The Overlook is awesome. The property is clean and well-kept, the amenities are wonderful, maintenance guys are the best (and work so hard), and the staff is so friendly. We’ve been here for nearly two years with our two boys under 4 and it’s been a great residence to live during this time.

I have lived at the overlook for 2 years. The apartment is spacious and the property is beautiful! The staff at the property is always a pleasure working with and they respond to requests in a timely manner. They host really fun events each month where it’s nice to meet neighbors! I wouldn’t want to rent anywhere else!
The property is very well kept and managed. The staff are all extremely helpful and professional. The apartments are spacious and the layouts are very comfortable. I can't recommend this place enough.

My daughter and I have lived at The Overlook at St. Thomas for over two (2) years now and love our home here. The amenities are incredible, the staff makes you feel like you're a part of the Overlook family, there are so many fantastic resident events that help us connect with our neighbors and we feel safe and comfortable. It doesn't hurt that the property is always beautifully manicured and we can enjoy the grills on property and dine al fresco. The location of this property is perfect, with everything we need within a mile radius, and the highway to get anywhere is about two (2) miles away. We can drive five (5) minutes to get to the river or eight (8) minutes to get to the bridge. The pool is gorgeous and a wonderful perk of being a resident. The Overlook has done the most incredible job making this community the best place to live.
I wanted to love this place but ultimately I had some major issues that caused me to leave as soon as my lease was up. The apartments are older so there were some issues like my AC unit breaking down, leaking water all over my closet. They do have a large maintenance staff which was helpful when small problems arose. However my apartment had an ongoing pest problem that they refused to take seriously. I left for a two week vacation and when I returned huge flies had infested the apartment. I called, went to the front office, put in maintenance requests for 5+ months only for them to keep trying random fixes none of which worked. They finally brought in a pest control specialist once my lease was almost up to try and convince me to stay, only to then blame me for the problem because I had ONE houseplant. I moved to a new place with my house plant and what do you know, no flies. Likely an issue that was specific to my unit but the fact that they refused to take the problem seriously was very frustrating.
The first thing I have to say is WOW! This place looks like it came out of a movie! For how big the apartment community is, it's so well kept and clean! At the start of my tour, the leasing staff was all so friendly. We also met a maintenance guy who was in the office and he was super friendly as well! We looked at a 2 bedroom unit called the Elmhurst. My girlfriend was a little nervous at first about being on the first floor but was blown away by the wood flooring! I personally loved the kitchen & the little breakfast bar the unit has as well. If you're looking for a new place to call home, definitely check out the Overlook!
The property and the individuals at the overlook at St Thomas we’re absolutely fabulous. I loved the layouts and everyone was so kind and friendly. The price is in an average budget and I could see anyone living here!!! Love!!
We moved in 1 month ago. We are pretty happy so far. The Staffs are pretty amazing. They are very lovely. Our apartment is pretty spacious and comfortable. Amenities are great and clean. Maintenance service is pretty quick. I am giving 4 ?? because it is pretty soon for giving 5 star. I have to live here a little bit longer to figure if it worth the 5 ?? or not.
Look elsewhere! There have to be better choices in this area. I've tried to resist writing a review until we moved out but I just can't stand it any longer. Our place is old and cheaply furnished. They cut every corner they could when finishing our apt. including appliances, lighting, carpet, tile and faucets. Here are just a few of the highlights: Our windows were painted shut the day we were supposed to move in - the office girl was unconcerned by this and told us to move in anyway. Major fire hazard. The maintenance guys did come a break them loose but they still take a major effort to open and close. Hopefully, we won't have a fire before we can get out of here. The A/C cools only one side of our apt., there's no pantry in the kitchen, no towel bars in the baths, internet is a joke due to ancient infrastructure, apt. smells like mold - which we didn't notice until the 'new carpet' smell wore off, terrible water pressure - if you live alone you'll be fine but no one can run water while another is showering or the person in the shower will get scalded or hit with ice cold water., unfortunately we had to extend our lease and go month-to-month and they've raised our rent $10 every month for the last 5 months. They nickel and dime you like crazy.
I enjoy living at The Overlook. It was wonderful to move into a fresh newly renovated apartment. My leasing associate made everything easy for move in. Office staff are kind and helpful. Maintenance staff is very reliable. I love the nice side walk grounds to walk my dog. Highly recommend.
The Overlook is the best apartment complex to live in! We have been very happy with the service from the office folks to the maintenance crew. Very nice and clean environment.
We thought paying a high price would render getting us a peaceful, restful, nice place. Boy were we wrong. DO NOT WASTE YOUR MONEY HERE. You will quite literally be throwing your money away for a terrible quality apartment and being able to hear everything your neighbors are doing.
I LOVE living at The Overlook! The office staff are nice, helpful and the maintenance team is great. I love my apartment and also I love how picturesque and safe this area is. Hands down one of the best places to live in the Ville! :)
A community is what I always look for in the place I live. We've been here a year and a half and have really enjoyed our time here so far. The price is premium but so are the services and the properties. It's minutes from the major roads but far enough away to have a quiet feel. The staff have always been absolute professionals. If I really had to think about something that I had an issue with I would be some of the contractors they use in their recent renovations. Although I don't really fault The Overlook for these incidents. I would recommend the apartments for anyone looking for something better.
I have Nested at the Overlook for many Years and there is a reason. Good Customer Caring. The Staff that is here wants to make sure your needs are met. I feel very Welcome anytime I need to go to the office. Plus the Property itself is maintained Beautifully. Lots of Updates have been incorporated , such as appliances and fixtures. The Location could not be better. Grocery, Restaurants, the expressways! Maintenance is Quick to respond as well and Feedback is Welcome. Currently there are weekly events such as Wine down Wednesdays and Derby Events. Good Coffee is offered in the Rental Office in case you missed yours they have it for you!!! They offer Many Floor Plans to suit your needs. And once again I cannot say enough about the Staff. Just GREAT!!!! I Love Living at the Overlook:)

My daughter and I moved to KY from TN,in May 2014. Whenever we have needed maintenance--they fixed our issues immediately! The grounds are always kept clean and they are quick to remove snow and salt the sidewalks during inclement weather--this is important to us because we are originally from Indianapolis. We have lived in Atlanta,GA and Chattanooga, TN but the service we have received here is impeccable. This is the most festive and friendly community we have lived in since we left Indianapolis in 2011. I am saddened that we will be leaving in June but I felt compelled to write this review so anyone looking for a great place to live in Louisville will rent from The Overlook!
Have lived here 15 months in a 3 BR, 1750 sq ft apartment, just renewed our lease. We did our homework before choosing this place and we've lived in Louisville for 25 years so we were familiar with what's available. We both grew up in suburbia so our first choices were living downtown or off of Bardstown Rd. Nevertheless we found the grounds, the amenities and the value for the dollar at the Overlook incomparable; so here we are, back in suburbia. We can still be pretty much anywhere in town in 20 min or less, and Kroger is less than a mile away. The neighborhood is great, and we frequently walk the area at night. There is a well appointed workout room with first rate equipment The place is almost 30 years old, but you would never know by looking at it. Maintenance is readily responsive. The grounds are manicured and immaculate. There is plenty of parking and it is easy to get in and out. The one thing we have found disappointing is that as avid bicyclists, we are bounded on all sides by US 42 and KY 22, both of which are aggressively bicycle-hostile roads. If one wants to do any biking, one really needs to buy a bike carrier and start from someplace else. We have a very comfortable 3 bedroom, the rooms are comfortable size and there are plenty of closets. We have large screened in porch that is shaded and cool. we get a lot of use out of it. For the most part, everyone here is temporary, on their way to or from someplace, since people who have arrived at their destination generally buy something. I think the recognition that we are all in transit has enabled us to reach out to neighbors we might not otherwise get to know if we saw our relationships as more permanent. We have met some pretty interesting people here and everyone has been pretty welcoming. I recommend the place wholeheartedly
This is our family home. We even have my elderly parents living here with us in a separate apartment. The staff are wonderful and helpful. The maintenance staff is the best I have ever encountered living in apartments. We sold our house to come back to apartment living because we liked it better. Our kids love it. The activities are fun and its clean. Great location for getting to and from places in Louisville too! Neighbors are friendly and we are here for each other - which says a lot for these days. Come and join us! It's a great place to live.
The Overlook at St. Thomas Apartments are truly the most upscale apartments in the area. Nestled between two main highways, getting to work or shops and restaurants are a breeze. Full size washer and dryer, large bedrooms, marble vanities, marble kitchen tops with modern wood cabinets, wood burning fireplaces, large deck with entrances from bedroom and living room and valet trash service! Just put your trash outside the door and viola! Not to mention the amazing staff! They usually get back with you within minutes! Everyone here is extremely friendly and will find a way to help you with any questions or concerns! This is the best place I've rented...EVER!
We moved to The Overlook November 2017. We are very happy with our choice. We are in a townhouse that buts up against the woods. We don’t even feel like we live in a rental. The community is beautiful! The ladies at the leasing office are very friendly and helpful.

Overlook apartments are the best you can ask in east Louisville. it is spacious, quiet, safe and a beautiful place to live in. The staff is so friendly and assists in any problem. They just take care of every required maintenance . I would recommend it to everyone seeking a place in Louisville
I live here now & I love it! I moved to Louisville 2 years ago & been here since! I knew this was the place for me. I like that it’s 2 bathrooms, which is lovely, the pool area is nice, & the cazebo by the leasing office. The apartment is very spacious & 1 of the best things about it is that it comes with washer & dryer. No need to rent one or go to laundrymat. I plan on renewing my lease for next year. ??
I recently moved to LOUISVILLE and this place was recommended to me by a friend. I was not disappointed. The kitchen had just been remodeled with new appliances, the carpet was brand new and the fixtures updated as well. I love the working fireplace and balcony access from living room and headroom. The staff is amazing and maintenance is very prompt! I can see myself staying in this area for some time! ??

I work out of the Overlook. The Apartments are updated. Staff is very friendly. Landscaping is kept up with every week. And great amenities.
My wife and I have never been late for a payment, never had a complaint against us, and just wanted a nice place to rent while building the Omni Hotel downtown. When my wife came to your the apartments, the staff told her the second floor had an elevated concrete slab, so noise from upstairs neighbors wouldn't be an issue. When my wife told me that, I agreed to appease my grandmother by getting a first floor unit. What a lie that was! Our upstairs neighbors had some late, loud nights while our fresh baby was trying to learn to sleep through the night. I think they were bowling upstairs several nights. After they moved out, my wife and baby then woke up at 630am to banging on the floor due to renovations. After the manager promised it would be less than a week long and they wouldn't start that early, it's still going on today. On top of that, the pool is only open from Memorial Day to Labor Day, so the vast majority of the year doesn't have that perk. They force you to keep your garage lease the duration of the unit lease. They say water and sewer are included, but that just means it's another line item in your bill to them. Overpriced and underpromised is how I'd describe our 10 month stay and we can't wait to get out!
The Overlook has been my home for 7 years. The staff is friendly. The respond quickly is in having an issue at home, and is a safe neighborhood to live in for sure. I recommend this place to anyone looking for a small family apartment/townhouse or a single person. Shane Meredith
I'm a resident at the Overlook and I have found that any issues you have are quickly taken care of. The maintenance person assigned to work on some of my problems name was Mike. He responded very quickly and took care of almost everything I had concerns with. He came back the next day and finished the remainder of my issues. I'm very pleased with the quick response and Mike was very professional and courteous. I don't think I have ever had such good service. This type of service will certainly keep me as a resident.
The location is extremely convenient and the amenities are truly lovely. Do not let the pictures of units above fool you, as the units themselves are quite dated. We rented without physically seeing a unit, as we were moving from another state, and based on the floorpan, the pictures, and a drive-by to see the outside, we signed. We were very disappointed upon getting our keys. The maintenance staff is great, which is good because you will spend quite a bit of time with them as they try their best to patch up the antiquated appliances and cabinetry. If they put some energy into updating their apartments, this place would be perfect. However, as it is now you can get a lot more for your money somewhere else.

I LOVE these apartments. The staff is amazing, they have a fantastic service that picks up 1-2 bags of trash 5 nights a week from right outside your apartment door. This saves from driving your garbage to the only compactor on the premises. They also have a manual car wash that is free to all residents, a fire pit, a gazebo, tennis courts, a great pool, workout room, yoga studio, business center and really large clubhouse open to all residents. The neighborhood is quiet and easy to get to. It will be even better when the east end bridge is complete. Look here last, because they will blow everyone else away.
I was here for a year. Soon as I could I left. Looked great on the outside and the interiors looked relatively fine, too. But within a few weeks of moving in things started breaking down(water leaks in the wall, heating on and off on its own, a crack started to appear all by itself in the kitchen wall -- and more). Forget peace and quiet because you can hear your neighbors pretty well, whether you want to or not. Staff was hit-and-miss -- you never knew whether they woke up on the right or wrong side of the bed. I tried my best just to not have to work with them but given the problems we had it was not to. If you just have to consider this place as an option do yourself a favor and pay close, close attention to everything BEFORE you sign the contract.
Very attractive landscaping, Good floorplans. Junior staff have limited competence but strong social skills. They sound gracious and customer-friendly, but limited experience and lack of manager support results in promises they can't keep (and management denies would ever occur). Staff distrust their tenants, so management assumes the worst. Example: Junior staff said a dog visiting is OK (though contract says otherwise). When dog visited, maintenance staff reported and management sent large bill (assumed tenant tried to deceive them). Carpets are especially poor, showing wear much earlier than normal. Company has a solid business model: attract tenants with superficial quality (staff social skills, landscaping, fresh paint). No need to fret about departures, since the fountain of new tenants is always flowing.
DO NOT get an apartment on the bottom floor in this complex. Even though, the top floor apartments have high-vaulted ceilings which are impossible to keep cool in the summer and warm in the winter. The bottom floor ceilings are paper-thin, and regular footsteps sound like Godzilla marching towards the city. When nobody occupied the apartment above us the work crew would come in at the earliest hours (7am - 8am in the morning usually) and be noisy as all get out. By the way, after beating on the wall, yelling upstairs, and calling the office at 9am I realized that they could have cared less about making a multiple-year resident comfortable in their own home. Very Disappointing... The pool is only 4 ft. at it's deepest (and the hours only benefit those who are home during the daytime), the hours have been greatly reduced at the gym (no longer 24-hrs which, again, is beneficial to only those who have time during the middle of the day), the tennis courts are awful (especially the newly reconditioned court made of the cheapest material possible - it doesn't play right at all), and the nice clubhouse is ONLY FOR SHOW. Nobody is allowed to host any groups (small or large) or events in an area which contains 2 full bars, numerous chair and table sets, multiple big television screens, couches, tasteful decor, and I believe a nice fireplace or two (not quite sure...it's hard to remember because there is never a reason to be in there). Residents get invited into the clubhouse only when Corporate America gives a financial kickback to the complex management for selling us some product or service (usually AT&T which do not hold up their deals). All of these restrictions keep being imposed, and yet, the rent gets consistently raised year-by-year. My favorite, was the letter sent out to all residents, by the complex management, asking for residents to turn in their neighbors for not picking up their dogs feces (turning in your neighbors would get you $50 as a reward). Encouraging neighbors to spy on neighbors for petty cash? Really?? Is this the United States of America? or have I gotten into a time machine and gone back to fascist Germany? You just have to ask yourself, in a place you are considering calling home -- Who's interest and comfort are they really working for?? The grounds look nice -- at least when they are not spraying poison and killing large Juniper trees and plant life... Just pitiful. Glad to be where I am at now, less than a mile from "The Overlook."
