Atmosphere, cleanliness, attractiveness and management have definitely gone 360 degrees in the past couple of weeks. The new management team is really on top of things and have been working hard to correct any and all deficiencies in this property. The location is fabulous and the apartments are spacious. I definitely give the property a thumbs up.

-Grounds are not maintained well. There used to be flowers around and now they just blow the debris off the parking lot. -The pool is unusable for most of 2023 and now has been closed by the board of health. -The club house has been closed for most of 2023. -The grills don't work, tried to use them 3 times in a few months and they are either out of propane or just don't work at all. -Building access is hit and miss for all the buildings. They only give an apartment one fob to access the buildings and charge $75.00 for another. Yet they give two keys. Their explanation is that you can use the app for building access, except when it stops working you lose access. -The grounds are pet friendly, yet they do not consistently restock the waste bags and they do not empty the waste containers throughout the grounds. The dog park has two waste containers and the one in the back is ignored. The dog park is not maintained well neither. -Maintenance requests are ignored. You can request maintenance and they do not respond. The requests will remain open for a month and then they are likely auto closed after so long. Also, there are no past records of maintenance requests so be sure to keep your own records and not rely on their resident portal. -The buildings all have pest problems, but you have to request pest control to visit your apartment and they will not do this automatically. The pest problems started happening about 1.5 years ago and they don't do much about it. Trash lingers in the hallways due to the valet living trash service. Some residents just leave their trash in the hallways attracting more pests and smells in the halls. -They are renovating apartment by apartment to a new look. It does look better, but at times they have crews cutting countertops at 1 AM. That new carpet they just put in an apartment I observed being rolled out in the dirty disgusting parking lot and walked on with their dirty shoes with no foot protection at all so they could cut it to size. So, they are putting in no care or attention to detail in these changes. -The staff do not respond to emails at all. I posted our proof of insurance on the portal and they did not see it there or when I emailed it to them or when the insurance company emailed them. I had to go to the office to hand it to them. Communication overall is just terrible. -The lights in the hallways by each apartment door you pay for! They are connected to each apartment's breaker box.

This place is beyond gross! The hallways smell like rotted trash due to the trash chutes not being cleaned! The building is absolutely filthy. It is so bad that it is embarrassing to bring friends over for a visit. Complaints have been made to management and NOTHING is done. My ceiling fan has been broken for 6 months. The filter in my fridge has not been replaced in over a year. Poop is everywhere. Do NOT move here. People are leaving in droves.
I’ve been living here several years now and the biggest issue continues to be during sudden thunderstorms the water from the balcony comes into my apartment. I’m on the first floor and I continue to put in maintenance issues and speak to management but nothing changes. Several times during the night I have woken up to find water in my living room and anymore I don’t bother cleaning it up I just let it evaporate and I’m sure there is mold or something now because of it. So don’t rent here and if you must don’t do it in the ground floor!
Very welcoming staff Clarissa who were understanding of the need to help us get moved in quickly to an available apartment.
Facility is not as well maintained as it was when I moved in almost two years ago. The increase in rent to existing customers was 16% and no improvement in facilities for all that extra money they make.
Excellent place to stay. All staff are informative and reliable with any issues that occurs. Big shout out to Loren and Shane for their tenacity and hard work

Other than the trash situation, it's a nice place to live. It'd be nice if all the exterior building doors had working locks like advertised. The on-site dog park is a great amenity as well.

I wouldn’t recommend living here. The hallways are normally smelly along with the stair wells. The elevator also has its own smell. Trash is left in hallways. The gym bathroom for guys reaks of urine. We pay too much money for cleanliness issues not to be address. Landscape isn’t the best either. If you wanna spend your money choose a newer built location here in Destin.

Moved in two weeks ago and so far has been a very pleasant experience. The leasing agents and maintenance staff have really ensured an easy transition into our new home. The apartment was very well kept and clean upon arrival, all of our questions or concerns were immediately addressed, and just overall my partner and I felt very welcomed.

I don’t recommend The Preserve. It’s dirty, not cleaned, security on doors is broken on 75% of exterior doors and they don’t have enough budget to fix it or clean the filthy hallways. Also, if you smoke pot, there’s plenty of that going on and they do nothing about it. And, tons of hidden, nickel and dime costs beyond rent. It is not worth what they charge.

The area is excellent, love the lake, pet friendliness, and closeness to the beach. These apartments are in need of an update - appliances, kitchen counters and cabinets, community halls smell of trash from the trash rooms, the entryway door locks are broken and codes don't work on most of the buildings so anyone can enter. Trash pickup is unreliable, missing days some times several and still get charged for it. Overall appearance of community is grungy - hallways are carpeted and stained, buildings are cleaned daily, and rents are way overpriced. I wouldn't recommend staying here as is, you can find new apartments for the same cost with less issues.

I have had a very enjoyable nine months living here. It has been very peaceful. Very low maintenance apartments. Nice amenities. I enjoy it its my speed. Walking distance to the beach.

The Preserve at Henderson Beach has been a lovely property in which to reside. The grounds are always kept up nicely and the office and maintenance staff are always so courteous and helpful. The location is perfect for me and I love that it is so pet friendly.

Excellent location, unit design - however it is plagued by lack of rule enforcement and poor quality of the outside and indoor community maintenance. Friendly staff but "Polite incompetence" of management and maintenance staff!!!!

The Preserve at Henderson Beach is a great place to live and feel like you are always on vacation. It is extremely close to the beach and many places to shop. There is a beautiful pond and walking trail that goes around it and down by the pool and dog park. I love this community and would recommend it.

The Preserve at Henderson Beach has been a great community for my first place in Destin. My apartment is decently priced for its size (I have the largest one bedroom floor plan) and the amenities included are useful to me. The staff is almost always prompt when I have a service request or question and the maintenance team is very professional in resolving my requests, especially when Im not home. I had 3 days to find a place before moving from New York and The Preserve at Henderson Beach made it easy to do everything via email/phone and signing my lease to move to paradise.
