Property Ratings at The Reserve at Lenexa
The only reason this doesn't have 1 star is because of the location. This complex will raise your rent $90 every year without improving. The complex grounds themselves are sub par, the apartments are not insulated well at all and are extremely drafty. If it is 90 in the summer consistently, you will see a rise of $100 to your electric bill and in the winter you will struggle to keep the cold draft out- also add $100 per month. You WILL have to seal your windows and doors. The AC units knock around and provide a lovely noise even when they are not running. They are concerned about balconies looking pretty when they have had the same broken down red SUV with flat tires sit in the same spot day after day, refusing to tow it. THAT is the eye sore. Especially when it is right at the front of the office.
Do not move here! Bugs in the apartments! Management does a horrible job at communicating and does not respond to your phone calls or requests. It's terrible! I have nothing but negative things to say!!

Let me just save you a headache and the regret. These units are old, small, rusty, and dirty. They do not fix anything and barely clean before moving someone in and after you’ve spent your money to keep up the unit and look past it’s outdated features, they raise the rent on you. Cracks in paint/walls everywhere. The a/c makes a loud rattling sound and “cannot be fixed”. Cannot see out of any of my windows because the seals are all bad and panels have condensation build up. The community and the exterior of the buildings are not well kept. I’ve seen issues with wood rot, termites, mice in the garage because they aren’t sealed, and the ceilings in outdoor walkways have remained unfinished for 2 years. They’ve been doing stairwell repair since I’ve lived here and I’m on day 4 without stairs on my side of the building. All their maintenance workers quit. The trash compactor overflows every week. They do not enforce the rules of standards on residents so people let their dogs poop anywhere for you to step in and leave trash and junk on their porches for everyone to see and smell. No proper landscaping and broken rain drains so there’s basically just dirt with roots coming out of the ground or mud when it rains everywhere. The highway behind the property is very loud all day and all night. The pool has been closed for 2 years. Safety was actually a concern when I first moved in, they did recently install cameras on the property so it has felt a bit safer. For the most part, if you want your hard earned money to go towards a home you can be happy with, have minimal stress, not be dehumanized, and keep your sanity, would not recommend the Reserve.
Previously lived here, had no issues, great location. Staff wasn’t great, be sure to keep all your documentation of this apartment complex.
I used to live here and I loved it very much. the problem I had was my neighbors were very rude and to stomped around in the middle of the night
