San Luis Obispo combines college-town energy with Central Coast appeal. Nestled between the Santa Lucia Mountains and the Pacific Ocean, this welcoming community is home to the historic Mission San Luis Obispo de Tolosa, established in 1772. California Polytechnic State University (Cal Poly) adds to the city's dynamic atmosphere while the area maintains its small-town character. Downtown features tree-lined streets with Victorian-era architecture, local shops, restaurants, and the popular Thursday night Farmers' Market. The rental market reflects the city's appeal, with current average rents ranging from $1,893 for a one-bedroom to $4,209 for a four-bedroom residence, showing modest year-over-year increases across most unit sizes.
The Mediterranean climate makes San Luis Obispo ideal for outdoor recreation. The Nine Sisters volcanic peaks, including Bishop Peak and Cerro San Luis, provide hiking trails with panoramic views.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The SLO Student Living Apartments
Do not rent any property managed by 6starproperties. They will steal your security deposit. Will not respond to your maintenance requests. Very poorly managed company
If you aren’t super picky or snobby about little things u will be fine here. It’s very livable for a college student, maintenance does come and they have been repainting and renovating a few things. It is a little overpriced for not having a kitchen and a little dirty (nothing crazy) but is expected for college housing. It’s reliable and close to cuesta or cal poly. I would live here again with good roommates. This is my own personal experience, don’t let the bad rep scare u.
Do not let your child live here. Do your research, we did but were basically stuck with this as a last minute option. Your child can't cook a meal unless you get unauthorized cooking equipment - like an air fryer, a griddle, a toaster oven, etc. The rooms are okay but your child might not want to leave their room to hang out in the disgusting common rooms. They won't fix any common room issues - like a broken couch. I'm pretty sure there is black mold in the heating system. Try to live literally anywhere else. If you do get stuck here, get a bigger "dorm fridge" from Costco and take the unauthorized equipment or have enough money for your kid to eat out every meal.
Leasing office is apathetic with any inquiries, I pity people who have to deal with "Nathan" he'll never treat you with any dignity. Old combo locks from 1990's on the doors!? Not secure at all! You'll always get a damaged living unit be it a missing towel bar or peeling floor tiles.
there are numerous things wrong with this place. just look up the multiple class action lawsuits they got sued for and you'll see, they don't have the infrastructure to maintain repairs/parking permits. there's a reason for the low rent. also don't get the 1 bedroom/ two bedroom options, those are not worth it.
I have lived here for a few months and am tired of the ways that the place is ran, when I moved into The SLO, I had problems with the sink, the bathtub, and one of our toilets, the drainage wasn't fixed for 3 weeks and all 6 people had to use one shower, the rent is not worth it and the parking is terrible, I have had multiple occasions where there is NO parking and I am forced to park in the reserved parking which is (you have to pay for both reserved and unreserved). Over time there has been pest problems such as fly's in the summer, and silverfish and earwigs in the fall and winter. In short, the facility's and discusting, and rent/parking, ect. is not worth it, do not move in here if possible, I am moving out the second my lease ends.
