This apartment is not like any other I’ve lived at. The amenities are great and the building is very nice, but the staff makes all the difference. It’s easy to like something if u have never had any issue, but I judge by how something goes when there are problems. The women in the office are some of the most professional and kind people period. They all seem to actually care about the residents and building. You can also tell they all get along and like working together. Knowing when mess hits the fan, Jeneen is going to do what’s in her power to fix it definitely makes it easy to renew each year. The new tech Anthony is such a nice guy. You can tell they take care when they hire! It’s always nice to stop by the office and see the snacks Cyndi has put out. I love calling the Reserve my home. The Starbucks coffee and fridge in the office don’t hurt either. Luxury living at its best.

Really love living here at the Reserve at the Ballpark! The entire staff Jeneen, Cyndi, Kylie , Megan , Ricardo, Craig and Anthony are amazing when it comes handling your housing needs and more ! They are truly genuine great people all around ! You definitely wouldn’t regret living here. Love how it’s close to the battery and the ballpark have events throughout the year to get to know everyone !

I have been here for two years going on three, and have not felt more at home. The leasing agents Kylie and Megan, the Assistant Property Manager, Cyndi and the Property Manager, Jeneen all make you feel like family and so welcomed. Everything you want in a perfect cool and calm home experience they will provide you. They make sure all of your concerns are addressed and never make you feel a nuisance. They also throw amazing events that all can enjoy. The maintenance team, Craig, Anthony and Ricardo is just as amazing. All the request I have submitted have been handled in a timely manner and quickly. Let’s not forgot about Craig’s jokes! My 2 year old literally chooses and loves to walk through the leasing office because he finds so much joy. They are all wonderful and it only gets better.

I lived at the Reserve for a little under 3 years and can honestly say that this is the absolute best living experience I’ve ever had. The only reason I moved was because I decided to buy a home but if it weren’t for that I would definitely still be living there. The staff is super amazing and always timely with helping resolve issues. Megan, Kailee, Cyndy, and Jeneen are all top notch and really make this place feel like home. They are easily the best property management team around. The maintenance staff is just as awesome and always available to turn requests around as quickly as possible. I will surely miss living here.

I'm on my second lease at Reserve at the Ballpark because I find this complex and neighborhood to be the best in the city! The complex is clean and hosts great events. The leasing staff is great at communication and trustworthy - every interaction with Jeneen, Kylie, Cyndy and Megan has been positive. Craig in maintenance is also very timely in addressing requests. I also feel safe in the neighborhood itself; I've never had an issue with crime. The location is great as it is in walking distance to Truist Park/the Battery. I highly recommend Reserve at the Ballpark for its living experience and location!

I LOVE living at the Reserve at the Ballpark. The amenities are amazing- super nice and clean gym, community rooms, Starbucks coffee (for free), an amazing resort style pool AND a dog bathing station with blow dryers! There is also a dog park that my dog loves. The staff are all so friendly and knew me by name right after I moved in. The property managers- Megan, Jeneen, Cyndi, and Kylie are so polite and also throw amazing events for the residents once a month. The maintenance staff- Craig, Anthony and Ricardo work so hard to keep the property clean and nice for the residents and are always there to offer a smile in the halls :) If you are considering moving here- DO IT :)

I’ve lived here since the property opened and continue to enjoy my apartment and in particular the current staff. Staff is personable, professional and responsive and I have seen how well they handle difficult situations and unreasonable residents. With the upcoming maintenance and upgrades this will be a halo property.

We loved our stay at the Reserve at the Ballpark. The staff was very kind and courteous at all times. Whenever I made a maintenance call, the staff was there within 24 hours. I had to contact the courtesy officer several times for noise levels being too loud. He responded promptly and resolved the issue. The apartments are well made and very modern. Great place to stay!
Coming from a single family home back to apartment living, I have been amazed with how quiet this place is. The staff is amazing! Any repair request have been made within 2-24 hours. It’s located in a prime location. I would recommend this complex without hesitation!
Unfortunately the management team can’t seem to figure out how to take the trash out. There’s trash piled up in and outside of the dumpster and it blows all over the surrounding property.

This community outsources resident package delivery to a company called Parcel Pending. Parcel Pending has a BBB rating of “F” and many unresolved complaints. Over the past year I have lost several packages and have been charged several incorrect fees from Parcel Pending. The leasing requires residents to use Parcel Pending because it's a cheap way to deal with our packages. The residents use Parcel Pending because the leasing office requires it. This created a monopolistic situation where Parcel Pending can lose our packages and charge credit cards and residents have no recourse. In the past year I temporarily lost a MacBook, iPad Air, Google Chromecast, and several less expensive orders. I’ve always found missing packages eventually, but often after I report the package missing and seek a refund. In addition losing packages Parcel Pending repeatedly charges incorrect fees to my credit card on file. This seems to mostly occur because the package delivery room is not large enough to receive everyones packages. In the past year I’ve received 18 charges for $5 fee’s (because I didn’t get a package out of a locker quick enough) The majority of these charges were caused by packages not being left in the locker in the first place. I have also retrieved oversize package that don't fit in a locker, only to be charge a few days after retrieving the package because I didn’t open an empty locker. When I get charged incorrect fee’s, I am able to call Parcel Pending, spend 45 minutes on the phone, and get reimbursed the $5, as the leasing office suggests. I did this for a while but grew too frustrated and allowed Parcel Pending to keep many of the $5 fees. In the end, I wasn’t able to continue paying Parcel Pending to lose my package so I instructed them to delete my account (and credit card number on file) Now I can’t receive any packages. I get some deliveries to a local Amazon locker and my friends condo. But this is also frustrating, given the amount of money I pay for my lease. I spoke to the leasing office on the phone and email but they have no plans to improve the process. Today is cyber Monday, a sad day indeed :-(

I moved from Chicago to Atlanta a little over 2 years ago now due to a job transfer. I was in quite the bind to find a place quick to move in to and after looking at several places I settled at the Reserve at the Ballpark. It was the best decision I made. The property manager Shatori and assistant property manager Allie have been incredible since the time I moved in. Their front office staff is responsive, friendly, and professional. I've only required maintenance a couple times in the last few years but any time I needed them, they were always prompt and fast, fixed the issue on the first visit. If you are looking for walking distance to the Braves Stadium and The Battery, this is definitely a better option than the properties on-site at the stadium. The clubhouse has a pool table, dining area, outside grilling area, and to top it off... a SALT WATER pool! The community is gated and the parking garage where you'd park your car has an additional gate with a gate arm to prevent anyone from following you in. In terms of security, this property is top-notch. During the Braves season, they have hired on-site security to screen cars and keep a watchful eye out. I will be needing to move on in the next few weeks to a full size home, got family wanting to visit all the time and I just require more space. If it wasn't for that, I'd be staying. I want to extend a personal thank you to the entire staff at the Reserve and the senior leadership at Atlantic Residential for allowing these amazing people to run this property. I will certainly be referring anyone who is looking for an apartment that is new to Atlanta to your location.

Floors are paper thin. No sound barriers at all. It's like the family above me is wearing cement shoes all the time. This kids run back and forth across the floor until 2am. I complain, but no one does anything. There is no enforcement with parking. Half the cars dont have parking stickers. 3 cars on my floor have been abandoned and parked in the same spot for almost a year. Half the time I can't park on my floor. Dont even think about getting your packages for at least 3 days. They never have room in the lockers and never email you for several days. They close at 6pm, so I never get home in time to pick them up. Just do t live here if you like peace and quiet and expect good service.
My friend and I had to leave the swimming pool because she was lying in the sun while wearing cutoff shorts. She didn't enter the water with the shorts, she wore a bathing suite under the shorts and only wore the shorts for modesty while lying down. I spoke with management and the security guard. The security guard said that cutoff shorts aren't allowed in the pool area because "the people watching on the camera don't know if she goes in the water."

You aren't allowed to have more than 3 friends over to the pool, BBQ area, or some other common areas. You aren't allowed to use any common facilities after 10pm (except the gym) You aren't allowed to wear cutoff shorts near the pool. You aren't allowed to vacuum inside your apartment after 10pm. And yes, roving security guards actively walk around enforcing these rules. Despite the heavy handed security, there are often beer cans and interesting smells in the stairwells. They advertise a dry cleaning service, but in reality they tell you to go to a website to set up an account with an online cleaning service that will roll up your clothes and leave them in a small package delivery locker. Staff are occasionally helpful depending on who is working. They didn't follow up with a phone call once, and an email on a second occasion. I had to follow up several times by visiting them in person to get answers to questions that I asked. I moved here from out of state without visiting first because it is a new property, now I'm stuck for a year :-(

I can’t say enough good things about this property, the staff and especially Ally. The property is new, modern and very well maintained. Amenities are fantastic. The staff goes above and beyond. My husband and I first toured the property in February and continued to come back with many questions and concerns. Ally was extremely helpful, patient and kind and made sure all of our questions were always answered. We have lived here for almost two months and Ally and the staff continue to be just as kind and helpful. We are so happy we made the decision to live at The Reserve at the Ballpark. Not sure who designed the complex but the walls and ceiling are paper thin. I can hear my upstairs neighbor walk through his apartment and when he comes home, his dog goes wild - love those happy feet heard through that ceiling... Office mamangement staff could care less about the tenants - run the place like a prison. Never have seen such pointed, mean spirted emails. I cannot wait for my lease to end so I can leave. What a bad mistake.
Just like the other reviewer, I have had an excellent experience with their Leasing Staff. The first time I called to schedule an appointment for a showing, and I spoke on the phone with Dustin. He was very nice and helpful. During the showing, he answered all of our questions and showed us the amenities. We went back a couple days later to see our favorite floorplan again, and this time there was woman (didn't get her name) there. She was also super helpful and nice. We are pretty sure we are going to lease here. For anyone who is interested in the complex, just go visit to see the apartments! You'll love them. Some things we really loved: the finishings were top notch, the crown molding was a great feature, we liked having the choice of two "color schemes," the floorplans were well laid out and maximized their space, the hallways are all interior (so you feel very safe), there are three elevators throughout the property (and inside stairs), and, for a fun feature, there's Bluetooth speakers in every home so you can play music.
Ive been searching for a while for a newer nice one bedroom apartment. I found The Reserve At The Ballpark today and was immediately interested. I called and was greeted by a very polite and upbeat woman. She asked me my name and throughout the conversation she used it, which does not happen much anymore. She answered every question I had and gave me tons of helpful imformation. I was able to schedule an appointment with her the very next morning and take a look at this beautiful complex. Great location and staff. Definitely will be a great place to live.
