Property Ratings at The Waypoint
I like my apartment. It's laid out nicely. The deck is large. Location is good. Saying that, you can here the I10 traffic but I don't notice it much any more. All this being said, there is a clause in your contract that you will pay additional fees for trash and water. That's ok if it's a normal water bill. $5 for trash, $25 for water, and $90 for sewer. These fees are also determined by the amount of people in the unit. Maintenance, I don't know about the current gentlemen yet. All I know is that I gave this company 2 months notice of moving in and my apartment still wasn't ready. I'm still waiting for them to finish it and it's 8 months later.

Unit was not ready on move in date - refrigerator did not work (neither did the next 2, taken from other units), AC did not work, bathroom was still being rebuilt, faucets leaked, no screens on any windows, holes (1" diameter) in ceiling, pool is unusable, laundry center is at LEAST 50% out of service at any time. Was hoping I could stay here a couple years at least from relocating from Missouri, but that will not be happening. I will be out at the end of my lease, if not sooner.

I have been a resident of Atwood Oaks for 2 years. My AC/heater has been down going on 6 weeks now. 6 weeks! Management has returned my phone call ZERO times. That shows what kind of people they are. They truly do NOT care. In the past 2 years, my A.C. has broken several times. This time, is enough to make me leave as soon as my lease it up! I WOULD NOT RECOMMEND LIVING HERE!
I highly recommend this property! The staff is amazing and helpful (Priscilla was wonderful over the phone and she invited me to come in person to see the units and her upbeat positive attitude really provided me with a 'peace of mind' that my housing needs were going to be met) I spoke with the property mgr (Mary Ann) and she was nice and very resourceful. If you need a smooth transition to Pensacola, FL GO TO ATWOOD APTS! >5 stars<
