Tyler is great concierge. Apartment is walking distance to great food and walking areas in the harbor. Good for those communicating to Johns Hopkins hospital.

I really like my apartment. That said, I find the window blinds dated and the bathrooms could be remodeled. No one needs two bathtubs, especially small bathtubs - a shower in one bathroom would be great.

Communication on the application and lease was less than Stellar. However, we love the apartment and the neighborhood. So far we are happy with the community.

Good! Everything is nice! Pretty close to the school that’s why I chose this property. The amenities could’ve been better but overall a decen apartment.

Issues with garage parking and maintenance. Good distance to JHH. Good value for money. Walking distance to Whole Foods and nearby Harbor East restaurants.

Work orders could be addressed faster with more organization and planning. Otherwise, grounds are very clean and amenities are kept up beautifully

I love the events and the front desk concierge is the best! He is so helpful and nice. Also we really like our unit and the common areas / outdoor areas.

The location is good, everything is close to you, the sea and a beautiful area, museums are close to you, and Johns Hopkins Hospital is 10 minutes away by car.

Love the location and cleanliness of the building. It’s all well maintained and cared for. Maintenance is pretty quick with repairs and communicative with building wide repairs. The monthly tenants events are a bonus and to look forward to the appreciation. Things I wish for; formal dining rooms, thicker walls, enclosed business center, and bigger pool.

The promenade and spinnaker bay staff are incredible. So responsive to phone calls and email. If I ever have an issue I can stop by the office.

I enjoyed the neighborhood but would like to point out a couple of things: 1. The building lacks amenities such as a gym or swimming pool. 2. Few utilities are somewhat outdated.

I'll just list the negatives, since that is the information that I would like to have and that the management won't give you. We have lived on the top floor of the building. The elevator engines must be close to our apartment and you can hear them running constantly from one of the bedrooms. There is a little room with a water heater in one of our bedrooms: garbage and weed smells leak into the bedroom from it. It's disgusting. The apartment's foyer and the laundry room are also infested with weed often.

I've had a rather noisy experience living in this apartment. Unfortunately, despite it, the ongoing issue of a leaking window in my room remains unaddressed. The noise and lack of timely maintenance have significantly impacted my overall satisfaction with the living conditions here.

The apartment, unit, common areas are all great. Staff are very nice. I had multiple maintenance requests submitted which took 1-2 months to get resolved which was frustrating. Move in experience was also difficult and frustrating.

Great building to live at! The leasing office is very responsive. Great location if you work in Inner Harbor/Downtown but want somewhere safer to live. It is an older building, so some amenities and appliances are older and break down from time to time. Maintenance is quite responsive though!

I lived here over one year now. When we moved in this apartment, we had a problem with the garage opener and the parking with a rental car. The manager and the concierge both helped us to solve the problems.

Nothing but positive things to say. I had a sharp deadline I needed to move in and everything was great. They were able to help me find a great apartment.

The Promenade is located at the heart of Harbor East, and is one of the best places to live in Baltimore! With plenty of restaurants nearby and wholefoods just a minute away, it makes Promenade to be at a convenient location! The harborfront walk is just beside the apartment, so its truly one of the best places to reside in Baltimore. And speaking of safety, this location is in the safest heaven in this city.

I love the apartment building, my only complaint is the move in process was extremely complicated and frustrating, it made what is already not a fun process so much worse. You have to carry your belongings three times as far as you should have to if you follow the formal move in process.

Overall it was good but one of the elevator always not working. It is not convenient for the residents. The reception staff is very nice and helpful all the time. I like the apartment often host small party and treats.

What’s best about the place is the location. The building itself is less flattering and equipment is poor, getting things fixed is worse than frustrating . But people are nice esp Tyler at the concierge desk is amazing !

Great location and apartments. Staff is caring and attentive. Older building but well kept with great views. In the center of harbor east. We love our place!

I just moved in but so far I am loving the building. It is quite and peaceful but right in the center of harbor east. My apartment gets so much natural light!

Nice location. Helpful management staff. Can get noisy especially over the weekend. Apartments have issues which are difficult to repair but ok for temp living.

So far so good! The maintenance has been completing my requests and the building management has been friendly and responsive. The hallway is always clean and decorated for holidays and the concierge is very nice. It can be loud outside a building, especially in the bedroom where the whole wall is made out of windows but I guess that comes with living along a major city street.

Tyler is awesome! He is truly at the core of our community! The staff all go above and beyond here. This is a great place to live! Highly recommend.

Some of the best staff just unfortunately an old building that needs a lot of renovations. Needs updates & new appliances. Also beautiful neighborhood just really noisy

Everytime I fill this, I go a point lower. At this point, everytime our bathroom fills up with water after every shower despite asking to fix this over a year ago is just distressing and has led to unsafe living conditions in the house. Overall these r old apartments and sadly the management cannot fix a nail to save anyones life here - be it broken heating system, nonfunctional dryer, leaking shower stall, dropping blinds, noisy ac vent .. the list is long .. cannot wait to leave this broken apartment!!!

Quiet, clean & organized apartment complex...Happy to have chosen it as my first residence experience in Baltimore! If you are looking for some sort of cosmopolitan experience in Baltimore, I'd hands down recommend this place to live.

I have been staying here since Sep 2020. Based on the independent research i decided to move into this community and it was one of the best decisions i took :)

I have lived at The Promenade for 5 years and have thoroughly enjoyed it. I love how small and quaint it is. There is no gym on site but I go to The MAC that is a short walk away. It's a really nice gym and The Promenade offers a discount to the gym to make up for not having one in the building. I would recommend The Promenade to anyone looking to move to Baltimore!
