When we moved to Florida my main criteria was to be within walking distance of the beach. My husband loves to fish and after touring The Overlook at Daytona in 2023, we both agreed it was the place for us to be. It’s a short drive to my husband workplace; with an 8 minute walk to the beach and 60 second walk to Halifax River. Holly, Christina Rob and rest of the staff are great, responding to all maintenance and other.requests in a timely manner. We are excited about the next chapter of our stay here and look forward to living on the 6th floor enjoying a panoramic view of the Atlantic Ocean every day.

Living at The Overlook has been great. Maintenance responds very quick and the staff is very respectful and willing to listen to you and answer any questions you have. The area is nice. The amenities are nice too. Plus it's only a few blocks from the ocean and a rocks throw from the intercoastal.
I have lived here for almost a year now and have never had a single issue. Kristina & Holly are awesome and have always helped with anything I’ve ever needed. Also a great location.

I can't say enough wonderful things about The Overlook, I love this place! The facility is completely renovated and updated, everything is clean and bright and new. The staff are always pleasant, welcoming, and accommodating. I've hardly needed the maintenance staff but once I entered a request it was addressed and fixed immediately. The view of the Halifax from my patio is breathtaking, especially the sunsets, and the beach is a short walk the other direction. Anything I need and all of the popular destinations are a short walk away or a quick drive. I love the fitness center, the clubhouse (with a pool table), and the pool. We get resident appreciation discounts at local businesses. There is a nice public park area next door to walk the dog. There was even a nice little welcome package with snacks and a card at move in. On top of it all, I get all of this for a very reasonable price. The only negative I have is the towing company that patrols the parking lot is unforgiving (and unnecessary in my opinion as there are always spaces available). The Overlook has an easy "no tow list" system, but just make sure to double and triple check that you provide the correct vehicle info or it will get towed immediately.

The good: Fantastic staff. Front office and maintenance are top notch. Maintenance issues are usually tackled within 24 hours or less. Front office, including property manager, are very professional. Zero complaints. The location is awesome. The beach and some really good restaurants are all within walking distance. It’s definitely convenient if you don’t like driving anywhere. The bad: These are old buildings with huge problems. The windows are awful and living at the corner of Seabreeze and Halifax is a miserable experience. The noise issues are insane. Bike week, Biketober, any event going on, nonstop traffic noise and constant accidents. During hurricanes there is always flooding and water damage to most units. Roaches will always be a problem. Just keep maintenance apprised of bug sightings and they’ll spray on demand. Dogs are allowed, but you basically live on an island in a sea of pavement— your dog’s paws will fry during the summer. You have to take your dog down a hallway, down an elevator, out past the parking lots, in order to get to a small strip of grass. If you go under the bridge you’ll likely deal with a few weirdos. It’s not exactly the safest place to walk your dog as a single female. Also, if your dog is not good around fireworks, this is a bad place to be. Fireworks are nonstop. Onsite laundry room is a joke. 5 washers and 8 dryers for an entire tower, IF those washers and dryer’s are even working. No one even takes their items out of washers and dryers on time. Be advised that you’ll be paying for water, sewer, pest, garbage, common area electric, waste water runoff, etc, ON TOP of your base rent. These fees are not flat rate either. Some months the costs are pretty high. They require $300,000 liability on top of basic renters insurance. Neighbors pretty much suck. Thefts are a problem. Bikes, bike parts are stolen. It’s also difficult to have groceries delivered to your unit- many times delivery folks can’t even get into the buildings and will leave things by the front doors. If they can get in, they may just leave your items in the lobby. Have fun with that. Hope this helps someone.

Don't rent here if you like peace and quiet. It's not Cortlands fault. It's the buildings location and the noise polution caused by thin walls and loud obnoxious bikes and trucks.
We so far have only good experiences The staff here are always looking to help you.
The Overlook is a fantastic place. I really like living here. Very convenient to restaurants and most important a ten minute walk to the beach. I’m also so thankful for the ladies, Kristina, Samantha and Holly for always being amazing!

The Overlook at Daytona is located close to the beach, hotels, restaurants, and convenience stores. The property is clean and residents are very nice. Lots of free parking. There's a feeling of community. Staff are helpful and attentive to the residents' needs.
The Overlook is a very quiet and cozy place to live. I love living here with the balcony overlooking the water and the amenities they have, not to mention the safety of the key cards to get into the building. The apartments are very nice and well updated and the management team is always helpful and considerate.
A positive living arrangement for all to enjoy for many years to come !

The Overlook at Daytona is a decent place to live. However, they have gone up on the rent by over $700.00 in the time I have been here about 3 years. The reason was given to me as we are trying to get to the local market pricing. This is one of the oldest apartment buildings in Daytona Beach, others charging that kind of rent are much more updated.

Most amenities that I have seen in a long time for an apartment complex. The apartments I looked at were beautifully designed and spacious and they even have a place to take my dog, that’s hard to find nowadays!

I rented my apartment sight unseen from Louisville Ky. I was not disappointed in the least. In fact, my apartment was much better than expected! The staff has given excellent customer service and the maintenance team is the best I’ve seen! I would most certainly recommend the Overlook and I look forward to a long residency here! I can walk to the beach and pier in only minutes I’m very happy here!

Gorgeous sites of the intracoastal waterway. If you are lucky you may catch a glimpse of a manatee or dolphin. On-site team is friendly and courteous. Highly recommend.

I have been here for almost a decade. It's a very unique place next to a dog park and 5 blocks to the beach. On the river and across for a marina. Fairly affordable but rents just went up recently. I am still here.

looking for a friendly, beach located, apartment with nice views of the river Overlook has the right attributes. Price correctly for 2 bedroom 2 bathrooms where you don't feel locked in to stay there all the time as the rents are to high and you are not wasting your money. Cortland Management will make you feel comfortable.

Before I rented here I was reluctant. I read some poor reviews and it seemed like a gamble. I'm glad I took the gamble. My stay here has been far better than I would have anticipated from the reviews I read three years ago when I first signed the lease. The staff has been extremely helpful in ways above and beyond their job descriptions. A couple of times a year it can get noisy with bike week and other celebrations but that's the nature of Daytona Beach and out of the control of the Cortland staff. It's a wonderful place to call home.

The Overlook in Daytona is an exceptional place to live..only blocks to the beach, overlooking the Halifax river, walking distance to shops and restaurants. Excellent and well maintained facilities, amenities with a pool, work out rooms, etc. But what truly separates the Overlook from others is the Management and service staff. They on a daily basis go above and beyond to insure that any concerns we might have are dealt with immediately and professionally. Great place to live y’all!

I would recommend the overlook the staff is very helpful
My first high rise experience. I love to spend time on the balcony with my dog. So many nice friendly people living here. The breeze is always blowing. The river is always busy. If you are looking for a place to retire, consider this one. Good transit system.

I moved into the Overlook at Daytona in 2018 and is approaching my 4th year in this great community. What a great apartment to live in with wonderful views, walking distance to the Atlantic Ocean, as well as restaurants and shops right in your backyard!! I mean what is it not to love! Did I mention how helpful the leasing staff is? Especially Kimmie. She is such a pleasure to work work. Friendly, professional, and for sure a problem solver. I truly appreciate all she does and enjoy living here.

Moved here last year, first apartment away from home, had its up and downs. Weekends can be tough to get home sometimes, but nothing compared to view and staff. Huge thanks to Kimi, but all staff here as well.

We have enjoyed 5 years here but the new management is pricing it out of our reach
Don’t recommend this apartment. Not clean, lots of homeless, pest control is non-exsistent. Just not a safe place to live in general.
7th year at the Overlook Daytona. Right on the water and next to a dog park with boat ramps. I can see the race track from my balcony. There is also a poker room nearby. No need to be bored. It's Daytona Beach.
We Love our Home and Community with excellent staff care! The Location and pool, gym and security is greatly appreciated as well! Thanks Cortland!
My stay at the Overlook has been a very positive experience, many nice people that both work here and live here.
It's hard to imagine living anywhere else after 6 years here. Always something to do or some place to go. The staff works hard to keep the place nice. Close to beach and city. Check it out if you are itching for sandals and sunshine.
Resident for nearly 5 yrs. Severe decline in the neighborhood in the last year. Many new tenants who lack consideration for their neighbors and the property and grounds. New ownership/management makes me miss the personal touch of years past. Has amazing potential, but the people have ruined it
