Property Ratings at The Overlook
We were attracted to this apartment because of the location and that is probably the only good thing about it. From initial move in they needed to know the exact date and time we were moving to monitor us for any possible "damages". You are also only allowed to move things through the garage and cannot park your uhaul or moving vehicle there overnight. On multiple occasions management accuses you of things and will literally scold and belittle tenants. The coin operated laundry price was raised in the year we were there despite the dryers constantly being broke or taking 2/3 cycles to dry. During the winter at any time of day the property manager will coming knocking on your door to move your car so they can plow. He would also on several occasions for different reasons come over unannounced or would send an email late at night he was coming the next morning. There are no cameras and after our car was broken into in the parking lot we notified management of this in hopes they would warn other tenants but to no avail and a few weeks later we found out a neighbors car was stolen again with no word or warning from management. Appliances often were broken or on the verge of breaking also with a patio door that didn't properly shut, stained carpets and unaligned doors and cabinets to name a few. At one point we were sent an email scolding tenants for the water cost. lol Despite a no smoking policy often the entire place smelt like weed and cigarettes. Neighbors were also extremely loud at all times of the day. We moved out over a month ago and we have been harassed on 2 separate occasions now (over a month after we left) about leaving things in the garage (that aren't ours and despite us notifying them of the exact day we moved.) We were also promised a free parking spot when touring and upon receiving first months rent and every month there after noticed an additional $50 parking fee. We contacted them and said they had no recollection of giving us an additional space. 0/5 would not recommend
I lived here for 4 years and never thought about moving elsewhere. The third floor apartments are spacious, well-lit, and well-kept. Great deal for the amount of space you get, the convenience/location right in the Village, and parking. The property manager isn't the most friendly, but he responds quickly and typically fixes non-urgent things within 1-2 days tops. They keep the underground garage clean (powerwash every summer) and plow the surface lot quickly when it snows. Overall, I had a very good experience living here and would recommend it.
Management (both on-site super and off-site manager) are so rude and unhelpful. Elevator keeps breaking down (spending more $ in repairs than a new one), nothing is ever fixed, so outdated and everything breaks/is stained/broken/worn out/not replaced. Management frequently make accusations to cover their own incompetence. Very miserable place.
The only convenience of this building is being close to the village of Wauwatosa. I wouldn't recommend it to anyone, though. They definitely don't fix the maintenance problems in the apartments, as leaking taps in the kitchen and bathrooms, minimizing their importance, and don't respond to tenants' complaints. There were rats walking and pooping on our balcony, coming from upstairs, and we were told that "there is nothing we can do about it". Some neighbors smoke marijuana, and the smell invades several apartments on the floor. However, despite having a "no smoke" policy, the management doesn't reinforce it or take any action, even after many complaints of several people, only recommending that we call the police, as they "don't want to cause any ill feelings with the tenant in question". On top of everything, the manager is very rude! These were just some of the problems we had. Find another place if you want to have peace of mind!

If you like raw sewage, dirty back hallways, mini floods in underground parking and no repairs this is the place for you. My husband and I have 3 more months in this dump and co were counting down like the clock on New Years Eve...OUT WITH THE OLD IN WITH THE NEW
Apartments are overpriced and so called "amentities" are outdated. On the good side the apartment is clean and the complex is close to the center of Wauwatosa. Laundry machines don't work well and are broken most times. Building manager is nice when signing lease but will blame you for stuff that is wrong in your apartment and not fix things which are clearly not your fault (he is clearly a well-trained at countering all your complaints so there is no point in arguing). Moving out is a hassle as well as you will be charged a hefty sum unless your apartment is in perfect condition (which is not the condition you will receive it in so take many pictures; normal wear and tear does not apply).
