Property Ratings at The Range On Oleander
My experience with the Range on Oleander has been deeply disappointing due to mismanagement, subpar facilities, and a lack of basic tenant respect. Below are the reasons for my dissatisfaction: Leasing and Move-In Issues: Before signing, I was sent three incorrect leasing documents, which reflected a lack of organization. Upon moving in, I was not provided any basic information regarding community guidelines, trash procedures, or general living details—something every tenant should expect. Maintenance and Building Conditions: • The overhead fans in the bedrooms, which are the only light source, are improperly wired and turn on and off at random. • The bathroom vent fan is ineffective, and the kitchen stove fan does nothing to prevent smoke buildup. Cooking consistently triggers the fire alarm, and management’s “solution” was to suggest removing it—an unsafe and irresponsible recommendation. • Despite being charged extra for valet trash service, it is rarely performed to an acceptable standard. The hallways are often lined with trash, smelling like garbage and sewage. Trash and Fines: • There is no central trash chute, forcing tenants to carry trash to a distant dumpster. • The complex enforces strict trash rules, such as fines for bins left outside ($25) or for damaged bins ($50). However, enforcement is inconsistent, and management seems selective in issuing fines. Amenities and Utilities: • The WiFi is slow, unreliable, and managed through inaccessible rooftop extensions. • Amenities are substandard: the fitness center is small and under-equipped, the golf simulator is often misaligned, and there is no printer in the business center. Amenities are also closed without notice, and frequent outages of elevators or WiFi are communicated hours after residents notice the issue. Living Environment: • The walls are paper-thin, so noise from neighbors and hallways is constant. • Random individuals have attempted to enter my apartment on multiple occasions. Management’s response to these safety concerns has been dismissive and condescending. Additional Issues: • Recent amendments to the lease, such as banning vaping even outdoors, are enforced with fines and implemented without proper communication. The Range on Oleander markets itself as a premium community, but the lack of professionalism, poor management, and substandard living conditions make it anything but. I would strongly recommend prospective tenants look elsewhere.

Hi Owen, Thank you for submitting this review. I do want to go through and comment on these issues so I can better resolve and assist you: -I do apologize that you received incorrect documents. We do use a National Apartment Association lease and fill in resident related info into a template. Sometimes it does not carry over correctly when we send for electronic signature. -Basic community information was sent to all lease holders on 7/30/24, move in day. -We do apologize for the ceiling fan issues as many units experienced this as we were unaware with new construction. -Bathroom fans do work and they are silent. Maintenance did evaluate for you. -Stove fan does work. We do recommend opening a window if you are cooking certain food or using oils that have a high burn point so your smoke detector doesn’t go off. We do not recommend disabling your snoke detector for any reason. If batteries are low and it chirps you can silence until maintenance is able to replace the batteries. -Valet Trash sends a report daily so we can see violations or if Valet does not collect properly. If there is an issue, please let the office know or by using the Valet resident app you can report the issue and they will rectify immediately. It is resident’s responsibility to keep the Valet can clean and in good condition. This is all covered in the documents you received at move in and your lease. -We do not have trash chutes onsite but there is a centrally located compactor and recycle area if it is needed for residents outside of Valet collection days/times. -All fines for trash, smoking etc…are consistent with Fair Housing. If you have any questions, please see the office. - Our wifi speed is 393 mbps download and 2090 mbps upload. It is high speed fiber that is available to you on the entire property and should be able to handle gaming, streaming and video conferencing. At $70 per month and including streaming cable channels it is a great value through Spectrum. If you do find you need increased speeds you can contact Spectrum and evaluate upgrades that will fit your lifestyle. -Our fitness center is two story and includes ample cardio equipment, squat rack, machines, free weights, a separate yoga room, Peloton bikes and an interactive workout mirror by Echelon. -We have had some issues with the Golf Simulator due to resident’s improper use. The manufacturer did have to come out and replace several parts including sensors. This was communicated to the property. -We do not have a business center but rather work spaces and a conference room. We do try to be as green as possible at The Range but the office can print select documents for you in the office if needed. -The elevators have been shut down due to power outages and test done during construction. Thankfully we have been able to resolve very quickly each time. We also have had some internet outages due to Spectrum and unfortunately were not able to inform residents as the office also did not have internet or phones when it occurred. Updates regarding power or internet outages can be tracked online through Spectrum. -Amenities have been closed for photoshoots on the property but never for more than a day. We also sent notice to residents of the couple of days/hours that it occurred. -If you are experiencing any noise issues from neighboring units especially during quiet hours, please let the office know so we can handle for you. -I am concerned of your statement above that people have tried to enter your unit? Please let the office know immediately of these issues as we have not had any of these safety concerns presented to us. Please note if it is an emergency to call 911. -There is no smoking of any kind allowed on property at The Range. This includes vaping, cigarettes, marijuana, cigars, etc… All residents sign the No Smoking Addendum in their lease packet prior to move in that covers this topic.
