Charming row houses mixed with modern apartment buildings offers just a small taste of what you'll discover in Phoenix Hill. Settled before 1850, the neighborhood is a patchwork of historic and new, woven together by the diverse residents who call this Louisville neighborhood home. Phoenix Hill is located on the southeast side of Downtown Louisville, between Butchertown and Smoketown. It is blocks from the Ohio River and within walking distance of major attractions like the Louisville Waterfront Park and the Louisville Slugger Field.
Considered one of the hippest and trendiest neighborhoods in Louisville, Phoenix Hill is home to the University of Louisville Hospital and is next door to the Medical District, which includes Norton Hospital, Norton Children's Hospital, and the Jewish Hospital Rudd Heart and Lung Center. Phoenix Hill and nearby Butchertown are connected by the trendy East Market District, an area as old as the city itself and often nicknamed "NuLu.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Quad
There is water dripping from my air conditioning/heating wall unit and BLACK MOLD growing inside the unit itself. A technician was sent out to my unit while I was away and they cleaned up the outside of the machine and did something to stop the drip. That's great, except there is still mold inside the machine that I can see just standing next to it. The technician said that Jeff would have to call a specialist to either install a new unit or fix it so that the mold issue doesn't come back because he was only a general repair guy and didn't have the means. Okay cool, no rush it was the holiday season and a busy time for all I'm sure, but this is a blatant health risk. Mold inside a machine built to blow/circulate air inside a studio apartment...seems like a no brainer health risk to me. That complaint was in November...it is now almost March. Now the latest excuse is that they are changing building management so work orders and such will take longer. Okay? What happened the last X months? Also why are they hiring new management, but keeping this guy around? Nepotism/personal hire I assume. This is basically how it goes for everything living in this building. Office hours are rarely kept for the mailroom/front office. I frequently come within hours of operation to get a package/mail and find that it is locked/closed early which so far hasn't been a huge issue because the expected package is nothing dire, but imagine if it was medicine or school supplies I needed ASAP. He always seems too busy to do anything, but nothing ever gets done so not sure how to explain that one. I understand this is not the Ritz Carlton, but basic health standards shouldn't be too much to ask. I have only a few months left on my lease. Hopefully half a year of breathing mold won't cause too much damage. Hopefully this review doesn't cause any retaliation on his end. Or maybe the ball will finally start rolling. Anyway, I would not recommend living here to anyone. Steer clear unless you like being ignored and blown off for the entirety of your stay. Oh and breathing in mold.
Jeff the building manager is a poor employee. Any request for work order or even health issue was met with, "I'll look into it", "thanks for bringing it to my attention", or "I'll send someone to take a look within ___ days (and then it never happens)". From move in (May 2024) until now there have been countless issues that Jeff continues to delay and do nothing to rectify. Upon move-in the door lockset wasn't working properly. He had it replaced (not in a timely manner) while I was gone, but that unit did not work either. I was locked out of my apartment for hours during which he did not answer calls/text (on an exam day and I needed to get in to grab my school materials). I am a female student living far from home for school so I shouldn't need to explain why door security/safety is a top priority for me. I had to call the supervisor who was able to reach him (surprise surprise, he picks up for his manager right away). Finally that issue was resolved, but not without headache/stress. Then came the fruit flies. I keep my apartment spotless. No food besides the fridge/pantry which I keep clean/neat. There is a fruit fly infestation in this building; most likely from the garbage rooms on each floor that never seems to be maintained or have the door shut. I come home to fruit flies in my apartment daily. I brought the issue up to Jeff and he said they're likely nesting in the sink drain and that he would order a cleaning solution to pour down all drains to remedy this issue. It has been months. No product ordered. No contact. Every time I check with him he says he'll look into it / will order soon. Never has. Then came the broken washer/dryer. Self explanatory. It's been weeks since he said "thanks for bringing it up". We've progressed to having the nonfunctioning units unplugged. I now have to go to another floor to dry my clothes. Again, female student far from home, having to travel alone between floors at off hours. Less than ideal. All of this, minus the door locks being replaced could MAYBE be overlooked as not being a huge deal, although while that was eventually fixed it was an endeavor in itself. But the last issue is a BIG health risk and I am appalled that it's still going on (continued on next review):
