Absolutely love renting at The Terraces At Lake Mary. Convenient location to schools, shops and restaurants. Would love to see a small playground built or option to rent the pool area for small gatherings as it is a family community.
Great apartment for your buck. Maintenance is on top of their game and will resolve most issues quickly. No complaints after 6 months

I would love to say rent here! For an older community, they offer great convenience to the local Lake Mary shops and grocery stores within walking distance and the set up of the units aren’t so shabby. But there’s one major problem here and as a Floridian, I’ve never seen anywhere else - Palmetto Bugs! Upon moving in to my first unit, there was a dead one in my living room. I quickly learned that was not the end. After being here for 3 plus years and two units later, my daughter and I have had our fair share of encounters with these beastly bugs. Unfortunately, with how the economy is, moving seems more and more unattainable these days, so we’re kinda stuck dealing with this and paying top dollar for 26 year old apartment with out some outdated features and a serious bug problem!

Maintenance is reliable and quick to repair any issues and/or replacement and staff are responsive. It’s prime location surrounded by everything and it’s fairly clean, it checks off all the important factors for me

Our experience moving from South Florida to The Terraces has been an absolute pleasure. Both management, especially Karen, and maintenance go above and beyond to ensure that everything we have concerns about are addressed. Doggy park is nice and ample parking.

There’s a cockroach problem here and the solution is to treat it and live with them for two months and we’ll see then. I recommend to thoroughly inspect windows and seels prior to renting also. Plenty of parking and a 24 hr gym is nice. Marijuana is smelled regularly and trash regularly overflows the compactor in front. There are better rental options in the area.

Coraraches everywhere. I call to pest control but they are still here probably they running from the neighbors. Marijuana smell alway at my sons room and outside. 2 times called to police because of broken security alarm at 2am at somebody car on a parking lot . Dor heavy pit bull running whole night on a top floor
Overall this is a nice place to live the pool is always clean the workout room is beautiful the clubhouse is nice I'm always available for my perspective now I haven't needed the clubhouse so I don't know how they work that but otherwise the pool in the gym have been fantastic and I like the friendliness of the people that work here it's really nice place I would definitely recommend it
The maintenance team are great. Always helpful and fast with the request. Jose always around the property helping and keeping it up.

My experience living at The Terraces at Lake Mary has been 100%positive. Since the moment that I toured the apartment, I felt that I wanted to be here. Michelle guided me to the whole application and moving process. I’m very happy and blessed to be living here. Thank you!
What you would expect from an apartment complex. Be wary of advertised rent there is another 200 dollars of fees and add ons which make this place overpriced.
This place is close to everything, they keep it very clean and the maintenance crew is the star of the show. The management and the maintenance coordinate well.
The Terraces of Lake Mary is a great place to live. Great front office staff currently and wonderful tenured maintenance staff. Convenient to I4 and great stores and restaurants. Highly recommend living here.
Michelle is such a true blessing. We had an amazing experience with her, she made our move in process so easy and enjoyable. The apartments are super nice, well kept, family friendly, and quiet!! I went for a tour today and Priscila helped us out. She was very knowledgeable on the area and the community. We are currently paying for a 2BR and they have a 3BR for the same price. The location is great with Publix and Target across the street. Will be applying and can't wait to move-in!

We recommend The Terraces of Lake Mary. The staff is very professional, friendly and quick to respond. The location is very peaceful, serene and safe; it is in close walking distance to a number of plazas and within 5 minutes drive to the I4.
I lived here for a year and never had any issues. Very quiet, safe and neat. I like the fact that it is close to a lot of shopping destinations. Maintenance staff are the best, usually response to my request the same day or the next day. Great community, worth the rent. Absolutely had peace living here!

This complex has potential to be a great community, but they just put band aids on repairs. The fixtures and appliances look like they have not been replaced since the building was built in the 90’s. This complex needs to be updated better.

I had a excellent experience in the four years I was a resident at the Terraces of lake Mary.The management team of Cheryl and Andre were accommadating and maintained a high level of professionalism. Jeff, the maintanence manager is always friendly and willing to go out of his way to satify the needs of the tennants. Both teams are top tier and provide an exceptional living experience.

We have lived here for about 5 years and the team in the office is amazing. They are so friendly and inviting and host such fun resident events. They are making an effort to beautify the community after the previous management company. They are sure to keep the entire up to date with all items happening at the community via email and text. My husband and I toured with Andre and had one of the best tours we had this week. We are planning on moving early next year and we are confident we will be moving to the Terraces. First, I will start with the positives. The Terraces have very nice, spacious, modern units with updated features and appliances, as well as some helpful amenities. The location is very convenient, as it’s within walking distance to many nearby businesses, shops, and restaurants. Also, maintenance and pest control do a great job at responding to requests quickly and efficiently. However, I feel it is important to bring awareness to a particular issue, especially for females. Due to the design of the buildings, there are walk-up terraces located directly outside of bedrooms and bedroom windows. This is at least true for one-bedroom units, no matter which floor. There are a few male residents on the property who try to peep, whether through open or even closed blinds, in the evening or nighttime, especially Friday nights. Please be aware, and purchase curtains to hang up additionally as soon as you are able if you do decide to move there. Though I did try to contact the management office initially on this issue in the past, I did not receive a response at that time. Also please keep in mind that this is a downtown area, though as of the time of this review, there are no security cameras in stairwells or corridors of resident buildings, and there is not currently a courtesy patrol option available for residents either. There has been a transition to a new management company somewhat recently, so hopefully they will continue to try to improve things for the overall experience for future residents.

I love the clean and safe environment that you try to provide. I feel safe walking at night here because there is a gate system and people are usually courteous and quiet at night.

The maintenance staff try to make life here the best possible for us! They pick up after people making the grounds beautiful for everyone. They fix things in the most timely manner and are so nice ! It is such a nice experience to see a friendly face or say a friendly hello as they go about their day. And they are always sharing helpful hints to help us out!

The management is great and has virtually no turnover since I moved in so we are all on first name basis. They are VERY good at returning my calls and addressing my concerns. The maintenance crew is also the best I’ve ever seen. Jeff is the best at taking care of any maintenance needs large or small, immediately. You can find a pool at any apartment complex in the area, but you can not find this level of residence care ANYWHERE. I thought that the apartment life would be temporary when I moved in, but with all of the amenities and awesome neighbors, we saw no need to move when the lease was up and instead, I was happy to renew. This place is a great place to call home.

Carson, one of the leasing agents, went above and beyond to find me a suitable apartment. Some of the apartments do need renovating though. The staff is very friendly, accomodating, and great about fulfiling any maintenance requests you may have. Anthony, one of the maintenance men, did a fantastic job in taking care of my requests. The location is perfect and I really enjoy living in this community.
