West University was one of Tucson’s first subdivisions and has transformed into one of the city’s trendiest neighborhoods. As its name implies, the neighborhood is located directly west of the University of Arizona. Although the area is great for students and university employees, families are drawn to West University for its excellent schools. This historic neighborhood is known for its bustling dining, nightlife, and shopping scene. North 4th Street (which residents can use to go into Downtown Tucson) is filled with vintage shops, breweries, coffee shops, and restaurants serving up casual eats like pizza and tacos. The neighborhood association also keeps the area lively with annual potlucks and events like the Spring Fourth Avenue Street Fair.

Property Ratings at The Pacific
I'm a parent that pays the rent here. This is my honest feedback for you. I'll try to be concise and list just some of the issues we have had. There are multiple unwanted services that you are automatically enrolled in and they are very hard to opt-out of. If you don't pay extra for auto-payments, you only have 24 hours to pay on time each month - just a single day from when you are able to pay until the time it is due. Also, the portal doesn't clear indicate when payments are due, and if you are late paying you will not be reminded that you are late by the system or staff. The system will charge $5 each day you are late past the grace period. The staff have directly lied to me more than once. My student renter has been locked out of their apartment half-dressed. If you decide to rent here, understand you will have multiple extra services that you are automatically enrolled in. Don't expect or bother to opt-out, because the amount of work, time, and stress to do so willing likely not be worth it to you. Overall, I would recommendation paying more and choose another place to live that doesn't have all the hassles. Good luck and I hope you enjoy Tucson and UofA.

My daughter has lived there for a year. Total nightmare!! Weeks with no heat, pool was closed the entire 1st semester, workout room is still not finished cockroaches in Malibu, random charges for trash, double bill for utilities one one, apartment never painted so spackling all over the walls, management is USELESS!!! They don’t respond to anyone in a timely matter or at all. Learn from our mistake…don’t rent here. Super expensive and not worth it.

Resident contracts fail to include all costs to students. Unknown and undisclosed costs are charged after the tenant moves in and tied in under contract. Constantly raising the rent on students scaring them into signing rental agreements to secure rent price. Rental costs are more than two times the cost of a dorm or other non-university apartments. Charges students for trash pick up and Fed Ex/UPS/Amazon deliveries (charges for cost of a mailbox). No security provided-anyone can walk in the front door and access the apartments although their management company claimed they have 24 x7 security.
There hasn’t been hot water for a week. The apartments cost way more than what they are worth. You will get charged 200 dollars just for the electric bill, and it will increase every month. Worst building ever.

The apartments are tiny and ridiculously overpriced. The office loses your packages and the elevators are always broken. Parking is not enforced at all and I’m paying $130/month for a spot that’s often taken by somebody else. Recently, there was somebody else parked in my spot for over two weeks and the office wouldn’t tow them. I’m trying to leave ASAP but there is no option to break the lease.
