I’ve lived here for 4 months and it’s been the worst experience. In the beginning, I had to be the one to reach out to the office about my application and paperwork continuously cause they are very unresponsive. This only gets worse when you move in. The PM sends emails out religiously threatening to terminate residents’ leases for infractions. The gate is always broken and people are usually at the gate asking for money at night. My apartment recently flooded from the one above me and it has been a horrible experience dealing with the office and maintenance. We continuously had to follow up and request service because no one was coming to repair the damage. Maintenance would say they are coming and not actually show up. Because they did not take us seriously when it happened, we developed mold on the ceiling. The maintenance team decided to spray paint it white. This raised concerns for me and when we escalated the issue, the maintenance team decided to cut all the ceiling out and has not come back. We now have exposed wood, metal, mold, and insulation in our living room and laundry room. I asked to waive our termination fee due to the circumstances and they have declined. Supposedly I refused service, but that’s not accurate. Maintenance came without notice when they didn’t arrive the previous day as scheduled. I definitely would advise against moving here. If you do, hopefully nothing happens and you don’t need maintenance or the office for anything because it’s like pulling teeth to get them to do their job.

I strongly advise against moving into this apartment complex. The management team is unresponsive and unprofessional. The apartments themselves are subpar and poorly maintained. Im giving a 1 star rating because I can't give a 0 star rating! I was without air conditioning for six weeks during the hottest part of the summer, and management did nothing to address the issue in a timely manner. Now, my apartment has faulty electrical wiring due to an outdated breaker, and they still haven't taken any action to fix it. Living here has been a nightmare. Save yourself the trouble and avoid this place at all costs.

After I started the leasing process on 11/7 and paying money up front, I finally heard back from the leasing consultant that I was approved and would hear something back by 12/4, as of 12/7 nothing. No one will return calls or you’re put on hold for hours. I informed them a month earlier when I needed to have an apt and now I’m homeless!!!

The apartment complex is less than 10 minutes from Stone Mountain park, and with an annual pass I'm there 3-5 times a week with my dogs. The complex is in a beautiful wooded area with walkable sidewalks connecting to The Path. If you are into fitness and the outdoors this is a top location. The apartments are well sized and reasonably priced for the greater Atlanta area. My apartment has been clean and well maintained, and no issues with plumbing or pests. Staff are courteous and really easy to reach. Unlike some apartment complexes I've been to, the front office is well staffed so you can always reach somebody via phone or walk in. Apartment staff consistently throw events for the complex with food, music, and other outdoor activities. Whenever I've made requests or asked for help they have been prompt with responding. Jeremy has gone above and beyond and helped me numerous times when I've needed things for the pool/fitness center. The fitness center and pool are great amenities and well maintained. I would recommend this apartment to anyone who enjoys nature, fitness, and a little break from the hustle and bustle of downtown Atlanta.

My apartment got shot up! So I moved out for the safety of my children! Not only is the apartment complex unsafe but now the leasing company is refusing to give me my deposit back. I have all over 10 times for my deposit! It has been over a year since I moved out!! Please beware of this place!!

I met with Charles on Friday, i moved in the next Friday. He was able to find me a unit that coincided with my move out date and made the process seem effortless. The unit was exactly what he told me it would be and there was no problems so far. He was very helpful and efficient. First impressions are great! The neighborhood is active but in a positive way. People walking dogs, exercising, or going to work. As of now I am happy for this choice. Check back in 6 months!!!

Arlisha and Gi Gi are such sweethearts. It was my first time moving on my own, and they have made this such a smooth process. They were very patient with me, and didn’t mind my frequent phone calls and visits. They truly cared about what I desired my apartment to be like, and made accommodations without any complaints. I can’t begin to say how thankful and grateful I am to have found Park at East Ponce and most specifically my leasing consultant, Arlisha. To be fair, everyone I have dealt with at Park at East Ponce and Ventron Management in general has not only been professional but truly pleasant to work with. But I have to stress that Arlisha is the definition of going above and beyond. From our first conversation to now she was upfront, transparent, but most overall HELPFUL. I never felt as if I was a burden or asking too many questions (and there were many). Even when I had begun to feel as though things would not work out, she still kept in touch and encouraged me along the way that whether it was with Park at East Ponce, or one of their sister properties, she would find a home for my family and that she did in spades. I can’t speak for others but I can say without a doubt my overall experience has given me much to look forward to in the future and I can’t wait for move in day!

Constant leaks in my unit I have made several service requests to the leasing office. They have promised to fix the issues and never do. I have followed proper procedures and still no help. I have asked for some compensation either with a different unit or money off rent due to things I had to replace or be away from home because of the leaks. Maintenance will come and do nothing and mark the order as complete. I have 3 kids 1 with asthma and told them my child has been coughing and complaining still no help. If I break my lease it will be a violation.

I lived here for about a year, because I didn’t want to break my lease, I end up moving sooner than that. The apartment is old and outdated. The trash pile up is unbearable! The walls are paper thin, hearing you’re neighbors blare musics all night! I had a bad ant infestation problem. Please do not rent the conditions are terrible!

Anybody looking to lease here... DON’T! The management lacks efficiency and communication. I requested to transfer into a one bedroom unit on 4/30/2020. When I spoke with the property manager she was very cooperative and understanding to my situation so she assured me she’d get me into something that’s suitable for me. On May 18, I received a phone call from her in regards to my transfer. I’d like to add that I’ve been reaching out to the office since the manager returned from vacation (may 4/5). I was told on may 18 that my transfer is scheduled for may 29 which is now 10 days away. Most jobs require AT LEAST two week notice when time off is needed. No email, no phone call, no letter... NOTHING. But they make sure they send out an email AND letter every 3rd- 5th of the month to those residents who haven’t paid their rent. Where is the same urgency and efficiency when it comes to actually tending to the residents needs? As a first time renter I am highly disappointed but I can honestly say i’m not surprised... y’all see the rest of these reviews *sips tea*

Do not live here. Apartments are infested with ants!!! Maintenance is HORRIBLE. Leasing office, agents and managers are HORRIBLE! 2 months of complaints about bugs. No response from maintenance. They have no respect for your home or your safety. Constant gun shots. Drugs being sold out of apartments everywhere. Reckless driving and speeding throughout the parking lots. Cars getting broken into. I could go on for DAYS! Do your research!! This complex name has changed within the past couple years and they thought it would cover up how horrible it is! Gated community that’s NEVER closed. What’s the point of the gate???? do yourself and your family a favor and DO NOT LIVE HERE. I moved in January and was OUT by February. Save yourself!!

Jan 22, 2020. Apt is beautiful and my building perfect, BUT I would have not rented here if I knew what I know now. You hear shuts every night. Community events are only during the day. Three cloths care center, tell them to show it to you, they stink and are dirty. On-site management they change every so often. On-site maintenance, they don’t care if you have an emergency, you still have to wait. Gym only open during the office hours. No packaging or receiving. Must of what they say is an amenity, really does not exist or it does exist with the office hours.

I absolutely love this apartment complex and all the amenities and floor plans are extremely nice. I had the amazing honor of touring this place, and this sweet young lady named Maia gave me the best experience and help me to choose the best floor plan for me. She did such an amazing job with giving me all the pros and cons to each floor plan which really help to ultimately choose what was best for me. I viewed these apartments on 9/7/19 and I really like them. My first grown up apartment since college and I plan to apply this upcoming Friday. The grounds are nice. Sharisse was extremely helpful and not very pushy. The gym was state of the art and the other amenities were beautiful as well. The 1x1 was a good size for one person. Interesting layout.

I have nothing but good things to say about the staff at The Park. I was very excited from day one, after seeing what they had to offer. Yes, it’s an older complex, and renovations are, of course, going to take time. There are a few issues that haven’t been addressed, but it’s because I haven’t followed up, the issue is just that small and important. Sharisse has been nothing but fabulous in assisting me and getting me in when I needed to be. She’s very professional and I can tell that she definitely expects the same from her staff. Do they answer the phone every time it rings, impossible!! Their are vendors, maintenance staff, leasing agents, and folks who just walk into the office. I’ve never seen anyone just doodling at their desks. They work! I don’t think I can thank them enough for assisting me with my new journey at The Park at East Ponce They made my transition as smoothly as possible!

DO NOT MOVE HERE YOU HAVE BEEN WARNED. They will take your money without having an apartment and WILL NOT call you back. You have to constantly call them for updates only for them to pretend they do not know what’s going on and LIE about everything. It took ALMOST A MONTH for them to tell us we were approved and if they need additional documents you have to call them because they will not call you and let you know. I was disgusted with this process and how they treated us. Leasing agents are super unprofessional and corporate is no better. The renovations are nice but the area is UNSAFE. So relieved I didn’t move here there was a DOUBLE HOMICIDE yesterday in the COMPLEX (6/09) reports of robberies and people hang out at the corner store it’s ridiculous. PLEASE READ REVIEWS AND DO YOU RESEARCH!!

couldn't tell you how it is living there because the ENTIRE application process was a mess. It was a horrible experience. The staff is unorganized and has no idea what they're doing. They're so greedy to get a sale they don't care anything about you. They changed the process several times. The apartment I was to rent was in notice and the lady never moved. I found out a week before my move because I called for a maintenance request. Then they wanted to give me a smaller apartment for the same rent. No compensation for my time and the fact I was supposed to vacate and all my things are in boxes. DO NOT I REPEAT DO NOT MOVE HERE. I'm sure living here is even worse

I have picture proof. Phone call recordings and emails of all the lies and lack of help in this apartment. Ive gone through my apartment smelling like raw sewage, to fire, to now transfering me to an infestation of waterbugs. Never move here unless you like being treated less than a tenant.

We recently relocated from NY and had been looking at several places on apts.com for a place to live. We came across The Park At East Ponce. Let me just say I loved what I saw when I arrived, even more so than what I saw on the internet. After the tour I knew right away that, this was the place I really wanted to live in. My partner and I collectively knew that it was a definite for us. The customer service is impeccable here. I felt so happy with the way Anthony treated us. He was so polite, patient, understanding and truthful. He asked us what it was that we were looking for, we told him and he found the perfect apartment to match both of our needs. He made the whole process so easy, I felt at ease knowing that we would be moving to such a beautiful place. The staff in a whole are just so fabulous. They are all very polite, professional and willing to help you. We are currently waiting to make the down payment and pay the first months rent so that we can move in to our new beautiful home. I moved in three years ago. Through Hampton Place now Park @Ponce the gate has never worked. The one week it did work, the line to get into the complex was literally backed up to Ponce de leon. The pot holes open in the same place every few months and stay forever. HUGE POT HOLES. The management is very insensitive and rude. My air filter was NEVER changed. The air went out in 90° weather, maintenance never came as he said he would that day. Two weeks later the mgr said maintenance was on the way...Not for two more weeks. Two consecutive years of GREAT rental , never late. Two times late after switching jobs they would not accept my rent without the late fees and filed eviction to put me out! Security sit in their cars up front on the phone. They never check anything or anybody. They never come through the complex at ALL. They leave at 12midnight when you need security the most. Just CYA for management to say they have security in a dangerous complex. Rent went up every year but would not make any changes. Pool just opened the last week of JULY! No one ever answers the phones. You have to go in to speak to anyone. Office turnover is insane. Says a lot about management. No one wants to work there or live there. All the breezways are filthy. The garbage compactor stay running over right at the gate,the first thing company sees when coming in the gate. Mailbox was broken in. Cheap locks. DON'T WASTE YOUR TIME....#HOOD #downhill
I moved into The Park at East Ponce apartments September 2017 and I have had a pest/roach problem ever since no matter how many times pest control comes out they won’t go away. On 3/29/18 I put in a service request for my bathroom ceiling that was leaking (not sure if anything was done) then on 5/18/18 I put in a service request about my air conditioner not working and I still have no air as of today (6/5/18) and on 5/31/18 I put in a request about mold growing on my bathroom ceiling that was leaking and have not heard anything back and it seems to be getting worse.
Trash everywhere. Have the smallest compactor for too many units. Apartments are broken into daily. Gunshots weekly. Maintenance sucks. Had water leak on is for 14 days. Hole in the ceiling for months afterwards. MOLD EVERYWHERE.

I moved in the apartment Oct 31! First my apartment looked nothing like the model I was told I would be given. The first day I cleaned they whole place like most people would and when I got to the bathtub the paint wiped off... apparently your not supposed to scrub your tub because all they do it paint over the last person in the apartment, which I clearly wasn’t informed about. Next I had a leak coming from the ceiling so they called a contractor out who put a big whole in the ceiling and came to the conclusion that my neighbors just refuse to use a shower curtain which was causing the leak. And they would be out the next day to patch the whole and fix the tub... it is now February and I still have a whole in my ceiling. The socket for my washer has a shortage that wasn’t fixed. There is shooting if not every night every other, three people have died since I’ve been over here (3 months). The lady underneath me got rubbed at gun point in broad daylight. The gate never closes and only twice TWO TIMES HAVE I EVER SEEN A SECURITY GUARD AT THE GATE. There are like 4-5 people in the office and they hate answering the phone. Although most of the employees are pleasant one of the employees who is like their secretary has the absolute worst attitude (thought it was just to me but even a lady doing her application said she had an attitude and made her not want to move there).But they have no problem sending me a text to bring my taxes to them. DONT DO IT! THE DEALS ARE NOT WORTH THE INCONVENIENCE.
When I moved here it was a total mess, now that the new company took over they have made changes that will help me in my decision to renew. The manager is stern but she's really nice on the inside and the office staff is professional. I would recommend this place to my family. Maintenance has gotten much better and that Orlando guy is pretty good and quick....

There is new management involved with this property and i must say thay are handling things in a much better way than Hampton Village did. They have only been here 2 months and are already making multiple changes throughout the complex. Looks like a great start from this new company. We shall see what will happen in the next few months.
Quiet, comfortable, with all the amenities you'd want. The awesome price doesn't hurt either. If you're in the market for a new place, please check them out. They have a very friendly and courteously staff.
The apartment complex has difficulty updating and remodeling specific amenities. If something needs to be repaired, it takes forever to have the work order completed.
I am a single parent with four children trying to maintain i pay 646 a month in need for help. I live in a complex 2 bedroom praying and hoping i win it will be a honor.
I have lived at these apartments for 18 months, and from day 1 have had problems. Maintenance is horrible and the property is not kept in good order, trash everywhere. The breezeways are not swept and are dirty. The apartments are spacious, but not maintained well. If you have a maintenance issue it will not be addressed promptly. I have not had central air conditioning all summer, because the copper on the outside units was stolen. There are bugs in the units and the exterminator does not come out to spray on Mondays as promised. The staff in the Rental office is rude and only jump to assist you if it is rent day. This is a horrible place to live for good tenants who expect service for their timely payment of rent.

My apt need a lot of work done. I am a college student that need something cheap, so that's why I chose this place. Hampton Village employees are the worst. They can never fix anything in a timely manner. I have to keep threaten them about the law, in order for them to fixes anything. I like that it is very cheap and affordable, but at the same time. Cheap is not always good. I was basically force to move over here or I was going to be homeless. I like the fact that it is convenience to all the grocery stores, my school, Stone Mountain Park, and work.
Hey guys, I like my place at Hampton Apartments, it's spacious with 2 beds 2 bath. The one thing I do not like is that it is not the safest area in town. But the office does listen and tend to your concerns.
There is no treatment of the residents with a “Sense-of-urgency” and there is no care. When I first moved in, my apartment wasn’t cleaned and was told I needed to move in on a different day. I had to move in with an extremely wet carpet that took about seven days to completely dry. I slept on the floor the first few weeks of me moving in and I had to sleep on a soaking wet carpet. The carpet is not even stable to the ground. I can lift the edges or the rug up in certain areas of the apartment. I moved here from MI with nothing and this wasn’t a great start off to my life here. The gate to this gated community is broken and it seems as if they are not even lifting a finger to try and fix it. The idea of a gated community is to monitor the amount of strangers/non residents in the community. They lack keeping their residents alert of what is going on. I am concerned about the fire that took place two buildings down because it seemed to be arson, this alone is a great reason to feel unsafe.They took no action in letting their residents know the issues that the community may/will face. There was an issue where an individual knocked on my door, claimed they were dominos and there wasn’t even a dominos car outside. Shortly after that situation, I heard banging on my windows. I called security, I never received a call back from them after that night. That night I was scared and extremely uncomfortable and I can only imagine what could’ve happened if I ever opened my door that night. Security staff are friends first. There are times where their golf cart is just hanging out in front of my building while they are smoking! They add fees and wont tell you until AFTER you come to give you the rent check. Considering the fact that you cant do partial payments it is completely inconvenient! Do not move here of you care about your safety!
