The Reserve at North River Apartments

Things seem to be improving with the newer team and if they stay and we have some consistency here, I feel they will continue too. Bobby seems to be a good addition as maintenance manager, professional and easy to takk with! I hope this team gets the support and tools from home office to do their jobs and continue to improve living quality here for ALL residents.

In my opinion, the staff are friendly and try to solve problems quickly(garage, clean up, fix, replace something ect). And it's quiet and peaceful.

So far so good! I have been here just a few days and I am happy with my choice to live here. It is relatively quiet, the apartment has good lighting, and maintenance is quick! I only gave 4 stars because time will tell!

Everyone has been so welcoming and helpful! The community is comfortable and I cannot wait to be fully moved in! Safety is a huge strongpoint and I can see they take it very seriously here!

It is a really good place to live for the most part. Lots around for convenience and the schools are the best in the city school system. The new management really tries to take care of her residents and is quick to handle legitimate issues when they happen!

On the day of the move in, all the appliances were cleaned very well. All the lights in the apartment also were very bright. The blinds in our apartment also were clean very very well.

Everything breaks and maintenance of very slow to fix it and only puts a band aid on it. The front office has not answered my calls and there seems to be some irregularities in what information they give me.

The condominium is good but not so different for the other condominium in the regions, and the price is very high compared with other condominium in the region with similar dimensions in the apartment.

The Reserve is a simple quiet community to live in. Maintenance is very punctual and quick. It is pet friendly and Ariel and staff are very friendly and responsive. Rent is Very High however.

Moving is never fun, and out of state even worse! Love the location so far. Neighborhood seems pretty quiet. Appreciate all the effort to make my move in as smooth as possible!

Great staff and feels unique. My pay cycle is often not cohesive with the first of the month and the office will communicate with you well and not lose their minds over being a couple days behind. You will get every email about current stuff around the complex and they work to make it a safe environment and avoid issues. A

I’m appreciative of the work to get this place back on track. There have been some disruptions with tenants that haven’t been taking warnings seriously for years. With our new management, she means business and that’s something so many of us have been hoping for. She’s also extremely communicative as far as emails, updates etc. something we weren’t getting before with prior management. As time goes on I have quite a bit of hope we can get it back to how it was a few years ago!!!!

It's a wonderful community. Close to a grocery store. Not far from downtown. The amenities are wonderful. The staff is amazing!!! There's a gym on-site. The pool is beautiful!!! It's safe abd the schools are amazing!!!!

Very nice and well kept. Matnince is quick and efficient and every one is very very kind. The facility’s are nice and the location is great. I feel very safe.

Good the neighbors are a little in my business but over all good, love the apeal of the apartment and I love the interior design and the appliances

Great community with great office staff. I go to the office and get welcome invitations to sit to study or just to get a complimentary water.

The new management seems to be really good for the complex so far. Even though she's only been here a few weeks, I pray she can get control and make it like it was when we first moved in! It's a good area with great schools and stores close by, which is big!

I’ve lived in many apartments over the years and this is the nicest. The maintenance people fix things quickly. The apartments are quiet and well kept. The appliances work. The neighbors are pleasant. The management is responsive. No place of residence is perfect—house or apartment—but I’ve liked my choice to live here.

This is a wonderful community to live in. We love our building, our neighbors are friendly, and the grounds are kept clean. We have ample parking even for guests, and our maintence requests have been taken care of quickly.

It's a nice place to live. It is in a really good section of Tuscaloosa and had convenience around. It's in probably the best city school system in all of Tuscaloosa.

So far the application and move in process is seem-less the staff is super accommodating and helpful as well as responsive. They have answered all my questions and are super personable.

A great place to live. Good area, close to a grocery store and pharmacy, gas stations and more. I have really enjoyed my time so far here :).

Thin walls, I could hear my upstairs neighbors having conversations and their dog jumping off the bed and running to the other side of the apartment

Nice area and the new management does a really good job of trying to take care of the residents and make then as happy as they can. Lots of convenient businesses in the area and the best city schools in the network.

Apartments have a nice layout, good finishes. Beautiful windows in the living room. Bedroom is nice and spacious. Bathroom finishes are nice but could be better.

Would not recommend (and don’t believe all the verified resident positive reviews—they are incentivized). They charge a ridiculous amount in rent for what you have to put up with, which they increase every new lease ($100+/month for the 13 month lease option, up to several hundred per month increases for leases less than 13). They look nice on the outside (because they just repainted) but have done no work to the aging interiors and the units themselves are nothing special. Numerous a/c issues, including drains clogging and overflowing both in units and from floors above, or the a/c not working altogether. Recurring mold problems. Nearly impossible to get appliances replaced in a timely manner. Entirely new maintenance crews every 6 - 12 months (and sometimes mgmt company), so the process starts all over each time. Pool was closed for a large portion of the past two summers for various reasons. I could go on and on. I have NEVER left a negative review for an apt complex before this one. Only gave 2 stars instead of 1 because the location is good, but they know people move here for the school district and/or privacy, so they price gouge.

Everyone has been super patient (I had tons of questions and toured several times before signing)! Accommodating and so helpful. Great neighbors and community.

We are loving living here so far. Maintenence has been responsive, the pool are is nice, and our building is quiet. The complex is located in a very nice and quiet part of Tuscaloosa, far enough away so traffic is good, but close enough that shopping, nightlife, and the University is convenient to get to.

Overall, it's been good, but I have to say I was a bit surprised by the number of repairs needed when I moved in. The good: The location is great, and I love the layout of the apartment. The neighbors seem friendly, and the community amenities are nice. The not-so-good: There were quite a few maintenance issues I noticed upon moving in: 1. Living room: Cracks in the walls and baseboards, paint spots on windows, damaged blinds. 2. Kitchen: Peeling paint on cabinet doors and bottom boards 3. Bathroom: Warped wooden floor, cracked bathtub despite previous repairs, peeling paint on cabinets, fallen hooks 4. Bedroom: Long crack in the baseboard, ceiling cracks. 5. Patio: Cracked floor, peeling paint on the door frame. While I understand that wear and tear is normal, I wish these issues had been addressed before I moved in. It would have made the transition much smoother and given me a better first impression.

Maintenance is not good. Amenities are good. Overall the neighborhood is okay but could be better with the expensive rent and recent increase.

Location is great!!!! The apartment is a good size. The leasing office and maintenance staff is amazing. Can't say enough good things about them!!!!

So far we are satisfied with services. Best thing about reserve is amenities and its community. Staff is cooperative and most of our move in issues were solved in 1-2 days.

The downside is I can loudly hear the upstairs neighbor steps when they walk. And in general you can hear your neighbors easily when their watching tv or listening to music.

Staff is very friendly and they are very professional, the complex is clean and safe! For our little 6 year old the pool is the awesome feature of the whole experience

The apartment is so good, the neighborhood is very quite and have some good restaurants near of the apartments. The process to rent the apartment was fast.

Enjoyed living here safe and quiet. Close to amenities. Gym is newly renovated. The pool and barbeque area nice area for the family and friends.

New management doesn't do anything but lie to the residents. Nothing gets resolved or fixed. Been waiting weeks and have mold growing in our apartment's bathroom...they don't care!!!

Nice place to live, nice neighbors and neighborhood, nice staff, and nice repair men. Need to remodel units. Tile in bathtubs needs regrouting, which would make a big difference.

I’ve been a resident for 4 years. If you’re looking for a location that’s quiet, not busy or over-crowded, and has kind neighbors and staff. This is the place for you.

After being told we were to have a first floor apartment it was changed to 2nd floor after we arrived. Our internet package that was arrange with the AT&T liaison was supposed to arrive Friday it is now Sunday and is still not here, doubtful it will arrive tomorrow because it is a holiday. The countertops in the units had globs of dried food stuck on them, along with the floors being sticky and dirty throughout, so dirty that after five minutes in bare feet , the bottoms of our feet were black. The blinds are cheap and bent.the threshold to the porch is filthy. I’ve spent hours cleaning what was suooosed to be move-in ready.

There’s nothing that makes this place special, other than the location. Management is rude and unhelpful. The amenities, which are a huge selling point, never work. The pool is constantly dirty and they usually have to close it down after a month or so of it being operational. For some reason they decided to resurface the pool in May, which seems like poor planning. The prices increase yet the amenities/quality goes down.

The facility is clean and quiet. We have not gotten fully moved in yet and have not stayed in the apartment yet so I have limited experience with the neighbors.

I love my apartment very much. It is very well maintained. We enjoy have the gym and swimming pool. Maintenance is always good about getting all problems resolved very quickly. Our patio is very private. The only problem is that the rent is getting very high and I am afraid it will be going up again this year. It has already gone up about $400 this year. If it does we will probably be going to look for another apartment

Very clean and nice residential area. Quite. No problems with the apartments. Nice pool and play area for the kids. Good area to talk a walk around.

Brand-new residents here. The application process was easy and move-in instructions and appointment went perfectly. Our unit was what we expected it would be and the office staff has been helpful and responsive.

Wonderful amenities and floorplan. My balcony is a favorite spot to sit and relax. The neighbors are all friendly and courteous with the community being family friendly.

The easiest move I’ve ever made!!! It was very stress free. The office team stayed on top of everything from start to finish. The place is so peaceful and enjoyable. I love it here!

Nice office staff, spacious apartments. Great experience this far. Can hear neighbors upstairs too easily however. Bonus room is a plus. Seems like a great area.

The apartment complex is in a good location. Convenient businesses such as drug store, grocery store, convenience stores and food establishments are very close and easily accessible. The apartment complex is generally quiet. The overflowing dumpsters are not appealing.
