us with several emails concerning parking and the painting of the lines, one specifically said "residents home at the time of painting will be contacted to move their vehicles". This did not happen and my car and several others ended up with flecks of white paint all over them. When the people in the office made it clear they were not going to take this seriously, I made an attempt to contact my neighbors and let them know they needed to check their vehicles, the complex employees called the police on me and told them I was "insighting hysteria on the property". When I confronted the employee who had called the police, she yelled at me and told me there was no damage to my car and the manager would call me the following week. Two weeks later, after I had had my car buffed the manager finally called. No compensation was ever given Finally, maintenance, when you could get them to show up, did as little as possible to help. My air conditioner stopped working 3 times and took an average of 2 days to get fixed and the water was shut off (without notice) twice, I had lived in apartments most of my adult life and had never had either of these things happen once, much less multiple times in 1 1/2 years. This place will save you money with cheap rent, but is it really worth your safety and disregard for your property?
My husband and I have rented in many places over the course of many years and we come to find that the most valuable thing for us in an apartment is a reliable maintenance staff. The Woodlands goes above and beyond in this department. The office staff is also very friendly and accommodating anytime we have any kind of request. The property is an older property and therefore has a few more maintenance issues than we are used to but each of these issues is taken care of in a timely and professional manner. The pool area is beautiful and very well-maintained. The location of the apartment complex is also central too many good restaurants and good shopping.
I love the Woodlands. The staff is amazing to work with and the complex as well as the apartments are just beautiful.
There is one office person who is very nice but the rest are very shady and untrustworthy. They sneak in hidden fees where they can. They claimed they were going to upgrade things like the fitness center but never did. Tried to contact corporate about all the problems, left several messages but no one responded.
