Property Ratings at The Residences at Sandy Farms
I just moved in, but everything has been great so far! The only thing I have been disappointed about is that I was told during the tour that the pool would light up with colored lights at night and it has yet to happen on any night. I am hoping it might just be temporarily broken but I was looking forward to the view at night.
The parking situation is getting out of hand. There is not enough parking spaces and people are lining their cars along the curb. People don’t pick up after their dogs and I wish there were events.
I love this community so far, everything has been amazing, the staff has been so friendly and helpful. I believe this is an amazing complex, apartments are spacious and clean. My only issue is the parking, it seems as though people are storing their extra cars here and taking up space, people are parking in the handicap parking with no handicap stickers. I believe there should be parking stickers enforced as well as towing, it should clear the issue.

So far things are good. I did note a few issues inside the residence while moving in. Damage to the granite countertop in a spot and a large chuck out of it in outside the Master Shower.

Staff is super nice, building is very clean and EV chargers are a plus if you have an EV. Move in was extremely easy. I enjoy the trash pickup service as well.

Great place to live. The apartment is quiet and clean. The only issue is parking is not great. Sometimes have to drive around to a different side of the building to park. Not really a real issue compared to what it could be.

My experience living here over the past six months : 1. Vehicle Security: Unfortunately, my car was broken into in April, which was a distressing experience. 2. Dog Waste: It seems that some pet owners are not cleaning up after their dogs, and this issue appears to be worsening with the influx of new residents. 3. Weed Smoke: The smell of weed smoke has been noticeable in the hallways and on the grounds. 4. Handicap Parking: There are frequent instances of people parking in handicap spaces without the appropriate tags or placards. 5. Noise Issues: The noise levels from my neighbor have been quite disruptive. She walks very heavily and frequently moves furniture at all hours. While I want to acknowledge that the management and maintenance teams have been very good, I believe there is room for improvement in the enforcement of property rules, particularly regarding pet waste and noise control.

The rooms are spacious and the views into the quiet woods are just down right relaxing. Love this place. Best apartment complex I’ve lived in so far! They keep the place very clean. The area that it is in is close to everything so you don’t have to drive far to go grocery shopping, school, work, mall etc.

Roaches 2" big roaming common area entrances. Pool area and grilling area have residents occupying after posted hours. Playing loud music.parents not policing their children. Loud boom boxes and screaming until late night hours. Pet droppings on sidewalks. Non handicap drivers parking in limited spaces without plackards. Horrible Marijuana smells throughout hallways Smells even coming into our home through the bathroom ventilation system. Centipede infestations as well as ants. If you bring up these issues with management they have a lawyer send you Notice to vacate. We currently have a lawyer on retainer fighting the management company who is trying to evict us.

The staff has been great and the property is well kept and clean. The elevator I use has broken down a few times already, but they seem to get it fixed within a day or two. Hopefully, the repair people will find the issue and fix it for good - the stairwell is a sauna! For the most part, it's been pretty quiet in my apartment, however, last Friday night/Saturday morning, my nextdoor neighbors woke me up at around 2:45 in the morning. I could hear them talking and listening to loud music (maybe watching tv). I'm hoping it was just a one-off thing because everything else here has been great!
