I remember touring this property over 10 years ago when it was a practically brand new property. I was young and it was out of my budget. Almost 12 years later, older, better off financially, and in need of a new home, I took the opportunity to tour the property again to see if it would accommodate my needs. To my surprise, the units were well maintained, the amenities were updated, the area around the mall is improving and developing, and the floorplans were just as amazing as I remembered. I easily applied, was approved, and was even able to sign and complete my application and lease all online within a week and was moved in two days later. Having a friendly and professional staff, on top of having a higher end newer property that promotes luxury city living really is great for marketing and made me feel like the process would be easy and seamless and it practically was. Thank you so much I am enjoying my first month here and hopefully many more after!

The apartment is beautiful (there are several floor plans), recreational facilities are nice (24/7 gym); grounds are clean and well-maintained. I like the parking options (three choice). It is also easy to get to I-5 and Hwy 512 from here. Negatives: no electrician on site (maintenance is available but all electrical work has to be done by a contractor). The apartment is right under the landing route for military cargo planes and there are people racing down the street at nights (I am used to this noise but sleeping with open windows might be a problem for some). City police station is a block away, so naturally there are sirens and other city noises. Also, right now there are two construction sites next to the apartment, with one of them starting work before 7:00 am (against the city noise ordinance). Funnily enough, all those noises are not the problem (just close the windows). The biggest noise issues are from the neighbors around me and especially above me (but unfortunately those are expected in an apartment living).

Our overall experience of living here at The Pacifica has been pretty good. Problems creep up every so often with recycling and trash at the respective floors but I guess that’s an issue in many places. Wish recycling can be done better somehow. Monthly bills on the portal is a bit hard to understand and overwhelming with so many items. Not sure if anyone else has said that. Finally, communication on certain issues don’t get resolved or followed through in a timely manner. Other than that, it’s not a bad place to live.

This place has been horrible states that their luxury apartments but is none of the sort I don't respond back to emails in a timely manner. The office is not open during business hours. Repairs outside and inside center never get done. There's holes in the fence is broken gates anyone can enter the building it's just the overall unpleasant experience in place to live.

Dangerous place to live

Management takes no action to ensure the safety of the tenants. Numerous robberies and vehicle break ins each month due to broke gates, doors, and other security measures. No follow up from management or the building owners

Greystar at “The Pacifica” is no longer a safe place to live with car thefts, storage unit robberies and terrible management team who lacks consistent communication about tenant issue!! The management and leasing agent are non-existent, they never answer a phone and often the office is closed for a whole day workout notice. The maintenance crew is terrible, service orders backed up for months and rude. The entire team from management, leasing agents and maintenance have no regard for the tenants. The management and maintenance teams are disengaged, and the issues keep mounting. You charge a lot to live here and I expect the best services. The community has never been this bad, this management team needs oversight and guidance. They need help and training on great customer service!!

Gorgeous and secure apartment homes. Only problem is that some tenants do not observe “quiet hours” policy. The management has addressed this by contracting a professional security company who is doing a phenomenal job in enforcing this.

Terrible management of property and lack of respect or care for the tenants. Not to mention the grounds are not well kept and we had recent issues with multiple floors having storage units robbed and the property manager never had changed the storage unit locks replaced. I don’t feel cared for or safe here anymore. They keep raising prices to keep up with expense of all the remodeling. It’s all out of whack!!

My safety and security at the Pacifica concerns me everyday. The front doors on both buildings are ALWAYS broken. Homeless people come in and out the building. Packages are opened and stolen out of the mailroom. The elevators never work. There isn’t enough parking spots, though they no longer offer free parking. The quality of living here is extremely poor.

Lack of consistent management has taken a 5 star property to a 3 star property at best. Greystar needs to hire more maintenance staff if they want these guys managing multiple properties they can barely keep up. I don't know all the details, but it seems the upgrades are the top priority. I can appreciate the expense of it all, and can even rationalize the need to stage upgrades, but to be successful, you need a solid core team on site who pay attention to detail. What we cannot upgrade needs attention to detail and can be better managed. The grounds must be better maintained, we need consistent property management present walking the grounds and directing traffic. This a beautiful property, but I want to live in a community I can call home with pride. Please go back to the basics in your strategic plan, and include loyalty and customer service as two of your pillars. This is not just about upgrades and charging higher rates to new tenants, it's also about honoring the loyal tenants who are committed to your property and helped to fund the expense. The focus should be on beautiful amenities, low turnover, high value and excellent customer service. I believe this what will set you apart and make you the best place to live in the Puget Sound Region. Thank you,

Horrible!

Would never recommend “The Pacifica” I have lived here for 3 years and moved in when it was owned by a different management company and was called “The Green Leaf Pacifica” when the new owners started managing it it has gone way down hill it’s never clean the trash shoot room is always filled with trash due to the shoot being jammed and residents just throwing trash bags in the room. The facility’s who take out the trash from the trash room leave debris everywhere outside we have ran over glass from broken bottles with our car and have complained to the new management company but that’s not even the worst part. We have been dealing with noisy neighbors for the past 6 months. The children jump off furniture, run and jump in the house it’s so loud and the banging is so loud that it shakes our lights on the ceiling of our apartment and have complained to the office and they have yet to evict or serve them notice for being Incompliant with their lease agreement. On top of that this their communication completely sucks it takes DAYS for anyone to get back with you. You call the office and no one ever answers and you send them a email and they take at least 3 days to get back with you. Going on 6 months and trying to find a resolution from them on what they are going to do about my situation. Weather that be to move me into a new unit or evict them or what is going to be their plan of action because there has been ZERO action. If you ever do move here and have a problem that needs to be handled good luck!

I moved to the Pacifica in 2017 from San Francisco sight unseen. Best decision I could have made. I love the location, the view of Mt. Rainier, and have made friends with some of the neighbors. Sure, there are apartment experiences we all have: noise from close neighbors being the worst among them and even that is tolerable. There are zero children's amenities that a renter should know, and there is underground secured parking available (extra cost), numbered parking spots (extra cost), and ample pet facilities. The pool is wonderful, and the gym newly redone. Secured package lockers are available, but they fill up fast. I would recommend living here, without reservation.

WAS a great property

This property WAS amazing, before Greystar bought it. The new manager is Unpersonable and doesn’t help Mia when there are multiple residents in the office needing assistance. Jaime and Mia made this place so inviting and welcoming and made you wanna stay, they made it a community. now I can’t wait til my lease is up so I can move and get away from the disaster that is happening. Maintenance doesn’t care and the grounds are filthy. There is trash all over the place and constantly over flowing from trash cans. We deserve better. You want to raise rents for what? To paint the hallway? Try cleaning the grounds first then we can talk about renovations. No trust in the new management! BRING JAIME BACK!

Do not return your deposit-EVER

Just know that they will NOT give you ANY of your deposit back-they charge for carpet cleaning and general cleaning even when your apartment is in excellent condition and is spotless. I'm a neat-freak type of person & believe me have been keeping the place as clean as could be. Your $250 "refundable" security deposit goes to general apartment maintenance after your move out even when there is literally nothing to clean.

Worst place I've ever lived

DO NOT LIVE HERE! Management is rude, the "security" is a complete joke between not having an emergency response number that works and the front gate constantly being broken. People are always screaming downstairs in between the buildings on the weekends around 3am. They are constantly doing inspections on Friday afternoons and testing fire alarms, and to top it off the power just mysteriously goes out from time to time. What should have given it away is the constant moving trucks in the alleyway, people are moving or of here every day and I don't think that is all because of military either. Oh and if you park (for ten minutes) in between the buildings next to the curb where there is no fire lane, no marked loading zone and no tow away signs, you WILL get a huge green sticker planted on your car that will in fact ruin your window. Green leaf Pacifica is constantly finding ways to up-charge their tenants, yet I haven't received any type of reimbursement for the window they destroyed on my car for parking in a legal zone. We're finally moving out next week, and are literally counting down the seconds! I wish I could give this horrible place zero stars, but even more I hope this management company goes bankrupt before they ruin a living experience for any other tenant.

I love the pool area and the apartment itself is very new and nice. The neighborhood isn't somewhere I'd want to walk around alone at night, but that's really the only downside of this apartment.
