The management ignores you when there is an issue, or they just don't mind if other tenants are compromising your quality of basic living standards. The hallway carpets are filthy. The common area is clean but totally rundown. There is rarely a guard on duty.

Overall the experience is great. The apartment is comfortable and the fellow residence are nice. The amenities are also very convenient. There are a few things that could make it even better. The hallways often smell like dogs, especially by the elevators. I wish I could buzz my guests up the elevator from my phone or give them a code. The clubhouse and pool/patio area for the residence is a decent area and space. However, it needs a face lift. Especially after going down to the pool area for the hotel guests. The hotel pool area is significantly more kept than the residence side and that seems backwards. New furniture on the residence side a different layout, an upgrade on the fire pit and outdoor furniture and more outdoor furniture is needed. Also more business center space in a more private area would also be appreciated.

Love everyone I have met so far. The community is very welcoming and my experiences at the pool have been just as wonderful. One of the residents brought chairs over when most were already filled. We talked and laughed with them for most of the day. When you enter the lobby I have always been greeted with a smile and they are always there to assist should you have a question.

i love the security downstairs in lobby & the privacy & quiet. Here for a year & i love watching sun rise over river. The staff is incredibly nice very helpful care about residents.

Obtaining a lease was a bureaucratic nightmare. Omni needs to streamline and update systems. The apps are really low grade. But the people are fabulous!!

I was disappointed that the luggage cart's tire was flat. The other residents we met this morning recall the same experience. Our parking pass was not completely registered as per the parking attendant. She told us to go online.

A couple of things since my last rating: There has been increased (2 -> 4) EV charging stations available and they are much faster than the ones previously installed. They are also timed. This has been great and I feel that we are no longer fighting over the chargers. However; since my last review, there have been at least 2 car break-in events and thefts. I have had multiple colleagues who have had their car broken into and it seems to be a recurring issue since the inception of the apartment complex. The frequency of break-ins is unacceptable and it seems that PARC and the omni management do not have a grasp on how to handle the issue.

The apartment community is great. The people are nice and also very helpful. The neighborhood is great, a lot of fun things to do, food is great, etc. A lot to adjust to coming from a small town but I love everything so far.

1st day parking pass was not activated, walls were dirty inside apartment, dishwasher was not mounted securely, my front door has scuffs and paint chipped. Experience has been somewhat unprofessional.

I absolutely love my Apt I enjoy the privacy & quiet on 28th floor. The views are stunning watch sunrise every morning over the river. I don't like how quick dust gets on cabinets & floors. The staff is friendly & i like the safety of security at desk nights i come home.

Likely the best lux apartment in town, but general maintenance and upkeep could be better. (Peeling wall paper in common spaces, mismatched carpets in units (closet vs bedrooms), elevator cabs have a fair amount of wear.

Enjoy it here so far. I have renewed my lease and planning to stay the next year! I do not have any issues, but I do hope they add more ev charging soon as there have been an increase in the electric cars.

I work at omni hotel & live at residence Apts. The staff & maintenance are wonderful willing to help & i definitely feel safe comfortable here. I love my apt & the views of the river downtown bananas & watching sun rise every morning great way to wake up ????
Having just moved in, we have had a pretty great experience so far. The staff have been amazing! The neighbors have been exceptional! The absolute only thing that could possibly be said(and it was dealt with PROMPTLY when addressed) is the security of the parking structure. Obviously it’s ’just Part of living downtown’ but safety is a huge concern. We do appreciate how quickly the issues are handled!! Absolutely top rate!
Definitely a fun place to live. Pool is great (when its unlocked which it seems it often is not.) I would probably never leave this place if it had a sauna!
I’ve been for 7 months and it’s been fantastic. The apartments are luxurious and spacious. The amenities are awesome and the floors are always kept clean. The leasing office staff is the best. Couldn’t ask for better!
The Residences at The Omni was our third move within three years of arriving in Louisville. It is by far the best move we’ve made! We love our apartment and our neighbors. Everything is clean and well maintained. Any problems are quickly attended to. Staff is friendly and attentive and our neighbors are friendly. It’s a great community and we’re happy to be a part of it.

My residence here is amazing I love it here hopefully can live here for more years to come the staff are wonderful along with the restaurants and I don't have to wonder about parking when it comes to different events happening in the downtown area I'm walking distance from a lot of attractions
This is Residence at Omni is the best apartment building to live in Louisville. Friendly staff. Nice amenities. Love the clubhouse, gym and Fall City Market. Best view of downtown.
Staff is amazing!! I can't speak anymore highly of the manager who is approachable, welcoming, and friendly, The concierge are the absolute best. They are just as welcoming and friendly as the manager, Issues (few and far in between) are responded to immediately!! We have been residents since shortly after the building opened. Love living here!! Highly recommend
Every step of the leasing process was taken into consideration and I was comforted with how communicative everyone was with my move-in. Great building with amazing amenities! Love the pool! Love that there is parking on site and that there the possibility to get some grocery on site as well.

Love living here at The Omni! The residents are friendly and all of the public spaces are meticulously well maintained. The support staff are both professional and friendly. They all go above and beyond to make living here a safe, joyful experience. The location is great for getting around either on foot or by car. In summary, it’s a great urban lifestyle. 5 stars for The Omni Residences!
