Property Ratings at The Park at Portofino Apartments
I cannot recommend this property. My apartment suffered from a severe cockroach infestation despite four “clean out” treatments and over 20 maintenance tickets in less than 7 months. Major repairs, such as my kitchen sink disposal, remained incomplete over a month later causing water to accumulate and develop mold. I had to involve Hillsborough County Code Enforcement, which cited the property for an active infestation. Only then was the building then treated. However, communication was often lacking. I had to show up in the office to find out if or when my apartment was supposed to be treated. There were a few times I didn’t receive any notice of treatment despite having pets. On average, maintenance requests took 10+ business days to be completed, far exceeding the industry standard of 2–3 days. These issues, combined with repeated failures to properly address pest and plumbing issues, demonstrate a disregard for tenant health and safety. This property does not provide habitable or professionally managed housing. Additionally, there is only one dumpster for the entire property, which frequently overflows—especially on weekends—causing trash to pile up and creating further sanitation concerns. Any time it rains the front entrance is flooded. The apartments themselves are spacious and have potential, but the complex appears unable to keep up with the level of maintenance required for an aging property. I was so desperate to move out that I ended my lease early and threw out most of my belongings due to the severe cockroach infestation. 3 months later I have no issues at my new complex
I’ve only been living here for two months and it has been hell ever since! Been dealing with roaches since moving. Pest control has came twice but that does nothing. Attempted to do my own extermination but nothing works. Currently now I’m dealing with a serious fly problem. Let me not get started on how I still have work orders from items that needed to be fixed since I moved in. Have called leasing office at least once a week this but nothing. The sense of urgency at this complex doesn’t exist. I’m playing to live with roaches. Living in these conditions is not humane. I have bought up my concerns to the leasing off and all I’ve gotten so far is crickets. Tried to give this place the benefit of the doubt, thinking they would take the comments serious and change things but nope.
Pros: Top notch landscaping/scenery, very convenient location in a good area, staff are friendly and easy to work with and the application process is easy. Cons: Overpriced, the gate is always open, the gym is lacking, the washers/dryers are a bit suspect, the breezeway in building 9 always floods when it rains, and sometimes work orders take forever to get completed.
I don't know how they have a 4 here it should be zero. This is the most horrible place to live . The worst experience that I ever had in my entire life. The apartments are full of roaches. If you get anything done it will be a miracle don't even bother reporting anything to maintenance trust me it will never happen and if they fix something it will be half done. I have months waiting for them to fix my apartment after they change the kitchen counter in the bathroom counter my kitchen sink still leaking water and my bathroom sink the wall still messed up. I'm struggling with the roaches they come every other week to spray but this place it's infested with roaches. Some of the managers has been very rude and very unprofessional. They always changing staff. The main game has never worked in almost 2 years.

Do you want to overpay for subpar living? Do you like having roaches share your living space with you? Do you enjoy smelling trash first thing in the morning on your way to work? Do you want half power to your unit? Would you like a maintenance staff that never fixes anything after waiting for days or weeks for them to even come? If you answered yes to any of these, then this is the place for you!!
Inside apartment is filthy. Multiple broken devices. Poor management. Don't waste your time here it'll be a waste of your money. I'm moving out ASAP!!!
Almost 3 yrs living here and it keeps getting worse. Maintance does not exist and they simple do not care. I have told everyone I know to stay away from this place!!! BE WARNED AND DO NOT RENT HERE!!!
I am a resident....and recently put in a work order for my broken shower....it has been a month since I first reported the problem and still no work is done...after speaking with office reps. On 4 different accations threw out the month concerning the situation, I've been constantly lied to..them telling me the problem will be taking care of and empty promise dates...its to the point where there is simply no excuse.... 4 weeks without a working shower, lack of communication between matainance and management??? I pay way too much rent for these kind of problems in this community.....hopefully they get it right soon....keep you updated
Please do your research and think about moving here!! I've been here less than a month and only 2 people live in the apartment ; I didn't expect ROACHES everywhere .. EVERYDAY!!!! You request for pest control however it doesn't work !!! I am currently requesting to break my lease and get the heck out of here !!! It's annoying and fearful ; you can't sleep at night knowing there are bugs crawling everywhere!! My place is super clean and they still come out!!! Please do your research and look elsewhere!!!
We moved recently, and cockroaches a everywhere !!! On the balcony there are wooden floors and this is their nest, they live and creep across the balcony between all the neighbors! When we complained about this, we were told that pest control does not process a balcony, just an apartment! They crawl from all the cracks! I have a hole in the wall where there is air conditioning, as well as ventilation and cockroaches! We were told that maybe it's from neighbors)))) 21 century and they can not get rid of cockroaches !!! We have already spent 100 dollars on poison! Also the furniture is old, and very noisy air conditioning!
I wouldn't recommend this place to my enemy. It's filthy, unsafe, staff is unprofessional and rude, and forget about getting maintenance done. And, when they do finally fix it, it breaks again. For the money they charge, it's not worth the headaches.
I have decided that the limited maintenance personnel has far to much pull with the office staff for anything to actually be accomplished for me, a future resident or any current residents. If management ever takes the steps necessary to remedy this blatant snafu, Im sure things would improve. Until the managing office can separate themselves from their less than qualified crew of unqualified "maintenance men" your housing will continue to be rated below par. no matter what color you paint it.
Have had numerous complaints to maintenance. One being water coming in through the wall. Came, inspected it. Worked on it for several hours, said it was fixed. Not the case, still leaks. Oh well! When black mold sets in and there is structural damage, maybe they'll fix problems more effectively. Managers will give great lip service. Leaving you with a chafed bum from the smoke they blow up it! Beware of the shortly maintence team.
I feel like everyday is a vacation. Staff is pleasant and fair! Beautiful property. Great neighbors. Love my home
Looks beautiful exterior and interior but many things need fixing and maintenance can be a bit too overwhelmed with work that they tend to procrastinate some areas but God bless their hearts and efforts!
Moved in and our apartment had lots of dirt on the floor. Our side of the neighborhood looks pretty dingy, they don't keep up on the grass and the bark park is a joke, it's very wet and muddy and probably hasn't been mowed in months, and not much storage space as there is no linen closet for the bathroom and cabinet space is limited in the kitchen. Other than that we have a pretty spacious apartment and the patio is pretty big depending on which apartment you get. Nice hardwood floors and the kitchen is pretty nice although a little small. Overall I'd give it 3 stars!
I recently moved In to this spacious 2 bedroom apartment. This complex has brand new management who seem to be turning this place around. There are 2 pools only one is open, the other is being worked on I just went outside and they are making good fast progress as of today 08/02/2015 I have been here for about a week and a half any problem I have had has been taken care of within days of asking. One major problem we noticed is the ac in our unit smells like cat urine I am not happy about it at all. They sent professional repair men to fix the problem and they failed to get rid of the smell. They are comming back this week to try another soulution hopefully it works. Other than that the apartment itself is very big,have brand new appliances with brand new washer and dryers. Overal it is a great deal for the price with a few minor problems.
When I moved in, it was called Hamilton Bay. Now these apartments have been bought by Blue Rock Partners. In the few months since it was bought, the changes made to the property have been more than expected. It's far more beautiful. The new owners have installed new washer/dryers, and very nice landscaping. I love the two pool areas and overall look of the community. They have raised our rent by $60., however, we expected such an increase with the increase of upgrades, etc. I like the pet policy and the people selected to live in this community. We wish our rent hadn't been raised, but we did expect it.
Very central location in Brandon, FL and great looking apartments! The apartment complex has a beach style feel to it with great views of lakes/ponds. Two pools and a spa with two grills available for use. Very friendly staff and maintenance crew. Very large apartments with oversize balcony/patios. You will not find a better deal in Brandon.
The location of the apartment is great as its surrounded by a popular mall and loads of shopping and great restaurants. The interior of the apartment (large 1/1) is nice as the appliances are stainless steel, with a small bar for eating, another small space for a dinning room table and the "living" area has a small enclave for a TV. The bedroom is a decent size (the walk in closed is a little small) and the bathroom has a nice garden tube. The main attraction I believe is the rather large screened in patio. There plenty of space for a table and two chairs. The only complaint I have is after the complex (formerly Hamilton Bay) was bought out by Blue Rock the management company decided to charge a flat rate for water based upon the apt size. I have a 1/1 and I'm currently paying $60.00 a month in water (double what I was paying before). The maintenance staff is fair but seem to get the job done eventually. Overall, the complex is about the best rate around for the area if you're looking for a safer and family oriented community.
If you're looking for a quiet, convenient, and beautiful place to live in Brandon, Florida, look no further! The Park at Portofino is the ideal place for you! I recently moved in and could not be happier! I feel at home in this gated community, that is less than 8 minutes from all the necessities. As if the beautiful landscaping, two pools, tennis and basketball courts, and gym weren't enough, the apartment itself is spacious and beautiful! The new management is so kind and helpful and maintenance is always available to solve any problems that may arise. I still can't believe what I got for such a great price! I highly recommend The Park at Portofino if you want the most for your money!
Excellent experience! Friendly neighbors and staff. Well maintained private and common areas. I have an amazing view of a serene lake in a quiet area. Could be here for a while!
