I thoroughly enjoy living in this beautiful upscale community in the heart of the City. The location being one block away from Grant Park and the Atlanta Zoo and half a block from the BeltLine is amazing. The staff is unmatched and truly make this community feel like a home.

This was my first experience leasing an apartment without roommates so I was nervous about prior negative reviews, but the staff and building have exceeded expectations. From the tour, throughout the application process and since move in, I have been extremely happy with my decision to make Skylark my home.

Went for a tour, left with an experience!

Went in on a same day tour after trying to find space all over Atlanta. Chelsea got me into a tour same day ! Allowing me to see the entire property. Allowing me time to decide what I wanted Chelsea, was able to direct me towards an apartment towards my liking. A relatively new building the apartment itself looked fine needing relatively small finishing touches. Great apartment searching experience.

Although it’s only been a few days, my living so far has been pretty good. It’s quiet for the most part and pretty peaceful. My floor plan is top tier for me, and I’m so happy I was able to get a unit I’d already toured. Chelsea has been amazing and extremely helpful in this process, as well as the rest of the leasing team. Overall Skylark is definitely a great choice, quality living with affordable prices.

Millennial mess!

This community is poor because management is inconsistent. There is no security. There are pool parties with weed alcohol and hookah around children and minors. The sewer fee has gone up 40 extra dollars. I now pay $100. I started at $60 if you cannot pay your rent through the portal before the office close you will be charged $200 no matter what.by 12 AM on the first. I was coming home late from work one night. I was raw gun down by two young men. They stole my car and stole my phone. The office showed no concerns. They gave me no discounts on rent or anything. I come home and I live on the third floor, and there are no elevators. Lastly, someone was also shot and killed inside the apartment complex parking lot because they were trying to break into another car. This neighborhood is not safe, especially if you have kids.

Paint and Pressure wash

We received an email at the beginning of the year saying they were going to repaint the common area walls and we have yet to see it. The hallway walls are white and nasty/dirty. The outside buildings could also use pressure washing. I also don't understand why the clubhouse closes at 8 pm. Do better Rangewater/Skylark we pay entire too much to get lack luster amenities!!!!

Skylark becomes heavy after a while. I lived there for 2 years and each month things just got worse. I was booted multiple times, my water kept increasing even though I lived by myself, it always smelled like weed in the community and I don’t smoke. Overall, it’s just way too expensive for the living experience that you get.

Managers are unresponsive, uncoordinated, unkind, and useless

I've lived here for four years and this new management team has ruined the building. I had water flooding through live electricity (through the bathroom light) and nobody would respond to the regular office phone calls or the emergency phone line because the leasing staff decided not to show up because the manager was off duty. Management dragged their feet for 48 hours before having my water turned back on (wasn't my water that was at fault but a leak that they claimed was fixed months ago). They continued to drag their feet and it's now a week later and I can't shower in my apartment. At this point I can't brush my teeth either. They gave me two days in a rental suite before kicking me out because they wanted to give it to friends of the leasing office. Candice and Quentin are the most unprofessional and incompetent people I've ever had to speak to. It's crazy you can't shower in your apartment for a week, there's a hole in your ceiling, paint dripping off the walls, water bubbles and cracks throughout the unit, water flooding through the drywall into different parts of the apartment and they think this is safe and ok. RangeWater's rotation of staff is causing huge problems and they do not care. Quentin & Candice (managers) in this building are reckless, uncaring, lack empathy and understanding. There's no communication. I would not renew my lease here again and that's crazy because I've been here four years.

DO NOT LIVE HERE

This is literally the worst place I have ever lived and if I could give 0 stars I would. I've lived here for two years and it just gets worse and worse. Dozens of emails gone unanswered for years, disgusting common area conditions, guests are constantly getting booted because there is only 72 hours of parking split between you and a roommate and their guests too, dog poop literally EVERYWHERE. Maintenance tries to do the best they can but even the guy who used to actually get stuff done quit. and most recently closing the pool on random days in the middle of the summer. This place is sooo overpriced for literally drywall. Don't waste your time, money, or energy on this place. DONT LIVE HERE!! also don't listen to the fake 5 star reviews I promise you will regret it.

Skylark is located in a great location especially if the city of Atlanta ever finish the belt line. I just need them to pressure wash the buildings and re paint the inside hallways. We've had a lot of people move in and out since first opening and they white walls need a touch up. Also, when the lawn care service come they never cut the growing grass in the mulch areas. The people that work in the lease office only care about you when trying to get you to move in after you move in they always act as if you are bothering them to their job or answer questions. The overnight security doesn't do much securing. We recently had several cars get broken into over night while security was suppose to be roaming the complex. The pool is also too small for a complex of this size. Outside of those issues I've enjoyed my time at Skylark.

I have no idea why this place has such great reviews

RUN. Worst place I have ever lived. UNSAFE. I do not feel safe living here. They do little to address the community’s concerns of safety. Someone was killed here a few days ago and the letter they sent basically says lock your doors. They have zero plans to upgrade security, add gates, or anything that you think would help make this place more safe. They say things like they care about our safety but do not do anything to make the place safe. LOUD AND NOISY. CANT GET SLEEP. They lie and act like they have a 24/7 courtesy officer when we all know that’s a ruse. You can never get in touch with the supposed courtesy officer and if you try you have to leave your name and number and wait for the supposed officer to give you a call back. Did you guess? Yeah, plot twist they never call back. There’s no one to deal with noise complaints. It’s just something they tell us to shut us up. MARIJUANA STINKING UP THE PLACE CONSTANTLY. I’ve complained until I can’t complain anymore. I can barely breath in my apartment and my clothes smell like weed. I’ve literally had people ask me if I smoke weed. It’s terrible. They don’t do anything to address concerns. It’s obvious they don’t care. AIRBNBs and random people that don’t live here constantly. I’ve literally had people tell me they don’t live here and need to get into the pool or things like that. Yes, they will say airbnbs are not allowed but whether they’re “aLlOwEd” or not. They’re definitely constantly run here and it’s part of the reason for the noise issue and trash everywhere. It’s because those people don’t live here so they don’t care. Living here is soooo not worth the money. I regret moving in to this place. I waited so long to leave a review because I was hoping things would get better but yeah. If you’re looking for someplace to live and enjoy fresh air and sleep??? Find another apartment. Oh forgot to mention… the walls and doors are made out of tissue paper so you can literally here a pen drop outside your apartment. The entire place is laughable. I didn’t even name all the cons. These are just a few.

I've lived at Skylark for about 8 months now and I like it. Parking is available and free even for guests (after you pay a one time fee when registering your vehicle the first time). I haven't used the pool and clubhouse so I can't say much about those. The gym is nice and they have equipment I can use. I really like the floorplan and layout and the finishes. It's a beautiful apartment unit. Office staff and maintenance staff are responsive. I haven't had a lot of maintenance issues but the ones I have had were resolved in less than 48 hours. Skylark is also close to the I-20 E and W highway which is very convenient for me for work and other things. Overall, I like it so far. Not saying it's perfect, but I haven't had any issues that would ruin my experience and I pray it stays that way.

I'm originally from Atlanta, born in 4th ward raised in Decatur. I've been teased forever about not leaving Decatur, however the second I saw Skylark I fell in love. When I called to check on leasing, I got Kori who was so nice. She told me I needed to apply because the 1 bedroom went fast and they only had one. By the time I got home and went to apply it was no longer available. I called her the next day and she said she was unsure of when they'd have anything but she'd keep in touch and that I could also call her. I called and worried her like crazy, but she was always so nice. When one came available, she wasn't able to show me the unit but I rented it anyway and she assured me I'd love it and she right. I've been here since Sept of last year and she convinced me to sign a 15 month lease and I'm glad I did. There are so many great places to eat, grocery shop, go on a date, and yes, walk the beltine. I love that its right at 20, minutes from 75/85 and the airport but not directly in the thick of it. Maintenance reaction time is great, and they keep the property neat and clean. I also love the smell of the hallways. LOL

Nah.

They're running this place like it's a hotel resort. It feels like over half the units are airbnbs that get rented out every weekend. Every weekend, a new wave of people come in, party, and trash up the stairwells and streets. There's constantly trash, cigarette butts, spit, liquor bottles, blunts, and baggies everywhere. The guys who clean up try their best, but unfortunately it's not enough. Corvettes, chargers, camaros, etc. are constantly sped through the main streets by renters or airbnbs or their guests over the weekends. There are tire burn out marks in the street from where someone was "performing". The new office manager, Shane, apparently had a gun pulled on him by a resident over a parking spot situation. He was helpful at first, but completely unaccommodating when it comes to other situations. This is a large, corporate chain that builds shiny and new apartment complexes but the craftsmanship is shoddy. Walls are paper thin, the concrete stairwells shake when you step on them, and there are numerous cracks in the walls and ceilings where the buildings have settled naturally over time. They try to make the community fun with little "community" events like planting seminars, cocktail classes, etc. but honestly it feels like they're pacifying renters over the issues they haven't fixed or addressed. Stop renting out half your units to airbnbs. I do not recommend this place whatsoever.

The apartments are nice but any time i have had to contact management I never hear back from them and don’t bother calling the office because they won’t answer the phone. Walls are thin and you can hear everything from the hallway and neighbors. other than that amenities are fine. Good appliances, water pressure, and trash service.

The space is very clean and brand new. No bugs and they have steady pest control. People do walk their dogs but for the most part they pick up after themselves. Easy and open parking. Trash service is superb (my favorite) bc all you have to do is sit outside your door during trash hours. Good water pressure, stainless steel appliances, plenty of sockets everywhere. Note that the one bedroom has one closet TOTAL. In the entire apartment. That's the only unfortunate thing. Plan accordingly.

Skylark Apts is a great place to live. Brand new Sparta, stainless steel appliances, great amenities. I toured and moved in during the pandemic and it was still a seamless move in. The staff is great. Maintenance staff is amazing. Security is on the premises at all times. The only thing they are missing is a call box or a way to let guests in the building. Overall, I love it here!

I would like to give a big thanks to my sister/ business partner for taking a lovely Sunday midday drive. Only to discover this beautiful apartment community. located in Choosewood right outside of Grant Park. The Skylark is one the best communities perfectly designed for an inspiring ENTREPRENEUR. The cost for the location and the size of the Unit almost blew my socks off Kudos to The Skylark..... The Skylark Amenities are more than enough to get you motivated. Oh and did I mention The Skylark sit next to the belt line and your only short minutes away from very nice restaurants. There is so much to do here The Staff is nice I did most of my communicating with Ms Taylor. She was very polite. Overall I will recommend The Skylark Apartments to anyone looking for Brand New Start. The Skylark is clean and friendly.
