Property Ratings at The Preserve at Osprey Lake
I’ve lived here for 15 months and initially had high hopes for this community. The property is beautiful, and the apartments themselves are fantastic—no complaints there. Unfortunately, management’s negligence and poor communication have made my experience far from stellar, culminating in a dangerous situation. Ongoing Issues: "Smart Home" Fee: I’ve been charged $55/month for a feature that’s never worked. Despite countless emails and hours on the phone, it was never resolved. Mailroom Fees: I pay for locker service, but my packages haven’t been placed in a locker for months. Walking Path: This was a selling point but has been left overgrown and unusable. Multiple emails went unanswered. AC Failure: On a dangerously hot day, my thermostat died. It took three emails and an in-person visit to get someone to address it, putting my pets at risk. Dangerous Incidents: Last summer, my keypad failed while I was out of town, stranding a friend who was checking on my pets. I was told no one could help. Tonight, at 20°F, I accidentally locked my keys and wallet inside. After an emergency ticket, the same maintenance tech told me, “There’s nothing I can do.” Without access to a neighbor or help, I was stranded for 30 minutes in freezing temperatures until the fire department let me in. Conclusion: This property’s policies and lack of concern for residents’ safety are unacceptable. Urgent changes are needed to address safety, accessibility, and communication before someone gets seriously hurt.

The door that leads immediately to the floor of the apartments and I'm not talking about the main entrance door, but the one on the tenant's floor are constantly slamming! There is no gadget to hold the door so it can peacefully close, these doors are disturbing and dogs constantly bark because of the doors! This problem in the buildings needs attention! My grandfather is disturbed because of this and I have friends in a few other buildings that are having the same annoying situation. Dogs bark, bark and bark and people let go of the doors without consideration to others!!!!

The apartments are overrated for the amount they are. I’ve been living here going on a yr on orders, and I can completely say I’m so ready to go. Pros, quiet neighborhood, good gym, now let’s get straight to Cons, rent is whatever amount it says but add $400 of unknown UNNECESSARY fees to your rent. Thin floors & walls. You are a big hit or miss with neighbors, you either get the smell of marijuana or the loudness of based surround systems like no one stays on the floor as them. If only granite tops & fireplace make these “luxury” please take it off the website
Excellent accommodations! Apartments are upgraded and clean. Staff attentive and responsive; including Maintence. I’ve lived here several times and compared to others, Osprey Ranks #1 in my book! Pool, sauna, fitness center, package pick up, awesome! Luv them! Highly recommend!
While being stationed in Japan I thought it would be impossible to find a place to call home but the agents were extremely flexible and provided me with top notch service and found me a home!
I have lived in the Preserve for almost three years. From touring the complex to choosing a floor plan which met my budget, the experience was terrific! April & Candice in the leasing office are highly professional and helpful when I have questions. The maintenance crew is also very professional, and know what they are doing. Requests are addressed in a timely manner, and never any push back, even for the smallest request. Residents in my building are friendly and respectful. I truly feel at home and safe at the Preserve. Location is great. Property is first rate. The Preserve at Osprey Lake was the premier option in my search for a residence. I feel fortunate to have found a studio apartment at Osprey Lake
I have been living here for 4 years, the firts 3 years all was really good, but now I want to move out because the quality of the people who inhabit the building does not make it a quiet place for me (due to constant noise of 3am and the strong of marijuana smell every day). Apparently the management doesn't mind losing a good tenant like me. However all the services and staff The Preserve at Osprey Lakeare very good professionals and respectful. I'm sorry to have to move since for me it was a very good place to live.
Friendly staff, apartments are older and thin walls
I have heard in the past that it was nice to live here, but I would not recommend anyone to live here for the price and the appearance, when I moved in our apartment was dirty and not up to standard for a move in ready apartment.

The layout of the apartments make you feel at home. It is very clean and looks like they make sure to keep up with appearance. Also the staff is very friendly.
Good layouts and amenities terrible- terrible property management.
My air conditioners blow motor for some reason blew and my AC wasnt working. Mr. STEVE S came within a couple of minutes and was polite and respectful and fixed it within an hour. No issues and was great i appreciate it. Very Nice man.

Excellent community with a terrific staff.
This is my first year at The Preserve. I love my apartment and the balcony faces the west so I get see beautiful sunsets. The office staff and maintenance department are wonderful to work with. Everyone has been courteous and kind. It is pet friendly and I love that I have three dogs on my floor. I'm looking forward to renewing my lease for next year!
Long-time resident here. Last week my car and that of a dozen other residents were towed from our parking lots due to management completely bungling communication around them redoing the asphalt (e.g., they literally sent out information that was incorrect on which areas were being redone and their remedy to the situation was putting out notices at the last minute asking for cars to be moved by 7AM - obviously many of us never saw those signs until after our cars were towed). The office has refused to reimburse my $225 towing fee or assure that they'll give proper advance notice for future projects, meaning at any point my car could be arbitrarily towed again - fair warning to others who may be interested in living here.
I was not ready to make a change to a new home, because I had been at the house we owned for 20 years; the house was getting too much for my husband and me. Stairs, cutting grass, and snow removal was becoming a big nightmare. When I started looking, I had specific things we were looking for: first floor or elevator, in unit washer and dryer, and a garage. Well, we found a first floor unit with an in unit washer and dryer and attached garage. It has been a wonderful place to live. Apartments.com allowed me to put in all my requirements, and Osprey Lakes in Gurnee came up in the options. Thank you for such a wonderful easy to use site.
As we moved in during the 1st week of June this year we notice the grounds being tended to and the results are beautifully, well-kept causes ways and grounds. We were homeowners and are downsizing, getting ready for retirement and travel. The apartment is just the right size for us but there are a couple of things to mention. There is not rinse nozzle in the kitchen sink and the toilets are a bit small. I love the spacious gym. There are enough bikes, treadmills, free-weights and benches for you to get a good workout without long wait times between stations. There are 2 tennis courts, 2 pools and a sauna. I have to mention the management throws a pool party for the tenants every summer. This year my family attended and we had a fun time. It was catered and there was a professional DJ. The children were in the indoor pool and the grown-ups and young adults were in the outdoor pool. I thank God for this because it allowed us to meet some of the tenants. This is the key to a close knit community.
