Property Ratings at The Park At Blanding
I've been here a very long time! There has been a numerous amount of owners and even more apartment managers. They can't seem to keep up with maintenance claims. They just do what they can until they sell the property yet again to the highest bider. In the expense of living here you could probably find much better and organized locations. This isn't it! I'm trying to save you from this sinking ship.
Terrible service, the office staff is never available during their posted hours, and they rarely even return calls. Maintenance shows up when called but rarely actually fix the issue. We had to buy an in-window AC unit out of pocket because the central air never worked, and the apartment would repeatedly get to the 80°s in the summer. The plumbing was consistently a problem, and the tap water tastes so bad I had to use bottled water even for cooking. Despite being billed as a supposedly "gated" complex, the security is nonexistent and the gate stays open 24/7, as evident by the cars that were destroyed in a recent firebombing of three people's vehicles. As well, the "company policy" is to send your move-out expense bill to collections FOUR DAYS AFTER MAILING IT. Also beware that traffic on Blanding is consistently terrible, so your commute will be unpleasant. I'd be cautious about renting any apartment from Lynx property management in the future if this is the way they operate.
Review has changed recently over some policy changes... First the good: A well maintained complex in an older poor neighborhood. Nice pool, gym and beautiful grounds. Reasonable rent and very helpful staff. Parking is tight but usually a spot is available to park in. I haven't seen any real crime in the years I've been here. New ownership in the past year or so, and they installed new charcoal BBQ grills and picnic tables throughout the property, new landscaping, fresh paint (natural brick is now brown), and they are renovating vacant apartments as they come open for new tenants. Now the bad: Prepare for the extra fees. Add about $40-$50 onto your rent for water/sewage/garbage/billing (yes they charge extra every month to send you a bill). You are also required to purchase renters insurance. Prepare to be really hard to move out. Although rent is reasonable for the city, once your lease is up you will leave (with 60 days minimum notice), sign a mandatory 12 month lease at a slightly higher rate (mine went up about $30 monthly each year) or pay nearly DOUBLE your rent for a month to month lease. Yes, nearly double. As in from $900/month to nearly $1500/month. Prepare for the typical 2-3 loud, rude people who don't care about others. Pounding their car stereo as they drive through the complex, guests who drive up in front of an apartment and rather than taking the effort to walk 25 feet to the front door, just lay on the horn, stuff like that. Minor, but irritating. One reason I moved here was they allowed propane grills as long as it is operated away from housing. This just changed. They now say that no propane tank is allowed on the entire property and sent us all letters giving all tenants 7 days to remove them or they will take them. Many tenants have grills for cooking outdoors in the nice Florida weather that now need to go into the dumpster or get taken by management. One more insult: There is a propane grill by the pool and main office that stays. Management is responsible enough to handle a propane grill but residents are not. The letter referenced some Florida state law that has nothing at all to do with propane tanks. Yes I looked it up. I would no longer recommend the place to a friend. I'd really like to see them change their policy of crazy expensive month to month for tenants who have been there a while, and obviously have a more reasonable grilling policy.
I love my apartment its the best I feel welcome here I love my neighbors the office is beyond nice and the maintenance men are very helpful I love it here its very close. To stores in walking distance .
